Real Estate / How to kick out tenant who is living for free in my unit [6]

Did she?She sent me a PM and I told her a POLISH LEGIT way to get them out,and maybe ask you to go with her for MORAL SUPPORT.

She can come to POland on a long weekend,when her tenants(squatters) are out of the flat (to avoid direct confrontation),call the locksmith,show him the notariuz deed for the ownership of the flat and change the lock.Put the belongings of the tenant* in the hallway and enjoy a glass of wine in the flat.When the tenant comes,either they will leave or call the cops,in case an idiot cop comes in explain him that these people have no meldunek(she told me they dont) and she owns the flat and this is a civil case.Most cops in Poland know this procedure and will tell the tenant to leave and file a case in the court.GAME OVER.

We is the States also have invented some tricks esp during covid when evictions were halted.Last year someone I knew,told him to put krazy glue in the door keyhole(make sure the guy who does that is in a full hoodie and no cameras are nearby).LOL his tenant called the locksmith three times spending 2/300$ and 4 th time broke the door and left with his belongings.He had to replace the new door for 300$(better then 1200$ a month rent).He called the cops to document that the flat was abandoned and now he has legal possession of his property.

Like 1 million, 5 million, 10 million plus ?

1,2,3,million USDis very common in Poland.Here are some sites selling real estates,on the first one I see over 20 properties being sold for over 1 mil,so there must be buyers buying them if the sellers are selling same goes for the other site.Some one mentioned some figures here,but the rules on the ground are different.

Statistics also show not many making 4/500k USD in US,lol in fact most small businesses make netto even more.Even some corner grocery store makes over 250k.Same I see in Poland.LOL now why would some people is small businesses pay millions to buy them if they gonna make less money.EG liquor stores in NJ,they dont issue any new licenses and if they do cuz of population growth the big guys like TGIF.Applebees,Outback etc bid them and they go for millions(and that is just a piece of stamped paper license,you hav, to buy inventory,property equipment etc on top of it)

Small eg,in Poland there are over 3000 Biedronka stores,95% are rented and the property owners want 2 to 15 mil Pln,lol I am not even mentioning Zabka,Carfourr,Rossman and so on...

Same in the USA.Walgreens have over 9000 stores 90% are rented and property owners want 2 to 20 mil usd.Same with Mcdonalds,Burgerking,Pizza hut etc and so on...And most dont stay in market for long.I could never find the real statistics on line and on the ground story is all different.Poland is no different except it has more opportunities then USA esp in small,medium or large business to get wealthier.

@Joker.most of those Poles came to the States in late 70s/early80s or before.I think that then times were different.I observed that those people have inferiority complex to go back to Poland.Most lived there life in America working had finally bought a paid off house.a used luxury car etc etc,where as in Poland younger Poles are doing the same,Before the PolAms would go to Poland and brag about America and there lifestyles showing off the USD,They couldnt do that here and Poles in Poland were impressed and now they know better.Face it most poles came to the west lived like Mexicans(4 in a room,saving every cent),they dont do that in Poland and now still live the same standard of life or even better.

Yes,and lately more and more Poles are getting rich and more by Entrepreneurship as more opportunities exist after Poland joined the EU.I do see that some younger poles are into stocks/forex also and there number is growing fast(They think its easy money).Poles are following the west esp esp the US at a very fast pace in every respect.

all made their wealth through sex trafficking, money laundering, online fraud etc

I dont know any one who thinks like that,and I think who do think like that are low level people from the west esp the ones who are economic migrants in Poland from the west like English teachers etc to show there fake superiority among poles.

I meant was that suddenly when Poland joined the EU,there were/are so many opportunities,that success was easy and so is now as compared to the developed countries where people from all over the world come and compete to be successful,and in Poland it was only among Poles,who knew each others mentality and there way of thinking.I know at least 5 Poles in Warsaw and Gdansk personally who are making over 150k euros a month(YES,over 1.8 Mil Euros a year) when before 2004 they were not even making 2000Pln a month.Imagine how many people in the country are making like that.One of the guys I will not name has 2 floors in the Deloitte building on Alej Jana Pawla II,who gifts luxury cars to his employees. as yearly bonus.

