When I told my wife about your plans, she just said, No way

Typical answer from Polish immigrants,who came before 90s.My wife will say same too but will not admit the fact that Poland has changed,not so much of Polish mentality.New generation which is now in teens is different though.

any crap about how she can learn Polish fast

Fuc/k that,I didnt learn Polish almost 21 years of going there every other month,and feel no need for that.I will be just fine if I ever plan to spend rest of my life here.

My son did a semester in Copenhagen during college and loved it and still has some friends who visit him still.hey I survived hard core Poland 22 years now.I dont need to say hello(dziendobre) to my commi neighbor(and havent for 22 years),but I have friends any time I want to spend time with including with there family and most of there family dont speak English.I dont have any intention to learn Polish seriously also.whatever I learn is just fine by me like ku/rwa,spier/dole,hu/ji lol.One dont have to speak the local language to work or to have a social life,maybe it is a necessary for the immigrants who come to start there life.Most of my foreign friends living in Poland for decades with Polish wifes dont speak perfect Polish or even at all except 'Taxi","Po prozse Piwo" lol and are doing extremely well.

We enjoy the cheap highlife here,what the economic migrants from Uk are ashamed to admit.

Before making a final step I would come and spend couple of months here in the town you would like to move.Every town in Poland is different and initially can be exotic,but it wears off after a while.

I heard Kia Niro is good for that.All big brands charge you more and give you nothing.I never drove Niro but they say it feel like a flintstone car.In Warsaw I dont even use a personal car just bolt,.free now taxi or the good old 98 pln a month public transport card.Cost me less then 13 pln to come home from the airport yesterday.

here I am there is no inheritance tax unless biden changed that lately.

Same in NJ,he is changing the federal tax from 11.5 mil to 3.5 mil,who knows when this will end his socialism.LOL in NJ you have to die after 2018 for your inheritors to be state tax exempt.

It doesn't go through probate if it has been put in a trust.

Thats the only reason for a living revockable trust.Did you also add a pour in will??very worth it and in the state of NJ you dont have to register it with the state.

I have most of my assets put into a trust to avoid taxes.

How many people did you add on as an trustee? and did you mention there roles?In Poland a simply registered will does the job.You know that the medical bills are still to be paid by the trust?

Depends on what car is it,there are plenty of suckers in Poland now who might even pay a premium.They will also pay for all the import taxes etc,esp the ones with new money.I have seen plenty of Yukon and suburbans in Poland.Honestly,bringing back is also not a problem,it sure would be a head turner as Lexus used to be in Poland in 2008 and Maluch in the USA in 2001.it will be a hot truck for at least 3/4 years after its release.

It will definitely be registered as a truck.

Depends if Poland stay in the EU.My German,Dutch and Armenians friends would love to have it.

Yes,any passenger vehicle can be bought to Poland for personal use and driven till you keep on getting the permission to drive without paying tax from Uzad Celny(usually 6 months at a time and renewable for almost 3 years each time)with USA registration and Plates.Worse bring it back after 3 years or more.....big deal.Only bad thing is that battery and other guarantees will not be valid,once exported out of North America.

lol,I forgot,you dont even have to bring it back,just have to take it out of the EU(Ukraine),close the file and open a new file of import and good to go for another 3/4 years.If you get tired and dont want to bring it back plenty of Ruskis will buy it off you to take it to any of those STAN countries.

His advice just came out right,as I mentioned about interest rates went up in Poland last week by ..5% thus now your mortgage will go up too.The numbers you got are useless.

Oh also when you get to notariusz for seperatiob of assests contract pay extra 20 or so PLN to notaruisz to register it with court or it will not be valid,same with pre nupts(They just convince a judge but make to much effect,but register it with courts,The court is on Al Soledarnosci going to paraga on the left side under the old town.

Fuc/king in USA sleepy joe biden id decerasing the inheritence limit from 11.5 mil to 3.5 mil to pay for them mooselimbs,I think we will have to divorce on papers.Sick govt I tell you.I just made a revocable living trust with pour over will.You too do make a will and register it in Poland.That piece of papoer mean shi/t in court otherwise.

Thx man,I would also get another brokers feedback with another 5 banks.There are plenty of brokers and banks in Poland to take loan from,just make sure you dont get a broker looking in the same bank.I suspect bank managers/directors get a kick back from brokers and that will upset a broker.Dont sign anything just ask what they can get you first.

