I want to buy a Flat in Krakow - Centrum. Any advice to a newbie? The lawyers fees, commissions, etc all seem pretty straightforward... but what am I missing?

The agents certainly operate differently than north america - here I have to struggle to book showings, I am the one chasing the agents, fighting to see things. On the other side of the pond the agents are 'hungry' and will call you and actually follow up, send you email property links, and hustle for their commission.

What is the story on property values in Krakow proper - going up or down?

Sorry i'm confused - what VAT are you talking about?

my understanding is i buy a flat for 100,000zl. pay a 2% commission on top of that, lawyer's fees around 1500zl. and thats it! Then of course the monthly "condo" fee of 100zl or whatever.

are there any other big fees, taxes etc?

the exchange rates - CAD - to PLN in canadian banks are just awful.

better to bring here in CAD then get a kantor to do exchange at a reasonable rate... 2.95 as of today (vs. 2.61 at TD.....

So to answer my own question... Deutsche Bank turned out to be the winner! Very fast transfers I was shocked.... I had 2 sent... first one arrived literally next day.. Next one was closer to weekend so took about 2 business days.. Sent friday arrived tuesday?

Now beware... once the money is in the account then you have to transfer it out to be able to use it. Cost is about 250zl I believe per transfer.

...but who will take the money? I shopped quite a few Kantors... one had decent exchange.. but his Raifessen bank limit was $20,000 CAD to receive per day... so multiple transfers.... 250zl each... could add up.

I'm sure there are other options though (which I found ;)

i'm an expert ;) since i eat out twice a day in krakow

meals on the cheap side - milk bar or pierogies.. 10... 12 zlotych

meals on the 'expensive side' 25-35 zlotych range.

i would eat brunch everyday at vegetarian restaurant.. high quality. soup about 6zlotych... 'meal' like falafel or quiche etc with salad about 12-16zlotych. .carrot juice 6 zlotych.. total about 20-28 zlotych

Nice italian place with delicious pasta or pizza with a beer at grea italian restaurant... about 30-40zlotych with a tip

so very cheap indeed! and that's in touristy krakow. i expect the other cities to be cheaper

$2000 = 6000zlotych will get you an amazing flat right near the main square... i saw a great one for half that price with a jacuzzi, 70m2 pimped out

you will have a Lot of choice at that price range!! your biggest problem will be picking which amazing place you want to live in :)
