Advice needed on land sale in Gmina Lelkowo

Hi I'm hoping someone can help me. My family has some land in Gmina Lelkowo the plot is 185000 square meters (aprox) with a house and 2 outbuildings. The land is primarily agricultural and the house is in need of some restoration but would make an ideal project for someone with the time to do it. We have been advised that it would be worth selling the property / land on the German market? Does anyone have any advice for the sale or the contact of a Realtor / Estate-agent that's not going to try and take silly money for the sale?

Agents will want 1-2% of the sale from both parties. Try to sell it privately. Also, factor in notary costs. Polish notaries were very good people in their previous life, and have returned to earth with a licence to collect large amounts of money for doing almost nothing. Unlike in other countries, they are unavoidable in Poland.
