what is the average cost per square meter for refurbishing an old appartment dating back to the 60s? the appartment is the social housing blocks in ursynow, and needs new flooring parquet, new windows, new kitchen and new toilet, in addition to some painting works.
Is there anybody there who had this refurbishing experience? any idea of cost?
All depends on the materials used and who's doing the labour.
Youd be hard pushed to buy all the materials even at the low end of quality for less than 2000 PLN / m2. A half decent kitchen should set you back about 20,000 PLN.
New kitchen 30K (Ikea) including complete floor + wall tiling and new electrics.
It obviously depends what you buy. 100-200pln per day for labour and it took one man less than two weeks for the kitchen (he was 200pln per day but was worth it).
I can do it for cheaper. Or rather my carpenter can. If you are interested send me a message and I will give you more info. I am an interior designer, I live in Warsaw- my carpenter does custom kitchens as well as full fit out and demo.

I'm considering buying a flat in Krakow and have seen one that's nice, but in "developer's condition" (i.e. needs floors, walls prepe'd and painted, interior doors, bathroom and kitchen).
I've checked the web and have found a range of PLN 500 to PLN 2000 per sqm, with PLN 1000 being a reasonable average.
If someone has experience with that, can he confirm that with PLN 1000 per sqm I should be able to have the finishing done - nothing luxurious but good quality and no Ikea stuff. Not counting in furniture.
Also, does someone have a good contact in Krakow, a company that's reliable and can conduct the works?
Hi. Just a quick one. Has anyone ever renovated a flat in Poland? I am thinking about buying a flat as the price is rather good but the flat does not have a bathroom or a toilet. Does anyone know roughly how much it would cost to install a bathroom? Any ideas or thoughts on this would be greatly received. Thank you.
Does flat have an easy connection to 110mm soil stack or soil pipe? If not the price may be scary. Only tiler can ask 6000 so i think it may reach 12000zl
that is a very high price - for the most basic furniture then start at about 800 per sqm. However you could get a full kitchen including simple appliances for about PLN 15.000 if you used Ikea stuff.
The jam today f**k tomorrow of some polish tradesmen never fails to amaze me. 25 grand is ikea territory inc agd (appliances such as fridge, dishwasher etc) for a flat double that size. You can buy a self build kitchen for a c. 50 -60 metre flat for around 3000-4000zl plus cost of agd. The kitchen would be from the likes of BRW outlet, simple but with a hint of elegance, nice and sturdy, good for renting to low level professionals. Most outlets will even do the planning for you if you give them the measurements.
How long is a piece of string? All depends on where you are sourcing your labour and whether handing over property to a single firm which will do all, or selecting labourers per each job. Then there is the starting condition and the standard you want to get to. Best way is to get a few quotes, ideally from firms or labourers with a reputation/recommended by others. Just make sure you sign a contract before the job, that way there are no squabbles about completion dates, delays and costs.
The place is in Warsaw and the condition is unliveable as of now. No flooring no walls, just empty space. Not sure how the electrical or hydro situation is though. Do you think the best is to go with a firm or contract individual professionals. Im assuming the price would be higher if I go with a firm. Although I do agree that a written contract is a good way to go.
