Real Estate / What do you think of my house in Poland? Pictures and description. [66]

It has mains water, in fact that has all been recently redone for free by the local Gamina, we has issues with it freezing at a sub station on our land which cut off the entire village so something had to be done about that. There are three natural deep water wells throughout the property. I don't know about the sewage actually, but i definitely should. Either way it certainly doesn't have a sewage stream anywhere near by or a cesspool. Has mains electricity obviously but not gas.

One of my first thoughts also until I saw that beautiful stairs case.

Yes one company mentioned building an external elevator to service that.

I could be the madam and swish down the stairs to greet the punters....:)

I've stayed there on my own a few times for a few days, pretty spooky wandering around at midnight with nothing for company except the cat. I've seen way too many horror films for that kind of thing.

Yose I'll trade you my 2 story on 1.3 hectars with 'hotel possibilities' as the agent called it for your villa XD

Ha i'll have to request that you shift all that rubble first. Really hope that works out for you BTW. You have a good location there with real potential. Not sure about a hotel but perfect for a house or maybe business.

What kind of heating do you have in there?

We ripped out all the cast iron radiators when we got there. We used electric radiators and wood burning fireplaces, in the winter we retreated to smaller living areas....... -20 will have that effect. If we were looking to stay i would have installed more suitable heating in the living areas, some kind of independent fossil fuel burning internal system. There were plenty to choose from.

I can't wait till I can build my dream house in Poland. At least the property taxes won't kill you.

Yeah my wife and I may retire there, there are lots of appeals for sure.

Also, did you have to get any special permits or anything to remodel?

We knocked down quite a few false walls at the beginning, we had a renovation project which we stuck to fairly accurately. We weren't really looking to make any major modifications, merely to renovate.

You won't find many in that condition, at that price and in such an attractive location.

you see a beautiful places in middle of a forest nowhere in boondocks.

The property market in Poland is strange like that. In the UK, France or Germany these places can be worth a fortune.

That place will sell to someone that is fed up with London, has more money then they know what to do with, that wants some garden space to grow their own crops, raise their own meat, plants some fruit trees or what we call "A Gentlemans Farm".

It might sell to somebody like that. I personally think it will probably end up with a Polish company for business. We've had interest, a Swiss guy was going to buy it and build a film studio there. Got planning permission and everything, but something spooked him. Also had interest for a nursing home.

Financially I lead an average life, no big money worries, no great riches, same as most people.

The first thing she comments is 'no big money worries', so immediately making a false association to suit her agenda in that people with money have big money worries, forgive silly me but isn't not having money a greater worry? no! I know which camp I'd rather be in despite my equality beliefs.

And I know it sounds corny but a poor life is not one lacking in money.

and yet you feel the right to preach to me about my morals and to make comments of poor Yosemite maybe waiting years for a buyer....and that after you saw fit to ridicule the place from pretty much every conceivable angle. I guarantee lady that you saw my thread, looked at the pictures, read a few comments and thought "im not having this muscle bound chap who convincingly beat me in our last exchange get away with this".

You're jealous, plain and simple, even if you don't admit it - at some point you will say to yourself, "yeah i was a little bit". and that you shouldn't have posted it. You fit the profile for somebody who would comment the things you did. Nasty and spiteful. I read it to somebody who was next to me at the time and they agreed..

It's not quite swish enough to appeal to a Russian oligarch, it's not modest/manageable enough to tick the boxes for a person with a reasonable income from some business that can operate from the middle of nowhere (something internet based or maybe dealing in something stock-exchange-ish!)

Fcuk me, look at that, the great one has spoken....Are you married to a Nieruchomosci agent? the above can only some from somebody with such vast real estate expertise and knowledge! 'Its not swish enough for a Russian Oligarch', there you have it folks. Damn Damn Damn, i really thought a Russian oligarch would buy my house. and its not able to tick enough boxes for somebody with 'an internet based stocky brokerish thingamajik', again damn i really wanted a 'stock exchange-ish/brokerish' type of person to buy it.

So, do i have better things to do than dedicate my time to an important thread detailing a very serious part of my life in Poland with jealous nasty people commenting negative posts? Uhmm yes i do have better things to do.

