Sorry, I thought you meant adjoining forest. Our place is in a national park. That's what gave me the doubts.

Property Prices are still rising especially if you have a house!!! however i had to marry pole to have a house as there seems to be a law to state that a forigner cannot buy a house with land in Poland strange but true.

I do know that if you have money now is a better time to buy apartments the exchange rate can only go up again rather than down, i know people whom bought last year when we were getting 6 to the pound and they were buying properties o e cmpleted in 3 years, now there payments are twice what they should have been looking from the pound view point!!

Yesterday, Channel 4 had a interesting episode of "A place in the sun: home or away".

This programme was screened again this afternoon. I just happened to see the last half hour of it. I wonder how the prices have changed since 2006 considering they went an awful lot higher and now probably <?? > they may have gone lower ?

Would be interesting to know if anyone has some local information ?

visit ww.mamdom.com see what they are saying. Or ww.Oferty.net If you check out what is for sale that will give you an indicator. I've seen flats from £24,000 advertised in the Tri-city area, thats about 118,000zl. New build etc....

I think the luxury market is dead, but there is a shortage of affordable homes for the majority of Polsh people.

I think companies like this are probably what you would want to steer away from for advice. The info on their website appears to be out of date and more importantly it was probably distorted in the first place.

This is too general and inaccurate. You must be more specific as to what category of real estate in Poland is losing value. You probably mean 'flats'. Private houses on a decent parcel of land are not going down in value.

If you aim for smaller towns around major cities you can still buy inexpensive new build flats. I have a friend who moved to Wejherowo, 35 minutes from Gdynia (Tri-city).

They brought a 30sqm flat 4 years ago for £14,000 !!!!!!! Currently the same flats are going for £24,000. Although the market is slow at the momment, Poland doesn't have a subprime issue, and it does have Euro 2012 soon, EU structural funds being pumped in until 2013 and generally is in a better shape relatively than many other European countries.

A £24,000 investment now, especially with a weak zloty would be a smart move. When Poland gets the Euro the prices will jump again.
So there are still propertybargains out there. All is not lost...

As for Mamdom spouting rubbish, well I disagree i've double check their data and sources and they seem kosher...

True, especially when the zlote is loosing its value. keep in mind the average wage in poland is just over 3000zl and it is much harder to get credit.
