Well that will never happen in the UK. Its very low as it is, but far better than Poland. Poland's dole is almost nothing, how can that ever be attractive?

The German job market has just opened to Poles, there is few that will go there, but emigrant's will have more options to Poland, not less.

That could be difficult. I havn't located any of my family here. You may also take into account it might be better not to.

A friends father is considering selling his flat in Krakow becuase of the grief his family give him, after three months of it he runs back to Nice (in France) for some peace.

Debt does not have to be paid back, it is usually rolled over forever and inflated away. How serious a problem it is is a matter of debate. If its spent on infrastructure, then debt is good for a country like Poland with its poor infrastructure. If the economy is growing rapidly, then some debt can be managed. Poland is lucky that its level of debt is far less than many other countries and its economic growth is something the rest of the EU can only dream of.

Maybe there is some fear about Polands economy that contributed to the Zloty's fall, but I'd say 75% of the fall is safe havening against the worlds economic problems.

Its not good. However, the rate will not be getting any worse with the swiss fixing against the Euro.The Polish have put a figure on the growth rate cut the high CHF has on the Polish economy and its manageable.

The fal of the Zloty is brilliant for me, 20% pay rise from the bottom in May.

Well, that figure is "About 53 per cent of outstanding Polish mortgages are in francs"

which is not the same as

"54% of Polish homebuyers who got their mortgages in Swiss Francs".

The original article was on Bloomsberg and its 53/54% of value not number of individual mortgages. The actual Zloty total of CHF is actually quite small compared to Polands economy. There are 700k CHF mortages in Poland, a small portion of the households

Banks in Poland lent zł.23.9 billion for the construction and purchase of real estate in H1, 49 percent less than for the same period last year, reports Puls Biznesu.

Borrowers are now behaving more carefully, having learned the lessons of the financial crisis, and it seems unlikley that results will pick up in H2 particularly after June, normally a good month, saw poor results.

"We actually do not know why this happened. June was always a good month. We're thinking that the market is reacting to what's happening on world markets," said Wojciech Widenka, the chief of the mortgage management department at ING Bank Śląski.

In Spain, the banks gave guarantee that the deposit money would be safe. They refused to uphold teh guarantees and gave the money to the developers, this was a political decision to steal from foreigners to try to save the Spanish economy. Illegal? yes. Will the Spanish legal system help? no.

Poland is about to demand escrow accounts to protect consumers. After what happened in Spain, I would say buying off-plan is total lunacy, everywhere. Do not buy off plan.

There is no such thing, or the 'normal' price of any item for that matter.

Ahh, you mean the same way that they have in the UK, where people can't afford a deposit for a place to live as the house prices have not dropped sufficiently for them to be affordable.

Yet. They will continue to fall. Inflation is a killer there, wages stagnating, cost of living rising. The adjustment will take several more years, few people seem to grasp the slow nature of a property crash, five to ten years is what it will take.

Prices of agricultural land on the rise

A hectare of good agricultural land in Poland costs more than in France and Germany, and prices are continuously rising, reports Rzeczpospolita. The average prices of agricultural land have gone up by 10 percent during the last quarter, and they are 12 percent higher that last year, according to data from the Agricultural Real Estate Agency (ANR).

In Q1 this year, a hectare of agricultural land cost zł.19,400 in Poland on average. In 2010, the average was zł.18,000 per hectare. High-quality parcels are more expensive, however. A hectare in the Wielkopolskie voivodship can cost zł.38,000, the Central Statistical Office (GUS) reported.

A record transaction was registered in the Mazowieckie voivodship recently. The ANR sold 150 hectares of land from a cooperative to a local agricultural producer for zł.8 million. The ANR owns two million hectares of land in Poland, 75 percent of which is leased.

The price of one hectare of ANR land sold on average for zł.3,684 in 1999. In 2011, this price is an average zł.16,721, according to the agency's data.

You have to remember, people whom post in the Sun are a) Thick as **** b) too cowardly to every say what they think to someone's face. Racisms is far worse in countries that don't have a very mixed population, its worse in America a supposedly tolerant society.

Don't forget to declare it to the tax man.

Actually the tax man will be coming to you for a cut. If she doesn't have a reciept for the rent payments and she is claiming for them she will be leaving you anyway as she is committing fraud.

There is a good chance you could be accused of the same fraud, you have to put a stop to it.

Not true, its printed on it 'Quid Pro Pro' - it can be exchange for something of value and by definition those who hold it own a promise from the bank.

Essentially they are LTD companies LIMITED LIABILITY, if something goes wrong they are protected by the law. Dont give your hard earned cash to them. I know a guy that was taken for £500K.

Whats the problem with depositing the money in Bank PKO in London then drawing it from PKO in Poland. If you open a GBP account you can draw GBP in Poland then exchange at a kantor or what ever - when ever you like. Thats by far the best option.

Its why I have never used such a company. I would expect to be robbed if I gave a complete stranger thousands of pounds with no idea who they are and no security to protect what happens to the money.

IS it still possible to open a PKO account like you say?

You can take cash, just make sure you can prove its yours. 4.72 is a good rate though. If its sent in zloty, there should be a very small charge. I get £7 on transfers from the US to UK with Barclays, thats on addition to the $20 to send and exchange rate spread.

No need to declare anything at the UK border unless you're exporting it outside the EU.

Thats what I thought until then customs offices stopped me and interrogated me. Last time I flew I read a notice explaining that anything over £1000 could be confiscated ANYWHERE in the UK unless you can prove where it came from and that it was not the proceeds of crime.

They also said you have to declare anything over 5000 euro's when leaving the country.

As I said, take bank statements and withdrawal slips with the money. If you have any sort of criminal background you will have a particularly difficult time.

Show me the law that says this.

It was on the wall just past the security scanners at Stansted airport.

But its been implied that it should be included in the amount of falling house prices and then the poster states "So 10 years into a loan, 4% inflation will have probably added 50% to a property's value" but states previously "Compound 4% inflation for four years, plus 15% gives a real fall of 28%" which is it?

The point is we have inflation making the house worth less in real terms; the debt is fixed and the value of the house is falling. of course in real terms the debt is falling too. What you want is real increase in the value of the property, prices rising more than inflation.

If you are an existing home owner you are paying for an asset that is falling in real value, however eventually you will have repaid the debt and have an asset, along the way you will be in negative equity and screwed if you want to sell. For new potential home owners there is no incentive to buy a depreciating asset, so they hold back and prices continue to fall.
