Love / Are Polish Women cold and aloof? [249]

Polsih girls
========
in mine and my friends 3 years polish life experience:
(the usual Ania, Karolina or Ola)

- love playing mindgames with guys
- like flirting with everyone, and sleeping around
- usually they will have 2 official boyfriends, and other 3-4 casual lovers
in a month
- they are sweet looking, but mean and even evil inside, although they
rarely show it

Real Estate / Luksa - Big problems with developer in Lwowska, Krakow [79]

these scamming builders they go probably after this way of thinking:

1.If the price at the beginning it was too high - good, we make more profits

2.If the price at the beginning it was too low - we can sell now that it is
finished, at much higher prices, we already got the financiang we needed
from these suckers, so let's scam them off, and get much higher profits..

Real Estate / IS IT A GOOD TIME TO INVEST IN POLISH REAL ESTATE? [83]

The prices of real estate in Japan are falling for last 15 years.

The prices in 2007-2008 were at a maximum in Poland, and then the bubble bursted.
Such kind of prices like in 2007-2008 (higher than France, Germany, Spain or Belgium)
will happen again maybe just because of high inflation, in 10-15 years from now.

Next 2 years it will be continued lowering in prices, which will continue to be going down.

It is crazy to ask 2000 euros/sq.m. when the average pole is making about 400 eur/month.

It is a rule in Real estate, that the average price per sq.m. is the medium salary that
a normal person gets in one month.

That's why in France, where average salary is 1800 euros/month, the average price of real estate is approx 1800 eur/sq.m., and so on.

Plus the fact that are about 150 000 apartments on the market left unsold in the big cities in Poland...

Real Estate / IS IT A GOOD TIME TO INVEST IN POLISH REAL ESTATE? [83]

Prices in Berlin, capital of germany: average 1400 eur/sq.m.
Prices in Krakow, a city without good connections and far away
from any other capitals (even to bratislava there are about 8 hours by bus): average: 2600 eur/sq.m.

The polish real estate bubble at its best

Love / Are all Polish men Psychos? [111]

Many polish men are RUDE and AGRESSIVE. I don't know if this is going to ever change.

However many girls seem to enjoy that :)

Love / Are Polish girls forced to marry by their parents? [33]

Truth is that polish women have a thing for getting married, women really need it, it is social pressure or the need to take away all the freedom from men... something along the lines.

If a woman is not married by 23 years of age, she is worried and becomes almost very desperate

Love / Woman 23, man 47 years old. What do you think about ? [162]

As men are usually very immature before they reach 40, actually if he is 47 and she is 23, it is a very good marriage.

If he would be 30 and she would be 23, then he would be TOO YOUNG for her.

Love / Are Polish girls forced to marry by their parents? [33]

The most absurd was when I was asked by a polish girl to marry her and her friend. So much pressure.Unbelievable.

:) I think actually is truth.

you start insulting without thinking. I am a girl.

Real Estate / IS IT A GOOD TIME TO INVEST IN POLISH REAL ESTATE? [83]

The bubble didnt burst out YET in poland.

Berlin has an infrastructure and a railways system that Krakow will not have
even in the next 100 years.

Have you been to Berlin lately? You say that city is bankrupt? Maybe it is only the frustration in you speaking. Berlin has about 40 millions tourists each year,

and it is one of the best cities to live in from Europe.
It has low prices, it has great infrastructure, it has lowcost flights to anywhere
in the world.

Krakow will not be at Berlin's level not even in the next 150 years and you know this.

To compare Berlin with Krakow is like comparing Japan with Somalia.

Prices of apartments in Krakow are overinflated due to overspeculation and greed.

Love / Polish girls attitudes towards sex. [568]

Different nationalities have different taboos. For example it is O.K. to ask a czech girl if she is shaved or not,but it is not O.K. to ask this to a russian girl.German girls also can talk about everything, they have no taboos(are like men in this regard). You can talk about any issue with them, there are no forbidden topics.

In your experience, what are the taboos for polish girls?

Real Estate / How do you comment on "Poland real estate analysis" of the biggest property site [24]

This forum is taken over unfortunately by developers and real estate agents. They convinced the mods to close down the two threads with the most posters (Property in Poland is collapsing in prices at high speeds) and they opened a bogus thread fake, about that the bubble inflated prices of Krakow (10.000 pln/sq.m.) and s on, which are higher than Berlin or Vienna, as not being at their highest point yet :) :rotfl:

While all experts agree on the orices going down in Polish real estate, these developers have nothing else better to do all day than sit on this forum and write BS...

