Nope,But let me give you a tip before hiring a lawyer in Poland as I have hired some lawyers in Poland and plenty in the States.

Always before the first meeting ask if its a consultation(Paid one) or a presentation to be hired by you.Only smart lawyers in Poland understand that question and should be hired,one asking for paid initial consultation,dont even waste your time on.

Tell the lawyer the final result you want and what way will he go about and what are the ifs and buts in the case and why,or what are the good alternatives in your favor.

Never bargain the legal fee and never chince on there money, if you can even throw a holiday cruise or something like that if he wins your case as celebration and appreciation(tell that to him in your second meeting if you decided to hire him).Remember more meat you feed ya dog more will he bark and protect you:))

Yes,when I was in that business here,it was almost 30/35% net depending what you serve most,and mine was a sports bar with limited menu.

Poles have gone bonkers in Warsaw at least asking 20 to 30 K per sq m with returns not more then 7/8% and bank charges over 10%,I wonder how many cash buyers are there in Poland.lol just cpl weeks before an agent tried to sell me a property for 27k a sq m lol and would get me a license for alcohol and restaurant by developer lol I asked her I will buy it if she gets me a permit to sell narcotics ,the only way my tenant could pay me in rent for my 8% return least.There hope is that Ukrainians will buy it at those prices(a big hope poles have now)


Zabka franchise is cheap so lots of Ukrainians are buying the franchise and making 8 to 20K pm,just like 7/11 franchise here.I had one just a fuc.king high priced managers job.


Yup,I have 5 restaurants as tenants and no one complains,even during covid,initially I gave them a break but then I started checking there water bills and the usage was same as before or more,buggers were making more money by delivering and charging extra for bags etc and saving on the waiting staff,lol when confronted all sheepishly paid up.But Krakow maybe different as it depends on tourists while Warsaw depends on office workers.

Yes for the last 3/4 months because these fu.cking Ukranians are coming and buying properties to get there residence permits in the EU.85% of the mickey dees franchise are owned by them and even the poor ones buy Zabka etc franchise for 10/15k USD.

I buy mine at Marshalls,usually not more then 60$.For the last 15 years or so I only use loafers as they are very convenient esp in Poland where you have to take them off going to someones house or zip on ankle highs.Also good to travel easy to slip on and off.

There is a difference between illegals,migrants and refugees.I loved illegals when I was in business.They work hard 12 hrs 6 days,never get sick and usually* stay away from crime.I always hired them and even the immigration,cops,labor dept knew that and wont bother.Was so hard to find cooks,cooler/floor stock people,dishwashers,gas attendants who would just call sick at peak business hours.Migrants are the ones who come legally and as useless workers as any American worker.Refugees are the worst,as they come in the country they have a roof,food stamps and money so why will they want to work.I would let the illegals come in work and stay but never make them legal so they can be deported once they got out of hand.

And dont get me wrong they arent cheap either,they get the full minimum wage or more mostly cash.Here in NJ I know 3 illegal people who own gas stations and are doing well.Here is about the guy who worked for me now owns gas stations and was stripped of his citizenship and now living in NJ without papers:

Screw that,I tried 3 times and twice with pvt lessons and once in a group with all women teachers and after 2/3/4 classes i gave up cuz I would start falling asleep.They start teaching you grammar and I only want to learn conversation level not to become a scholar in Polish language.If I ever decide to learn again(which I seriously doubt) I will try to take a male teacher.
