There you go again Sledz promoting your Mad Dog 20/20. That rot gut juice will kill you one day. And to even mention Boone's Farm along with those other ones - I hope you're not a true to life soak. I personally take pride being from Illinois but I certainly don't drink the abovementioned! It's nearly five over here ..... I think I'll go find the next Tyskie Bar? Have a good weekend in Chicago.

Real Estate / How much rent do you pay in Poland? [18]

You can go to any city in Poland and live on 2000 pln a month. Most of the expats here in Krakow are paying 700 pln to 1200 pln for their one bedroom or studio. You're also paying on top of rent for media, cable or dish television, electric, gas, internet, and sometimes even water. Look for place with city heating this will save a few hunded zloty when you"re in the winter months. Emloyment Krakow would more than likely a better bet over Wroclaw. But the latest gossip in the south is that Lodz is going to be the next "boom" city. Lodz reminds of some long lost French town that exsisted fifty years ago. Have a great time where ever you end up.

It's great to hear somebody with a positive approach. Poland has a long way to go before prices fall or even level. With over 1.5 million units in shortfall and with increasing land prices coupled with rising costs of building materials there is only one way for the market to go. Leasing multi story cranes is very expensive operation. Why are there thousands of them in the sky?

Why Katowice? Where are you now? The next time you're in Krakow take a walk up Krolewska. This area is becoming very trendy with locals as well as the resident expates. Rents are very low compared to the Rynek and Kazimierz and there is definately a buzz for future bistros, cafes, bars, ---- I was in Tarnow on Saturday night and the town was packed but I know nothing about business opportunities there.

There is one area that I would recommend highly. The northwest neighbourhood of Krakow named Lobzow. You will enjoy premium rental yields along with above average capital appreciation. You are right to stay around the 40 to 50 m/2 size. Even 30 m/2 are great sizes to invest in. There are hundreds of places in Poland that will be worthwhile to invest. The best is to assess the economical demographics along with future planned gentrification. Also get as close to the city centre as possible irregardless of what city.

Real Estate / Land purchase in Michalowice, Krakow [6]

How large of a site are you looking for? What sort of development? I would advise to purchase a parcel that either is already zoned or having the zoning in the process of being approved. Most land sites once you crunch the numbers are high risk as building materials are escalating everyday and many of the parcels are over priced. I would advise to find a site closer to the centre of Krakow where one can sell at a higher price. Wola Justowska is presently a popular development area. It is close to Balice (airport) and is on public transportation as well as being only a few minutes from the Main Square. If you need any futher information I'm more than happy to assist.