Must be painful coming from such riches and yet leading such a poor life Atch. Your posts have jealousy and nastiness all over them. Im sorry i was able to live in a 1700 m2 house and you have a 40m2 flat. But my compassion for equality essentially helps people like you. So embrace it not attack.

I wish people like you would stop making accusations on that they think they know, you only have snippets of information which i choose to provide remember. I don't have time for your spiteful crap.

In the UK that barn would be protected by law and you couldn't demolish it.

Depends on the circumstances.

How would the buyer heat that place with it's high ceilings?

Not my problem, how do any large old buildings get heated. A couple of large boilers connected to central heating. If the Polish do one thing well, its heating.

This isn't a sales advert, its more a renovation story.

Do you know the history of the place?

Bits and pieces. We had a German family turn up on our doorstep a couple of times, the womans father lived there. I had contact with them and they sent emails of some history, images etc... We also have Polish historic property enthusiasts lurking around taking photos, and a coach load of Germans turned up one day when i wasn't there looking around.

Its difficult accessing any information pre WWII.

The bottom line is that with a price tag of half a million euros it's expensive.

It is what it is. If somebody wants to buy or make a reasonable offer fine, if not thats fine too. It will sell at some point, question is when and for how much. The people who live there at the moment certainly enjoy it and are in no rush to move on. Im not exactly, actively advertising at the moment.

Im happy that i own it outright rather than not, it has no mortgage no debts attached. All renovations and paper work are in order. I could rent it for about 12,000 PLN / month if we really tried. We've turned down higher offers.

It was always a mid to long term investment project. When we first bought it - primarily it was to live in.

Yeah thanks, it certainly has the wow factor. Shame you cant post up videos here, i found one the other day of my wife, our baby and me leaving the house years back, all the twisting and turning we needed to do just to reach the front door.....and the echoes our voices made as we were walking.

Its under a conservation order but we didn't really run into many problems with that. As long as everything was documented and the appropriate permits were in place it all went rather smoothly. A good relationship with the conservator helps but they're all really on the same team anyway, with a genuine interest in keeping these kind of buildings in the best condition they can.

Structurally we were lucky, this house was/is well built. Ive seen other Brits buy some real crap and pay more money, with huge cracks running around the place, suspect subsidence, caved in roofs, rotten windows and rain damaged floors,ceilings and roofs. Some people area asking millions for ruins. Our house was lived in by several state supported families so it was able to remain in relatively good condition whilst others were being left to the elements and the thieves.

i don't trust polish contractors full stop

The guy who worked for us full time i didn't trust, i highly suspect that he pulled a couple of back handers. That said his work ethic more than made up for a few hundred zloty here and there. We had a good team in place and no problems with contractors. We had issues with scammers at the start but quickly saw through these people and didn't use them again. Whats the saying in Poland: "the thief only goes through the small village once"?

You would need to hire two young French maids and a Polish grounds keeper to help you keep it up.

Yeah you need a couple of tractor mowers, we used John Deere's, chainsaws are a must too.

- How did you carry out the work?

I'll post up some more images when i get the time, i also need to dig out my old hard drive. We had a local Polish village guy who worked for us 5 days a week, he was brilliant with his hands and strong as an ox. We also used a local guy for plumbing and specialist building work. For the roof we used a reputable company not from the area, they used to stay at house in the week, there were about 7 of them all together. The roof took 6 weeks and cost 180,000 PLN.

Ive had family members stay for long periods of time who carried out a great deal of the meticulous stuff, stripping back the wood and renovating the doors and windows.

Ive only shown you a glimpse of the property - some of the nicer aspects. About 50% of the exterior still requires renovation. I'll show the images when i get the time. The outbuilding are in surprisingly good condition for the age, we still have tenants in one outbuilding.

If its lower silesia I might be interested in buying it.

The house is in the heart of Lower Silesia mate. The best area of Poland....! !

Here they're built so cheaply and they're so weak - no wonder entire towns get destroyed by tornados

Yeah i made my original money from selling Florida real estate, once they started building those luxury villas the actual construction took days, all panelling and wood, no brick work at all. Look fantastic but 15 years down the line and a few hurricanes later you could hardly recognise the place.

It was an experience for sure but a little boring from my perspective. When the property market took a dive in Poland back in 2008 (which was my business) my days in Poland were numbered, i didn't actually want to leave.

what is the internal sqm.

