House in Poland - heritage problem

Hello guys

My fiance grandfather's wife died and left for her 40% of a flat in Poland. 60% remaining goes to another person.
The property was from her bloodline grandfather(dead 15 years ago) and his wife died just now and gave her part of the flat to her cousin.

The both been to the court and the judge says 60% is for a cousin of wife and 40% for my fiance.
My fiance is not happy about and already going to the court for a fight for the reserve portion from their 60%.

Lets say she is not happy about the legal appeal and she wants to keep the flat , does the cousin has the legal power to sell the flat without her approval? Put the flat for action with both owner's signature??

Lets say both parts cant get a agreement of the fees of each one has to pay ( example , the course wants to pay to my fiance something like 20% of the property value and he said if she don't accept he will sell the house anyways on a action without her approval)

Any help pleaseeeeeeeeeeeeeeeee???

just one , my fiance

her father had only her (my fiance)she was his only daughter (no brothers ,sis) and grandfather same , just one son (daria)

still, it will be costly and pointless in my opinion. The best she can hope is to have to be paid off by her cousin or whoever..

Depends if she in the mortgage register it could prove difficult if not - she can do it. \
The best curse of action is to sell it off and split the money between them.
