boats, and often automobiles

nothing compared to usa,plus one can skip for years without paying in poland with minimum penalties whereas in the us they sell the ;lein against your property in 12 months to recover there taxes and the lien buyers really tries to grasp your whole property charging high interest penalties etc.

Plus no yearly taxes on boat and automobile man except for renewal registration fee which in NJ is like 50 bucks a yr

BTW I have eperimented that and didnt pay on a lokal for almost 21/2 years all they do is write a letter to me with what I owe with interest for the last 21/2 years.I want to see how long will they wait?and the letter is not certified either just comes once a year in mail

same here in warsaw residential properties which were/are at sale in wilanow for 7500 pln a sq mtr are negotiated and on promocja are going for 4800pln a sq mtr a drive around there shows how many built flats are unsold as for commercial places they want 8k a sq mtr(shell) plus vat.I cannot understand this market people are asking what they want.There is no rational pricing atleast in commercials which vary from 10k to 25k in centrum.The ROI is varied from 6% to 10% depending on the tenant....lately conv stores like jabka,carefourr exp,fresh point etc properties are poping up at 10% but there leases are holding the owners by there balls so they selling ASAP.

I take pictures in night of the buildings weekly or so and compare how many lights are on thus giving me an approx idea how many flats are sold as developers will never tell you truth. Look what happened at zlota 44 in warsaw where they wanted 30k a sq mtr and claimed 65% sold( last time I heard) now they turning into offices.But still polish real estate market is better then states I feel and more secure.

was the seller a developer or a private owner? depends a lot on that too and his financial situation
im into commercial but residentials also i keep one eye open

Wrong! You do have to go to the consulate personally and get electronically finger printed and they will mail you the passport in 6 weeks

Maybe you are right as in Poland when I sell a property I tend to wait years as it's pretty affordable to wait and milk it out,or get a loan against it if quick cash is required.

In my opinion they will reach the property tax structure like in n America in another 20 years and that just goes fine by me In us I'd pAy almost 80k $in taxes whereS I pay10k pln instead here

yes 25 year old car or more taken as an antique an custom agent will charge u around 300$ and get it out for you.I took my maluch there after initial registration my 5 year registration is free and I use antique car insurance haggerty company 250$ a year with QQ historic plates in NJ and no emission tests required and one can own only 2 antique cars on his name as i wanted a 3rd but had to be on wifeys name.

which is acceptable,there are people who are americans and dont speak a word of english,plenty of italians,Indians,Polish,spanish,chinese etc.But calling others names is unacceptable.

All nationalities do that...I know portugese,italians,indians,spanish,Irish,Brits and all communities do that.Honestly with my experience even tax departtment overlooks it(not legally) till the taxes are paid on someones name or they want to fry someone eg: Al Caponne.

You will first have to check what are the statute of limitations in Poland if any.Check the American embassy lawyers guide and call or e email them.I know one named steve bendette(spell check) he was good but expensive well worth it,recommended by embassy as well.Just to add trials in Poland are not jury based so all depends on judge esp in civil cases.

I'm sorry to hear your opinion.

Its very true though.When you meet a lawyer they charge you for consultation fee which in my opinion is wrong and those are the lawyers i never hire.The lawyers I hire are the ones who first present a case to me that why I should hire them....I figured those lawyers usually end up being expensive but they do the job.Lawyers asking for initial consultation fee eventually turn out costing same but they just money hungry without work.And I learnt that hiring reputable law firms are best then hiring individual lawyers(reason I found out the lawyers assigned to your case in a reputable firm has to show results to his collegues and climb up the ladder in the corporate world) .I dont have any litigation experience in Poland YET but in states I do a lot and there eventually the best way to do is to settle by mediation,even the judges there give you time to mediate esp if you think your case is not strong.Then also see what lawyer has his specialisation in,never hire a lawyer who is do it all in all fields,as with experience I can tell as i dealt with environmentall,taxes,real estate and criminal lawyers in my line of work they were all specialised in there field.