You've got 1700 m2 internal in the main house, another 500 m2 for the attic and cellar. The land is 70,000 m2. A four floored barn, and two large out buildings and another few sheds and garages. Theres a large barn with a caved in roof which should probably be demolished.

We're selling it for around 2 million PLN.

If i could do everything again i'd use the property for weddings and parties, set up a business for that. It has extensive outbuildings around 10,000 m2 of useable floor space. German built. Natural parkland with some awesome trees. Also great transport links near to a good quality main road, but set back far enough so you cant hear the traffic.

It would make a superb nursing home or some kind of respite house.

Still Poland though isn't it, no money, no jobs, terrible economy. Love the way these Nieruchomosci agents say things like "perfect location for a hotel", ahh yeah well go fcuking build one then.

They've been saying for years how great an Investment Poland would be, i don't see it. You could have made a killing if you bought the right property before 2005 but those days are long gone.

The location is so fantastic

Calm down Delph, its not fantastic, its a relatively rural area on a poor road mainly surrounded by industrial estates. It has a bus stop but hardly any shops as far as i can tell. The North of Wroclaw is nowhere near as prominent as the South. Outside of the Srodmiesce and central locations Krzyki is a desirable sub district IMO.

Land in that kind of area zoned for building might be worth around 20-30 PLN / m2 i reckon.

Snip a map and point out the approx location of the land, let us value it on here. You wont get any BS from us. That white house would probably be better off demolished and something rebuilt in its place, it can be way less hassle and cheaper to do that than renovate. If the land was zoned for building it would obviously be worth more, agricultural land isn't worth much anyway, you can buy for less than 10 PLN / m2 in the country.

Adrian you are a young guy with a future ahead of you, get rid of this blight on your life, it is not worth the sleepless nights or Valium

Thats good advice man. Thats what i did with my property in Poland, i just stopped caring, stopped thinking about it. I honestly wish i never bought the damn thing. As soon as i did that i was able to move on. I'll sell it at some point but I'm not in any rush so i don't really care. The stress that house has put on my wife and I over the years has been immense.

Yup, unless you have something within a major city in a very desirable location you can forget about getting decent money, you can buy a house in need of renovation and around an acre of land a 10 minute drive away from most major cities for about 150,000 PLN, so why pay more? The market is terrible at the moment, in 2008 you might have gotten half decent money - but now forget it.

Ohh man that really is a horrible situation. I hold considerable property in Poland, a large manor house with lots of out buildings and considerable land - around 10 hectares. Not inherited BTW, i bought it. Its well looked after and maintained though, i have people living there and maintaining the grounds. When i lived there i had people taking dumps (crapping) in our outbuildings when we had two week water shortage, steeling metal, using parts of our land to grow their veg...all sorts really. The scams used to come from every where, some of them genius in there ingenuity.

Sounds to me that someone knows all to well that this house belongs to a person living abroad somebody who has money and who also inherited it, so you wont get much sympathy from the locals. I'd suspect the guy who was living there, doing a deal with a back hander to allow them to dump, he probably sold the gate for scrap metal as well.

With regard to selling your house in 2008, you would not have gotten more money in 2009. The market began to stagnate 1st quarter 2009 if i remember rightly and virtually nothing but inner city property sold and that was for well below peak 2008 value.

You got to laugh at Polish property websites with people trying to sell crap holes for millions, many of these properties are on the market for years.

100% of scientists do not believe that man mad C02 emissions are responsible for climate change? last i checked 97.2% of scientists did.

So lets ask one thousand scientists of their belief that the Pyramids were built by man. Unless all 1000 or 100% either agree or disagree does that mean it was or wasn't? What if 97.2% concurred? could that be classed as solid proof? I mean whether the pyramids were built by man or not doesn't have a direct effect on our sustainability on this planet, but climate change does. I'd say 97.2 % is a pretty solid figure to cause action, despite jobs being in jeopardy.

Indeed you do not, most of the old buggers become more bigoted and racist, stuck in their ways. 'Cognitive dissonance' is the usual suspect, go on look it up.

We will transition to the kind of value systems i advocate, its that or destroy ourselves, quite simple really. I have no rose tinted glasses i know exactly what the problems are and how to fix them.

There will be major transition possibly a revolution within the next two decades, and it will affect every single one of us.
