Just to put things in perspective, check out the first graph in the link below (provided before by milky, I believe), S&P Index for the bubble and bust in USA. Some in US still call it "leveling out". Keep in mind, the Y axis is % change from year before.

I wish I could find a graph like that for Poland... it might be about 10 years behind.

unless we can define what increase in trade constitutes "high" volume or "considerable" variances, nobody can be right or wrong here.

But, keep in mind that most of the information you google out there is geared toward attracting the foreign investment to Poland. You have to dig deep to find actual statistical graphs.

It is trade in high volumes at prices that are considerably at variance with intrinsic values. Still want to claim there is a bubble in Poland or that there has ever been one?

First of all, does anyone know why only "at variance with intrinsic values"? Shouldn't it be at prices higher than the value? Is there a bubble if prices are much lower than the value?

And secondly, with this definition, I'm surprised you don't agree that we had a bubble around 2007, Harry. There was high volume trade at inflated prices, no?

A "bubble'" is a defined term. This why I am arguing- there is a definitive definition in all real estate "bibles" that explains what a bubble is.

maybe if you thought about what your definition of the "bubble" is, it might diffuse some of this animosity.
It is not such a "black and white" definition, like pip thinks.
For some, more sellers than buyers is a bubble already.

This is a prime example of arguing for argument's sake. Now you want to argue about the differences between commercial and residential real estate?

Really?
Is that going to change the fact that the real estate prices in Poland are out of whack with the salaries?
Since ALL realtors loathe the "bubble" word, you can call it anything you want, and keep attacking anyone that uses it to your hearts content. Nobody sane thinks that prices are going to go up now.

A "property bubble" is a defined term in real estate. It happens in commercial and residential. By saying Poland is having a property bubble is not accurate and nobody in real estate would use this term at the moment.

I think you should study up a bit more.

Life / Babcia or Busha - any social class difference? [359]

I have never heard of Busia or Busha, and I was born and raised in Poland with two grandmothers - one in Warsaw (with some Ukrainian ties) and one in southern Poland. I also spent some time among Polish people in Chicago and Connecticut, never heard it there either, so I'm perplexed as to where does it come from as well.

The number one thing that all home stagers will say is the most important is to clean the house from top to bottom- nobody wants to see somebody else's dirt.

you still don't get it! That's where the best deals are. The smartest buy is always the worst house on the block. Before the "stagers" get their claws in to jack up the price. Getting the yard cleaned and house repainted is completely insignificant amount of money when compared to price of the house.

if a hall is messy, if it is painted in garish colours or it smells

a whole useless industry sprung up in US and some think the rest should follow. Remodeling. Staging. Flipping the house. It has to be modern. Anything short of steel appliances and granite counter tops won't do. What color should the walls be painted, what should it smell like. Bunch of lemmings buying into it. Buying a million dollar house and getting swayed by the color of the walls, or so the statistics say. Frivolous and short-sighted. I know there are idiots that bought houses that way, but nobody I know.

I just think the decor is the last thing the buyer should consider. Location, price, size, layout are the important factors. And considering the prices in Poland, it's downright foolish to be swayed by staging.

question for you. would you want to see a home that has pictures showing dark purple walls and death metal posters as well as empty bottles of vodka on the shelf?

As a buyer, Yes! I want to see paint that was there more than a week. And to me, staging means that I will be paying for it.

There are loads of books, courses, and clients to prove that it does.

That is the sad part.. those books obviously are for the sellers, not the buyers. Smoke and mirrors. Snake oil salesmen. The fact is that cleaning up and repainting the place yourself will probably save you money, even if you hire somebody. And somebody else's clutter is probably a more accurate representation of what the place is going to look like once you move your own clutter in.

yes, exactly! The essential furniture, such as dressers in bedrooms are taken out so the rooms "look" bigger.
I've done my share of staging for photographs, so I know what I'm talking about, too.
I assumed that Poles have enough imagination to overlook somebody else stuff and smart enough to bring a measuring tape. ;)
