I take it you have local contacts or you know at least the lingo?
If not, you're really screwed unless you look like a hunk!

Simply that it's highly unlikely for a complete outsider to arrive in Poland just like that and rent a flat without either an intro aka lapowka or look physically as though that person would fit in.

Poland is not like Western European nations in this respect.

That's all I meant, no offense.

What nonsense.

The number of Brits alone rose from 41,000 to 185,000 in recent years, and somehow they all managed to rent or buy a flat - even after Brexit. Stop trying to scare they guy. He will manage all right.

Rental prices are outrageous.

... and the place is a sh*thole.

What's wrong with Poznań, Wrocław, Gdańsk or Kraków (or a dozen other large cities like Szczecin, Lublin, Bydgoszcz, Katowice etc.)? Why is everyone going to this absolute kip Warsaw?

Possibly, however Poland, as with other countries with a Black Market past, doesn't simply allow foreigners to rent unless the broker or landlord has been reached somehow in order to "smooth the way",so to speak.
Sorry to disappoint you, Bambi😄.

intro aka lapowka

Why bribe? There are plenty of real estate agencies with transparent price lists.

Sure there are.
However, as here in the US, a little envelope doesn't hurt either.

Come on, people! What planet are YOU living on?? Bribery was as much a daily staple in the Black Market as La Kamora or L'Indranghetta, still alive and well in present day Italy!
Get your heads out of the sand.

We are talking more about a 50 sqm place in Targowek - not sure what Italian gangsters from Netflix have to do with that

I booked a 37 sq m flat directly from the owner in praga,he also agreed to extend it and maybe sign a one year lease if I pay 300 pln flat fee for utilities.I think is a fair price.

Any business transaction in my professional experience involves some sort of added incentive and anybody who claims opposite is LYING!
Such can come in the form of either a close personal or professional referral, even a letter of reference from a cleric, but never have I heard of waltzing into another country, "Hi, I'm here!", and effecting a deal, sight unseen.
That's pure BS, gang!

I am doing it,asked the owner to sign a lease with notary public as advised by my friends and he agreed but after my 1 month of living there as I need to feel the location, transportation etc.

Smart move there, guy!
Glad to hear it. Last but not least, brush up on your Polish skills.
Finally, foreign girls like to turn tricks with nice looking Englishmen, Aussies or Yanks, so watch out!
A word word of advice.

I have learnt those from my fellow workers here in the USA,who also self deported themselves last week with ICE promotional 3000$ and a plane ticket(which has encouraged me to do so also) but now I have no body to teach me more, lol I also know the word "Na zdorovye" very well lol.
