Real Estate / Global Housing Collapse Spreads East [8]

I have been telling forum members for the last 2years that the Polish Real Estate is over priced and a correction will have to take place, can I make a few points, firstly the reason why the housing market in Poland will crash is mainly because of the low income of Polish workers and lack of money coming in from a depressed US economy. The situation is different in Ireland which I will not go into now.

Without a doubt homes in sort after areas (location, location, location) will hold there own as will commercial properties in sort after areas, ie shops.

Without causing a scare campaign some well known property developers are on the verge of bankruptcy, further I have heard some buildings build by these cowboy companies have developed structural damage as a result of faulty workmanship and will have to be demolished in the near future.

A lot of speculators will have burt there fingers in Polish Real Estate, the smart ones have cashed in and moved on to greener pastures, ie other eastern markets.

Lets make no mistake those who have speculated on Polish Real Estate must now be heading straight to the cupboard for another stiff drink.

This has crushed me financially. Don't know what to do.

I don't think things will improve, in a thread going back 12 months I predicted the US$ falling to to a 2.1 ratio..(nobody listened).... best options are to sell out in Poland and take advantage of the $ or pound, you will be able to take home more pounds and dollars and start a new life in the west...ho hum.

Or stay in Poland and watch the developers go to the wall and see prices go down again. Although the recession has struck the US, it remains to be seen what it does to Poland...undoubtedly it will not be good.

I await those in the real estate business to respond and tell me Poland will grow by 6/7% in 2008.

Some truth in that, its one thing returning to Poland for a holiday or being there as a native. I know of one person who committed suicide after selling her life time investments and returning to Poland.. She was never accepted as "one of us" but somebody rich from the west.

Poland still lacks a lot and no amount of vodka and cheap food will change that.

I hope this form of insult has made you happy... Your experience (limited at that) has only covered Sopot and surrounds, your entry into Polish Real Estate has only been short and you know that.

Sorry BubbaWoo but my opinion is my opinion...the bottom line is that sort after properties in prime locations will still increase and secondly a lot of properties were over priced in the first place, and yes you were the one edging people on to buy, reassuring of a good return..hmmm

this gives you a golden opportunity to defend the Bulgarian real estate market.

If I was Bulgarian and flush with funds, I would be buying up big in that country.
Its very difficult going solo in a foreign country and engage in business dealings. You need to have a business partner who knows the ins and outs of all the red tape. Getting back to Poland, I believe the days of making a quick buck is well and truly over, It is a good time for a person who intends retiring in Poland to secure a property in a prime location..however you must consider the climate, health care, exchange rate, and how you will support your retirement. People living in the west sometimes don't appreciate how good they have it till they go elsewhere hmmm we all know that living in Poland has its problems..

Ho hum alright...hmmm... I'm sure many real estate cowboys have already targeted that market in the same way they raided the Polish market some 5 plus years ago.

The facts are that making easy money in Polish Real estate is well and truly over.. (I know the die hearts and people who have a vested interest will say otherwise)

It is still unclear what effect the US prime mortgage crisis (recession) will have on Poland, if unemployment goes up in the USA, GB and Poland this will translate in a housing crash in Poland, I would suggest that it may NOT effect prime blue chip properties in Poland ie Warsaw, Krakow and parts of Tri City, but certainly those who have invested in pre purchase and new developments will have there fingers burnt.

Real Estate in Poland will never be robust till such time as the average Polish worker earn the same as his EU counterpart.
The notion that people from other countries will buy up Real Estate is rubbish, the government will stop this. I doubt if people from GB who relocate to Poland end up staying, I suspect most pack up and go back frustrated and disappointed. :))))

Now we come to Poland and are seeing a square meter go for 3-4000 zloty. Kind of puts a financial damper on the potential move.

these prices won't last, give it time and it will come back to a more realistic level!

lef - you seem to be opinionated when it comnes to polish real estate, much of which appears nothing more than conjecture - perhaps you could share your post 2004 polish real estate experience with those of us on-the-ground

In the spirit of xmas and being nice as always, can I just say we all have an opinion about things that interest us, ie real estate. Thank God people who read these notes can form there own opinion and act accordingly.

