Can a German Citizen buy a piece of Land to build house in Poland?

I am German citizen (leaving in Duesseldorf) with intension of buying a piece of Land(2000sq.meter) in Poland area of Podlaskie and build house there because i have a Polish girl-friend and two children there leaving.Is foreigner allows to buy a land and build houses?I love my children to grow up in this area than in Germany. I am every 2 months with my family in Podlaskie,Poland

as long as the land is not over 50,000 m2 and zoned for agriculture you will be fine, once you have the plot you intend to buy contact a notary (notariusz) and they will run through the legalities for you.

50,000m2 is 10ha, 25acres which is a substantial farm.

Your girlfriend can own farmland, however. Also, you can apply for a permit for farm land as an EU citizen which will slow the process down but given the slow market should not make any difference.

In 2016 buying farmland in Poland will be open to all EU citizens.

So, Larry, you should not have any problem as its well below the area limit.

Is it really? In other countries (UK etc) farms were forcibly collectivised, whereas Poles have access to food outside of industralised food production.

Sure, Poland could export more food if it had bigger farms, but I think Poles are attached to land and farming. Its almost impossible to buy a farm in the UK, you need a £million.

On the other hand, bigger farms would increase its exports by 100's of billions of Euro's per year. I suspect that farms will get bigger, all my neighbours are elderly and their children don't want to farm.

1 hectare is 10,000 m2, an acre is 4046 m2.

Polish land split ????

Can I split my land into two plots for ownership purpose ?
Me and my partner have land shared but I want to have my own piece and her have hers
I've paid fully for a house build on half the plot,
I want the half with the house in my name
And the garden half in her name,

Can I do this in Poland split the plot easily ?

Yes but that can be a rather time consuming process. There are big delays in most of the government offices at the moment.

As well as a notary you will also need to make sure you have the up to date Geodezja documentation. Also note that if your partner wants to build any structure on her garden then that will be much more difficult if the plots are separated - there are limits on footprints and his close to neighboring plots etc.

Honestly might be quicker and cheaper to put a ring on it

Depends on the gmina the property is under and the local laws for the subdivision of a property like how far should the building is from the road or the minimum size of the plot,accessability to the property etcBesides notariusz you will need a local lawyer(as he will know the local gmina laws)also.I subdivided a industrial plot in Sidelce,took me almost 8 months but that was in 2011,I assume same laws apply for residential property.

It is our house in the middle of the countryside. Our house - it has a crowd, there's always something happening. And it's usually quite loud, our mum she's so house-proud, nothing ever slows her down and a mess is not allowed.
