I would advise to purchase a parcel that either is already zoned or having the zoning in the process of being approved. Most land sites once you crunch the numbers are high risk as building materials are escalating everyday and many of the parcels are over priced. I would advise to find a site closer to the centre of Krakow where one can sell at a higher price. Wola Justowska is presently a popular development area. It is close to Balice (airport) and is on public transportation as well as being only a few minutes from the Main Square.