Well sorry to say so, Ranj I'm not living amongst the fairies but my views on Polish real estate are pretty much spot on, lets wait and see when the sub prime housing crisis rears its ugly head in Poland. There are winners and losers in the real estate trade, sometimes the winners end up being losers. Thats the nature of Capitalism!

And to be honest if people are stupid enough to buy something for an inflated price because they haven't done their homework then I have no sympathy.

Pretty true, however a lot of blame most go to the real estate sharks who have such a spin that they can convince anybody.. there are some on this forum, (hmmm)

The sad facts remains that the profession person has remained in his native country turning over the dollars in real estate, and they wouldn't bother investing in the Polish Real Estate market at this time. We only have a few foreign cowboys who have a great deal of success ripping off there own people!

I don't mind starting the ball rolling by giving the first zlote, I might say also Michal your views on Poland (mostly negative) are those that were broadcasted by Radio Free Europe and Voice of America in those bad Communist times ie in the 50's. ;>))

He was given a choice, either pay thirty dollars, or however much it was, as I do not remember now, up front to the policeman, or pay a much heftier fine. The Poles accept anything, they lie and lie and lie. Never be so naive. The Puzzler for example, does not even know the difference between oczu and oczów! In Poland, trust no one.

Hmmm, that may have occurred during the communist period, I have always found Polish Police helpful and trying to do the right thing.. by the way Michal, do yourself a favour and revisit Poland, things have changed in the last 30 years. (if you can't afford the cost, perhaps you may ask this forum to start up a collection...lol)

And I once called this type 'friend of Poland and Poles.' Shame on me.

There are many like BubbaWoo in Poland today, half his luck what he does, undoubtedly there are Poles in GB who have exploited the system and are freeloading there!!

I honestly believe that native Poles will not deal with Irish/British real estate salesmen, they prefer there own. We are yet to see what tricks the Sub Prime Mortgage crisis in the US has in Poland? With a low US dollar home prices can only go in one direction.

In the US and Oz only the rich have the chance of higher education, at least in Poland higher education is cheap.

I've noticed a big difference in the attitude of younger police in Poland, they are more professional and dedicated, if you were to offer a bribe, they would just laugh at you, a big change to what was occurring back in previous years.

Its all happening in Poland Krysia, praise the Lord and pass the sauce :>))))

I don't know what that has to do with the price of eggs in China! The weather and food in the UK is pretty basic. The same question could be put to you: What are you doing in Poland? Get real.

They are more honest than they are in Poland.

Hmmm.. lets not throw mud on every Polish person and assume every Polish person is a thief and dishonest.
Let me say there are more honest people living in Poland today than there are honest people living in the USA.. (now thats got you thinking)

There may be postal thefts in the Polish Mail system, which is uncommon in the US, wow big deal, it doesn't pay for a US postal worker to steal as it doesn't pay a US policeman to take a 20$ bribe, not worth it, The thief in the US has his sights set on the bigger pie, ie corporate fraud, internet fraud, credit card and other scams, thats where the money is.

If people are silly enough to send cash in the mail system knowing full well it is not secure, well suffer the consequences!

Bydgoszcz is a lovely town, it hasn't been corrupted by English/Irish opportunist (yet)

These comments suggest you may be hallucinating, you know old chap, its time you got hold of yourself and got a real job, leave the bad stuff alone.

Poland has been around for a long time, it has a rich history and has gone through a real faith journey which makes it what it is today, it doesn't need silly comments from a person who has been in Poland for a few minutes, normally a quest to a country respects the current culture and habits to which he is a visitor, I'm sure if I went to GB and started to insult and want to change the country I would be told where to go.
