Buying something for someone or giving them the money to buy it themselves is the same thing.

As mentioned above, when it comes to property in Poland, what matters is whose name is on the deeds. If one's name is not on them, one can find oneself in all sorts of bother.

In May, we just bought an apartment in city center of Krakow. It is for rent currently. I am the owner...Polish... I will negotiate the rental price....102m2

Anyway, the prices since my wife and I started to search over the past five years have dropped. But it was a drop that took a long time and varies according to seller. Will it continue to drop? Possibly but like many on this site suggest, the units have been pulled off of the market and this is really what is happening here. They won't drop any further and the units will stay unsold because the owners can afford to keep them unsold and it is a status to own an apartment. Plus, even if they can not afford to let them stay vacant, we Poles are stubborn to the end degree.

My unit is on Home Express web page. We just reduced the rental price today.

Even Polish people are telling you that you are talking rubbish and you still cannot accept it. If you never had a plan, why move to Poland, you would get more on the dole in Ireland than you could earn here. What is it now? four years and you are still moaning about the same things. You must be a joy to live with.

How is that done in Poland, actually?? I have often thought it may be a good idea and was looking at agricultural land in the UK about 5 years ago when it was affordable. I thought no foreigners were allowed to buy ag land/farms until 2016.

You can fill a form from i think was internal ministry and pay i think 4/600pln and write a letter (in Polish) explaining your ties to poland like kids/wifes passports and if anyother properties purchased and wait.....lol usually 3/4 months un til you know anyone then in a month and a half....most likely you will get it.Its an easy process but waiting is what kills most.After 2016 eu citizens dont need permisiion.Now I am citizen in poland but when i bought I was on permanent resident card...Also with permanent resident card you dont need permission after you have it for 5 years.

of course prices can still drop but that will be by individual units and adding the larger developers. The developers will drop the most. The individual sellers are a different issue.

Leaflet in the door at the flats I am at from the same co who manage. They say "Cena w bud. A-1 4399 zl/m2 brutto" on the leaflet (Wroclaw outskirts, from my limited knowledge I would say it is to Wroclaw as Baldock is to Watford)

I think prior to that, cheapest poster I had seen was 4735 m2 for a development not yet built after I enquired.

Are you now saying prices will stop falling and start to rise in 2013? I ask because you posted this

Milky's more extreme predictions are, quite simply, impossible. I'd say in the next year prices will start rising, and move towards the m2 level of say a country like Belgium over the next decade.

You perhaps have a better 'feel' for Poland than I do and have decided that a large proportion of Poland's existing property is owned by people outright and that they won't need or want to sell what they own much below where prices are now.

If that turns out to be correct and property prices do start rising next year, it will definitely rule me out from ever owning my own home in a Polish city unless I were fortunate enough to secure a well-paid position in Poland. Unlikely with my language skills - most Poles try not to laugh hysterically when I try to speak their language (bless 'em).

Why in the City? As SeanBM and WB pointed out some time ago, you can get a lot more for you money outside of the city boundaries. With the improved infrastructure works that have been carried out, a 15-20 minute journey is not much of a problem these days and the smaller towns and villages are much cheaper places to live.

You see, I get lonely, suffer depression etc, I don't like to be too far from things. I know your advice is completely correct, but it's just my preference as I don't drive here and all to easily feel very cut off. Of course, neighbours like the ones I have upstairs do make me want to run away as far as possible as they don't let me sleep.

You should consider buying a plot of building land near a good road, ideally one of the new ones.

If you have a plot you don't need deposit for a mortgage for the building work. Building will be cheaper than a city center apartment - certainly you can spend money in stages.

Learn to drive/get a car before moving there, I can't help with your loneliness issues.

I have never done it myself, although I have heard of a few that have leasts the land for a period, with the rights to buy at a fixed price when the law changes. It sounds workable to me, other than that marry a farmers daughter. Lol

Not living at the farm for a couple of years yet, it needs money spending on it and planning permission for extension, gas pipes etc.

So property prices going down 1 % a month, and in Places like Lodz and Poznan for the last 24 months.
Own your own home grant is gone since May
Interest on Loans is much higher/much harder to get loans with the new regulations
New stealth tax been introduced
Electricity due to go up 40%
world crisis
and people saying the property prices will start going up in 2013!!!!lol

For someone who keeps telling everyone to "stay on topic", why do you keep referring to Ireland when we are discussing Polish property? Have you not realised yet that the market here is different? What happened in Ireland has no relevance here, hence the reason why only 6.5% of the Polish population have a mortgage.
