If they speculate positive then the price goes up, and if negative then it goes down.

They must speculate negative as they have no money!!

Bubbawoo, I have followed your threads now for some time, you have always been a good source of information and good advice to a lot of people, it is upsetting that you have left Poland, (after reading so many positive comments about tri-city) what has happened??

Bubbawoo you are the type of person that Poland needs, could I ask you to explain your experiences in Poland and in particular business experiences. good or bad.

You will be able to give us a good understanding of what is going on from a point of a non pole.
Thanks for being so loyal in the past and sorry to hear that you are no longer living in Poland.

The properties I was looking at haven't seen drops as large as this. In fact some of them has risen in value

It depends in what exchange rate you used to purchased the property.

In around about way I have lost about 170,000 zlote in my deal. This is as if I had to work 7 years to make this sort of money.

The lesson to learn is don't listen to suspect real estate agents who use this forum to encourage people to buy now and give a spin on the real estate situation in Poland. Its a question of dog eat dog. Be aware of the full picture which includes currency convertion rates, whether a property has gone up or down it doesn't matter, its what you are able to do with the money in a world market.

exactly, a lot of brits boast that they have made a lot of money in real estate in Poland, the property may have gone up but when the sell and covert back to the pound it hasn't been such a good investment.

This comment may sound strange in this current economic climate but I think the best place to invest is in property is in the US. You can now pick up good properties at bargain basement.

Over 7 years ago, I purchased two vacant farms and rebuilt a house and two other buildings on one of them. My holdings include over 10 hectares of mostly forest. I must say, since 2001, the value of my property has increased quite dramatically.

Well done and congratulations, I hope you are Polands next multi millionaire, true people buying around that time made good money.,

Bolek, what did you purchase exactly, where, and for how much? If you don't mind me asking.

Prefer not to say in case I give wrong messages to people who have purchased at that location. Keep in mind its only when you sell a property that you gain or loose on the transaction.

The point being when I purchased my apartment I paid $160,000 (US) If I was buying the same property today and as I mentioned before the place has gone done some 10/15%. I would have paid about $105,000 US. Thats occurred in a 7 month period..

Get the point!!!!!!!!!!, You can make a lot of money in buying and selling currencies, the point to be made also, this would not effect a person living in Poland and not using foreign currencies.

Since I posted the original post there has been some interesting comments, some comments suggest to me that people are trying to justify why they have purchased a property/apartment in Poland, hmm interesting.

From my point of view, I purchased a apartment approximately 8 months ago and I can say quite honestly that it has gone down in price some 10 to 15%.. and thats if somebody was prepared to pay for it, I know all too well that Poles are funny when it comes to buying real estate, they look at the price and say oh well, I could buy a vacant block and build myself. The point being that a lot of homes are advertised and never sold. It does not bother me as I'm in for the long haul and have no intention of selling.

The frightening part is that (It must be a consideration of all buyers and sellers) is the rate of the US dollar. In the spate of 6 months it has moved from 2 to 3.15zl. This relates to a 35% variation of the price of a home or apartment..

I might add if the American economic situation gets worse and I suspect it will you may well be right.

Thanks for the compliment sir, it shows that we could do business together! You could be the new new burger king of Poland lol. lets face it poles have not yet truly experience good take away food. The burgers are nothing like those in the US, the pizza's are terrible, and the rolls filled with cheese and mushrooms are primitive.

Like I say a good burger, fries, and coke will make heaps.. I might add the polish fries are soggy and taste like you know what.

You may brush this post away, but your best bet is to have a small kiosk selling american style hamburgers, coke and fries, think about it, this business has not been explored properly in Poland, just take note how wealthy the stallholders are.

Forget about teaching english at 30zl a hour, move up in the world and make it happen.
Poles love food and nothing better than a greesy hamburger, fries and a donut all year round. PS 700zl rent is nothing to pay to lease a kiosk a month.

Lets face it when the US is threatened it will create a war, even if it means telling lies when it invaded countries like in Iraq, Vietnam, and supporting right wing groups in South America. The US propaganda machine is so well oiled up it is able to transfer a lie into making out it is a good guy. If US business is threatened and the only solution is creating a world war, the US will create a war.

Make no mistake if you had a fist full of dollars in your hot little hand, I'm sure you would do the same. Like always money comes number one, morality comes last.

It could take years for this to occur and IMO will result in mass social upheaval and may ultimately lead to WWIII.

A lot of people are saying that if America fails to get out of this economic mess its only option will be to create a world war (look at the current middle east conflict)

This may sound sick but think about it folks it would lead the US of recession and bump up a lot of shares.

Patrycja, men don't change because the methods you want us to follow don't work.

From my experience make your point, if you don't get a satisfactory response, dust the sand from your sandles and leave... rest assured that this will make them change.. at least try it... unfortunately people in Poland who have a family member work overseas think that this person is made of money and a good target. Poles are slow learners in this regard...

patrycja19, your advice is pure nonsense, the feel and touch effect does not work in poland... best advice is to dump your family, of couse explain why and leave.. ps.... give it time and your father and brother will come back crawling to you and all will be good.

please ignore any other advice.

The reason why a person would leave the US to live in Poland, is quality of life, yes pretty simply and straight forth answer.

Americans are still to experice a second major shock in that the new popular president will not be able to do much to save the US economy, How it must be insulting and a joke to the current administration to hear of some young jerk telling them to move over and telling them I will fix the world.

It must be one of the few countries in the world were ex criminals reaffend again to have the security of a roof over their heads.

The quality of life in Poland is more important than a false American dream.

Europe is the future, America is on its way out.
