Normal medium size flat.
lets take the average m2 price in poland to be in the region of 8000pln and then lets assume that the centre of warszawa will be considerably more

Yes, I expect it would be but I'd prefer to live in the centre if I didn't know the area well.

thats obviously part of it but there are/were more factors involved that are unique to the polish market

Hi Danterob, you can expect to pay around 11,000 PLN per metre for an appartment in the centre of Warsaw. the average for the city is 8,000 PLN or there abouts

According to Mamdom average apartment price is now 9,627 PLN per metre. It was 10,772 last summer. I would say let it drop a little further by late Spring and then buy.