Look how the Warsaw skyline(I see you are from WAWA) has changed esp in night with them bright lights compared to what it looked like till 2006/7,all grey and yellow dim lights.I would see people pissing where Zlota trasy Mall is now next to Zlota 44 luxury high-rise,Twarda 2(I am not sure of name and adress)and this is happening in all the country.In early 2000s Babka towers was the most luxury building(across Arcadia) with a price tag of 6500pln a Msq.HA HA I still remember if I wanted to buy a property and ask a Polish friend to call and some sellers would say its not for Polish people but only for foreigners(they meant Polish people have no money to buy that property).I will call that "Accidently Rich",thx to the Poland joining the EU.

PS:Just out of curiosity are you Jewish,as I know 2 orthodox Jews with that name.

Yes,I would say 90% of then are "new rich"or"Accidentally rich" as Poland prospers.When I went first time to Poland in 2000 I drove by Konstanchin and saw huge fenced/walled luxury houses and there were fields all around them with those rotting wooden shabby shacks.Now the same land owners want multi millions for there plots only.

Those houses would put Whoopy Goldbergs,Bon Jovi,and Bruce springsteens houses in NJ look like shacks.

Konstancin-Jeziorna,a town in piseczno county is also a very affluent town with huge beautiful houses,there also some middle class building but I have seen huge beautiul houses and high density of the Warsaw financial elites own properties there.

So he deserved what he got,sometimes cops have to use force or these guys on drugs become very violent and have to be subdued,he might even become a danger to oyhers and himself and the cops are in front of the line.

I wish inflation hits 10% in Poland, as dumb tenants here sign rental agreements with annual increases accordingly lol and rent stays same even if inflation goes down in future.so far only 5.75 % I think.

I think not MAYBE,they do,as I see almost 50% indians working for Uber eats &Uber cab drivers along with Ukranians.I knew a young Indian girl(24/27 yo) who drove for Uber and was making over 11k Pln a month last year during covid,without speaking Polish lol and without a Polish driving license.She worked 12 hrs 6 days with Tuesday off as she claimed was the slow day of the week.I remember she telling me she was making 15/17K a month before covid,She told me Uber prefers Indians,Ukranians and Russians as they are reliable and work long hours.

Most of the Polish gangs are now involved in LEGAL but ILLEGITIMATE acktivities.But there are now,Russian,Armenina,Georgian mobs,who usually do international stuff and USUALLY preying upon there own people,Ukranian mafia being the weakest,but Russians & Armenians are ruthless and will do anything for money,no matter who is it.But those days of openly operating mafia was gone by 2006/2007.

that is probably when you take a loan and usually that notary I heard has his own practice.I will ask my notary tomorrow if they can,I know they are not allowed to advertise for there services besides putting a sign outside there office,I once asked her why she not advertise and said she could loose her license.Usually some deal with the developers to close on there built flats and give a kickback to the developers in gotufka,illegal but it happens in business.

Not for a flat, just have cash ready( lol in bank) hire a Notariuz and let them do the rest,do check how much is the monthly spodzelnia/ maintenance costs/ yearly taxes and if it fits your pocket.

Pitfall, problems = lol how are your neighbors.

Poles putting ketchup and corn on Pizza!

lol and some eating pizza slice with fork and knife but I think that is European thingy.Here in Warsaw lately couple of places popping up selling single slices of pizza for 7 pln,selling whole pizza was the norm till cpl years back.Cpl months back I asked for oregano & garlic powder for my 2 slices and all looked at me like who eats pizza with sprinkling that on a pizza also sausage pizza in Poland is kielbasa pizza not the sausage pizza we get again maybe European thing but in Italy its a norm.

on the weekend and you have to take a number and wait quite awhile sometimes.

What some dont get it that having a karta pobuty or even permanent card dont let you work in other EU countries LEGALLY until you get Polish citizenship which takes 7 years at least now with B1 Polish language certificate.How desperate one has to be to waste 7 precious years of there life
