Real Estate / True or False - Credit for land and house in Poland [4]

Hi everyone.
Just thought I'd ask this question here just in case someone has been through this.

My plan was to buy (building) land cash then get some credit to build a house on it. (I know there is an awful lot more involved but for the ease of this message I've broken it down to simple terms)

However after speaking to someone this past few days, they informed me that it is possible to get credit for buying land and to build a house together, with the drawback being the money borrowed for the land would be on a higher interest rate than the building of a house. This way it would leave our "cash" designated for land sitting pretty in my bank account. Is it true that you can get credit for land aswell as building a house?

I should clarify, We will be doing exactly as the previous poster. Buying a "pre-designed" house and tweaking it to our needs.

My wife is Polish so no problem with buying land etc. Oh, and yes I'm an architectural technician.

We spoke at length with the owner of the house we saw, they bought the land rolna and converted it to Budowlana within a few weeks. They built their house on the land over a 5 year period.

Hi all,

Myself and my family are currently in a rented house in Poland (Lublin). We must be here for 1 year in order to get credit from the banks. This is because we our self employed and need a years worth of accounts.

Anyway, We are looking to buy land now (cash) so that when we have done a year we can get some credit and begin to build our own house.

We have been driving around and calling all the numbers in the sale signs until we find the right plot for the right price. We spoke to one family we saw outside their newly built house and they said they bought the plot of land as Rolna and paid to convert it to Budowlana and this process took a few weeks. However in contradiction to this a family member said this process of conversion takes years!

Has any of you experienced this process? How long did it take?

Hi everyone,

I moved to Poland last month and now I'm all setup at long last! Im officially a resident.

I have my car and its all registered and insured. I was thinking of getting a private number for it next year. As I understand it will cost me a "one off" 1000PLN for a private number, is this correct? Or are there any other fees to consider?

Also what are the rules for a private number? How many letters/numbers do you need? I'd like to simply have my surname which is simply 5 letters.

Hi Everyone. I have recently moved to Poland and I have everything setup ad ready to buy a car.

I have found a car from a dealer that has recently imported it from Belgium. It isnt yet registered in Poland and I would have to cover the fees for this although the dealer said he can do it on my behalf.

IF I bought the car from him and decided to deal with all the registration myself, what taxes should i expect to pay? I have heard whispers that I should expect to pay 13.5% of the cars value to register it (customs tax). Does this sound correct? What other fees should I expect to pay if I bought it as it is from the dealer?

I should add that i do not need to pay the 2% stamp duty as the dealer will issue a VAT invoice margin

Hi Lyndsey, I have just moved to Lublin from the UK. I am currently looking a a good gym to join, do you have any recommendations? Back in the UK I went to the gym 5 times per week and its killing me not going at the moment! haha. I have started up my running again already around where i live in Natalin. :-)

Thanks Luke. I currently spend between £500-£600 in the UK. After talking to a few Polish people here I was expecting that to drop to £300-£400 in Poland. I'll soon find out!

Hi all,

A very generic question and I know it's difficult to answer as every family is different. My family of 4 will be moving to Lublin very soon and I wondered what an average monthly food bill is for a family of 4. Myself and my wife are 32yrs old and our children are 6yrs and 3yrs. We won't be going over the top with food, we are health conscious. :-)

Law / High Interest Savings Account in Poland [5]

Hi everyone, Does anyone know of any high interest savings accounts in Poland at the moment?

I'll be moving to Poland in the next couple of weeks and I'm unsure whether to leave my savings in a savings account in the UK which currently offers little interest or change my savings to Zloty and put them into a high interest account in Poland.

The plan is to rent in Poland for 2 years then buy some land and build a house so I want my savings to be locked into an account for 2 years and earn some nice interest for me.

With the pound expected to drop even further next year I want to act now.

Ha, Thanks terri!

We will be purchasing the house project/plans and giving them to the developer. We have already had our meetings regarding this. Quite exciting. My wife's cousin is currently building a house on land in Lublin, so we will have all the help and info we need from them. They have purchased 1000m2 and building a 140m2 house on it. They are not using a large developer but instead using independent local contractors which is apparently saving them plenty of cash.

We will be building on 2500m2 of land and a 220+ m2 house.

Proving the finances of our business is no problem at all either. :-)

Ok thanks. To clarify, we still live in The UK and we are moving to Lublin in September. We have our own online business that we will continue to operate in Poland. For the first year we will be renting and then we will buy land and build on it.

I would like to buy between 2000-3000 m2 of land to build a house on. I'd like to borrow the money for the land purchase.

The land in question would be in the Lublin city area / just on the outskirts.

I have been on axa direct.pl looking for car insurance and I'm finding it rather long winded to get a quote so wondered if anyone could give me a ball park figure.

Car is a Polish registered Range Rover Sport 2008 3.6l diesel.

I'm 32 yrs old and it will be the first car I'm owning and driving in Poland. I'm a UK citizen living in Poland.

Any rough guesses for insurance would be appreciated.

Hi,

I'm just researching the best way to transfer large sums of GBP from a UK bank account to a Polish Bank account.

I am moving to Lublin from the UK next month and because of the current poor exchange rate I'm looking into options.

One option that I have found is to open up a Bank account with Danske Bank here in the UK and put all of my money into that. Then open up a Danske Bank account in Poland. This bank offers free transfers between its accounts in different countries. Are there any other banks that both have a presence in UK and Poland?

Any other ideas would be appreciated.

Life / Money Advice for expat in Poland: better using English bank card for transactions or Polish bank account? [2]

Hi everyone, just looking for some advice.

I am very soon moving to Poland from the UK with my Polish wife and 2 children. Im British. We have our own online business which we will continue to run in Poland.

Currently all of our bank accounts are based in the UK. All our business income therefore goes to our UK bank account. We will be closing our UK business and opening it again in Poland once we arrive.

We will be opening a Polish bank account once we arrive but I'm unsure how to deal with our money. Should we begin life in Poland by just using our English bank card for transactions in shops etc. Or should we leave all of our savings in a UK bank account and transfer an "amount" every month to our Polish Bank to cover us for the upcoming month then use our Polish bank account. Or should we close all of our UK bank accounts and transfer every last penny to a polish bank account......

I'm unsure how to deal with this part. Any advice would be appreciated.

I (UK citizen) will be building a house on land in Piland in the near future. I will be buying a "project" from a developer and have them finish the house leaving just the internal finishes. It's such a good way of doing things in my opinion.