Building yourself economically maybe 5/8 % cheaper and with your liking but the work involved will be like having another full time job,maybe for an year with Polish labor market problems.I built a commercial 7/8 years back and was built in 9 months from a scratch.I dont speak Polish so everything went smoothly as I only came to know the problems when they were already solved,you speak Polish so every problem will bring you a headache.Doing a remont is way easier then building provided you like the way the builder built it.I hate when they dont build a bathroom upstairs or no bathroom is attached to any bedroom,most Polish builder build like that.

Yes.

Until recently, the pensions were not taxed

It took them time to find out where that money was coming in from>I will not be surprised if you soon get a letter from the tax office about the taxes owed with interest and penalty.I have friends from Australia & Netherlands,who have to pay taxes on there pension.They can use the NFZ Govt health insurance free in Poland though.

Thats all,didnt go up yet.I hope it goes up more and stays up at least till 31st Dec.
I can feel it here in the States too,even yesterday we bought spare ribs from a freaking chinese take out was $17,last time we bought was like 11 bucks,I saw there lunch specials were all over 10$,I remember buying it for 5.95(I think was 2/3 years),slice of pizza with a topping was $1.50 now is 3 bucks plus 6.75% sales tax.

Help wanted signs are everywhere,starting 15$ an hr.

I suspect the banks want you to go to loan brokers,as they do have links in the banks.One thing about the Mbank that 171k Pln as a fee in that the interest and closing costs for all the years of the loan or just a plain fee>That is a lot,almost 30% of the principal loan?

I have a feeling something is wrong but do give it a try to a broker and please post the outcome here thx.

Yes some things have changed since I checked last time.I did like that Mbank will charge only 2% as prepayment penalties only if paid in full,Years back I was in same situation like that here in the States.I slowly paid off the whole amount leaving 5000$ to be paid at the end,and paid it off the other month with 2% or 100$ penalty.I wonder if Mbank has that clarified how much amount is eligible for penalty

Banks do goof up,I have 2 credit lines for 100k each(Heloc) with interest only and no expiry date,they offered me 4k on each line to close,but I refused.So its now like using 200k with current rate of roughly 2.5% here till I die or sell those properties.

Fixed rate mortgages are not for long time,as I could find was maximum of 4/5 years but with higher rate
@OP.I would also use a broker and get them bring you rates from the other banks,sometimes they can be better too and they do all the paperwork.There commission can be from .5% to 3.5% and are very negotiable but worth it to check anyway.As you said that you and your spouse will both take the loan so both of yours credit history,employment,savings etc will be required.10% down will certainly not get you a good deal as most banks start getting flexible with 20% or above.

Here in States we had no income verification loans if you put down 25/30%,but all changed after the crisis.Somebody mentioned that there is something like that still but with 40/45% down.Quick search here I found this:

Depends on how many years you want the credit for(very flexible).Banks prefer 15 to 30 year mortgages though.Usually the banks look at the mortgage amount to be 25% of the net income and also depends on the credit history.In Poland banks use BIK,you can also get your credit report at BIK.pl,for a fee.

Tip:Never tell the bank that you will pay off the mortgage early or in Poland they hit you with prepayment penalties as high as 10% even on residential properties,also check there closing costs which can be as high as 2 1/2 % and you can negotiate both.

Separation of assets works both ways for married or live in relationships and protects interests of both partners.Since you are not married bank will charge you extra closing costs and or higher interest rate.Be careful of there fine print like heavy pre-payment penalties.Too bad there is no fixed rate mortgages in Poland or if there are some for 3/5 years only but at higher rate of interest.

For mortgage payments better both open a joint account,transfer money from individual accounts in that account and pay mortgage.I have never taken out a mortgage in Poland but coming from US banking system,Polish banking system sux.

I heard some law in Poland about staying together after certain period is considered like married(common law marriage),we have similar here in NJ in States.(lol alimony becomes Palimony)I am not sure about it in Poland though.

Q:What kind of protection are you thinking for yourself,as I can only see financial??

Any suggestion will be appreciated.

First things First:Go to notariusz and get,Seperation of Assests.It means that there will be no shared money,she has her money and you have your own(Legal in Poland).Also sign pre-nuptials (which courts usually* dont care about in Poland but still to have it).Any documented expense you ocurred will be given back,Yes she can ask for alimony AND WILL ask for child support(They are your kids so why not),lol all this financial crap will come after who gets the child custody and decision on visiting rights.

Its good you are planning,but thats how it should be esp nowadays.I told my kids too and they fully agree with it.
Suggestion:Register your marriage in both countries(I dont know your country)in case of a nasty divorce file in the country she didnt:) complicate it and if you can get the decision in your favor(as Polish courts can take years) bring the decision and ask the court to implement it,you can if you have a good attorney.End game is how much are you willing to spend.
