Hello all!

Which are the best websites to look for an apartment in Gdansk? Do online bookings really work? Or to confirm I must rent? Is it possible to get lease/rent agreement before getting into Poland?

Plz note: I am a new incoming PhD student in Poland, yet to arrive there.

Thanks in advance

I will describe as a foreigner my rental experience in Poland. I don't speak Polish.
Most of the landlords are not renting to foreigners and that is exactly what the rental agencies say into your face if you request an apartment viewing. If you are lucky then you get an apartment viewing but just for an apartment on a one year fixed-term contract. That has a reason and is solely made for foreigners. Look out for secret clauses in the rental contract like you have to pay one or two months penalty if you move out earlier than the contract ends. If you move in to a place with such a rental agreement you can be 100% sure that the landlord has an agreement with the neighbour next door to terrorise you with nightly noise pollution until you give up and quit the rental contract before the rental term ends.

I moved into an apartment in a community premise in Gdansk. The Polish landlord, Irena Olwoski, and her son Pawel who speaks fluently English offered me a fixed-term rental contract but said at the same time that they are looking for someone who stays longer. The contract was in Polish. After just two weeks, the landlord said she wants to visit the apartment every month to read the meters. She also requested an apartment visit after just 4 weeeks. The monthly visits were written in the contract but never mentioned to me during the apartment viewing or later after we signed the contract.

After two months, new neighbours moved in into the empty apartment close to me. The neighbours moved in in the middle of the night and started making nightly noise from the start. From that time, I was daily and nightly terrorised by these new neighbours. They hammered and drilled in the middle of the night till the morning against my wall. They played ping pong in the night and they played a banging noise during the day on a device. They even hacked into my WiFi and started daily mocking calls through the WiFi function. Just close to Christmas they blew toxic smoke through a connected shaft in my bathroom. The toxic smoke came even through the walls. After I reported the assault to the landlord they played it down and said it would be the chimney. 3 days before Christmas, the landlord came with the building administration and two guys to sweep the chimney. They came in, looked around and walked out again. The building administration went without my permission to the water taps and checked them. They read the meters and left again. At around that time, I asked the landlord if she wanted to extend the rental agreement. the answer was that they would be happy to extend the contract if I would be cooperative.

The neighbours moved on with their terror. They followed me with their car to my work. It got so bad that I had to quit my job because I couldn't literally get out in the morning to drive to the office. I sent the landlord a noise protocol but received not even an answer. The landlord also refused to send me a plumber because the shower was cold and took long to get hot and the heater needed to be maintained. The landlord wrote me finally at the end of the contract and on the last day before the notice period started that they would consider an extension on my rental agreement but they need to see the apartment before that. During the apartment visit, the landlord requested a 20% increase in the monthly rent or the rental contract wouldl be not extended. The issue with the neighbours came up again but mentioned by the landlord and not me. The landlord said that she would extend the contract under her condition but she cannot do anything against the neighbours. In fact, I should call the police but she said it would not help anyway because then they would stop and move on with the noise. Then she asked me how I managed to keep the water and heartng costs so low. I pay monthly costs on hot, cold water per unit and also the dumping of water per unit. After that question my landlord stands up and walks around and let the hot water run in the kitchen, bathroom and shower and checks the meters all without asking for my permission. The end of this story is that my landlord said she won't extend the contract anymore. We agreed that I get some time to check the situation and get legal advice but she went straight to a lawyer. Within 48 hours, a lawyer sent me a friendly letter that my contract is terminated with immediate effect and I have to leave the apartment within less than 10 days. I am now unemployed, facing homelessness, and I cannot find a legal representation while it was obviously easy for my landlord to find a legal representation within 48 hours.

I cannot find a legal representation while

that's a simple consequence of you not knowing Polish - Polish lawyers that speak English are probably in greater demand elsewhere -

dudkowiak.com/local-services/law-firm-gdansk-lawyer-gdansk/ - here's a lawyer company that uses English (from GdaƄsk) that I found thanks to uncle google

Noisy neighbours are very common in Poland. Banging, hammering, in the middle of the night or very early morning, playing loud music etc is extremely common especially from May to August. They seem to go completely nuts in the summer months.

@Atch, curious as to how accurate the behavior is of average countryside Poles as compared with the manner in which they are represented in the movie "Wesele" quite a few years back!

Just wondering whether that was a caricature or realistic.
