Buying a (standalone) car garage in Poland

Hi,

I am considering buying a standalone car garage that is made out of bricks. Basically they are around my flat (which unfortunately doesnt have an underground/gated garage).

I have 2 questions:

1. as a foreigner (non-EU), can I purchase such a place? I know I can not own a land...
2. do these garages go up in value? not that I am solely looking it as an investment, since I do need somewhere to park my car and hate parking on a street...

I also see that Poland has pretty complex land ownership laws. If there's anything special/tricky about these standalone garages, please let me know!

1. From what I've researched, you can buy a garage if you are a non-EU foreigner, but you should/must(?) have legal residency in Poland. Translation:

"A foreigner can purchase an apartment (in a multi-family building) or a garage without any special permit. However, one can buy this form of real estate while in Poland legally, ie. the foreigner must have a valid visa, residence permit, or a permanent residence permit."

2. It depends, mostly if there are new homes/apartments going to be built in the vicinity. I know some owners in Poland who purchased a stand-alone garage, but then a decade later the new buildings had garage available to purchase right in the building's lower levels (so garages are built-in in these new buildings). If there are not going to be any new constructions and the parking space in the area is limited, it may be a viable investment.

From a foreigner's naive perspective, I feel like these lands will be bought and re-developed into a building eventually. Is there something stopping that from happening?
It's wild to think that in a middle of a city, they have these brick-garages.

Maybe it's possible to get a development plan from gmina / municipality; they usually have plans 10-20 years ahead, especially for commercial buildings (then you can assume the rest will be residential, but for you it would be important to know if these new residential buildings will have indoor garage spaces or not..).
