if you want to become a lawful owner of a plot of land you have to arrange a visit to a notary (i.e. you have to do it in person (the other option is a plenipotentiary but since you live abroad it would be even more complicated)
It can be done remotely by giving someone a notarized power of attorney.
Three big questions
- do you speak Polish yourself ?
- are you a Polish citizen ?
- is your country part of the convention about notarized deeds ?
It could take you a few weeks to organize that so if your purchase is urgent you should start on thar admin soon
If you live somewhere with a big Polonia like Toronto or London then ask a Polish speaking lawyer there

Yes,even if you are not a citizen or resident,you will need permission to buy land that takes up to 3 months,after that is easy if you know what you are buying with power of attorney.Also depends onhow are you buying on individual or company name.There are cpl of documents you will need from the seller,which he can get it in a week or so rest is a phone call away.

Yes if the price is right,on Warsaw Minsk highway zoned commercial with 21 meters wide separate entrance from the highway and next to a cold storage that I rent to Jerónimo Martins for the last 11 years with new 15 yr contract.

Seriously, if the person is foreign, the category of agricultural land is very important. It's easy to get lower quality agricultural land reclassified; with better land it takes a bigger effort.