Real Estate / Is there a Real Estate bubble in Krakow? [60]

quotes=Avalon As a builder, I can give you a some good reasons.

a) Even with 2,000.000 Poles working abroad, there is a need for some 3,000.000 new dwellings including those needed to replace exisiting defective housing stock.(Stats according to GUS 2004)

Finally you spill the beans and say that you are a builder yourself,
this is why you spam this forum with your fantasies.

This "need" for 3.000.000 new dwellings is COMPLETELY made up by you.

There nothing real about this. Thosands of new apartments
are unsold, and stay empty. 3.000.000 new dwellings needed?

Even little kids are laughing in your face.

b) Building costs for new apartments is around 2,000 to 3,000 PLN m2 (average quality to developers standard, I am not talking high end developments) excluding the cost of the land.

(not the 600 PLN m2 that the idiot Mark Biernat would have you believe)

That's again big time BS. We examplined all costs into building,
and total cost NEVER surpassed 1000 PLN/sq.m. built.

But of course a builder will lie for money everyday...

d) Wages/materials/fuel used in constructioin have been rising for the past 4 years and are not going down.

Another straight lie. Construction materials - for example iron and steel
last year have been going 4 times DOWN in price because of crisis.

How can you lie so much, without blinking Avalon?
Not everyone is an empty brain naive idiot who will buy any BS you make up here...

g) Financing a new project is going to cost more from the banks (if you can get them to lend to you) because of the ass-**le bankers.

So you don't do it even with your own money Avalon?
That's newspapers are full of situations / sitraight scams when developers
like you took the money from clients for a paper project, and then the "project"
went bankrupt... leaving only cheated banks and clients...

h) As a pre-condition to joining the EU, Poland has to adopt the euro

That is pure crap again Avalon.
Poland is in EU already since 2004, and we are in 2010 !

And if Poland will ever adopt the euro, it will be after 2015 !

Many countries are in EU like United Kingdom, Sweden, Norway and they will
probably NEVER adopt the euro.

You are so completely full of BS and lies.

Moderators should ban you from writing such crap over and over again.

I have spent most of my whole working life in construction so I hope this is the non-emotional response you wanted.

in poland the temperatures now are below - 30 degrees Celsius. MINUS 30 DEGREES CELSIUS yes like in SIBERIA.

In Siberia however it costs about 150 euros/sq.m. and apartment, and in Krakow, just about 50 times more expensive...

Only insane people and developers can brainwash you into throwing your money out the frozen window to buy in the POLAR COUNTRY...

Real Estate / Is there a Real Estate bubble in Krakow? [60]

instead of talking about the facts, you constantly just do personal attacks trying to avoid the FACTS. I posted here articles, studies, even the biggest PROPERTY PRICES WEBSITE in the world analyses.

People can see the truth everyday, they will not simply blindly believe your personal attacks just because you have thousands of posts (your whole life is this forum and intoxicating people with your opinions), because people are not blind and not stupid as you and the other developers want them to be.

Life / Reasons for moving to Poland [291]

considering:

news-poland.com/result/news/id/3849

Temperatures of -31 degrees in Poland in January 2010 are normal...

and

google.com/hostednews/afp/article/ALeqM5iuijzpNUXxZjS0-3IWWyy5iwB yNg

As temperatures plunged to minus 25 degrees Celsius (minus 13 Fahrenheit) in Poland at the start of the year, the number of cold-related deaths rose to 122 so far this winter, police said.

to move to Poland is a gesture of pure and suicidal stupidity

Real Estate / Thinking of buying an offplan Luxury Property Wroclaw [79]

Man, be careful with this.

Prices in Wroclaw are expected to fall about 30 - 60% in the next 2 years.

Buying now is the dumbest possible thing to do.

I have a friend who bought few apartments in 2007 in Wroclaw, and now he is desperately trying to sell them now in 2009 but: even if he cutted the prices already by 40% loss, and still NOBODY is buying. He says that all statistics in newspapers are LIES, because the market will go down another minus 50% before somebody actually starts buying apartments in Poland

Real Estate / Has the Poland real estate bubble popped? [12]

Has the housing bubble popped there?

Definitely NOT yet. Prices went down about 20%, and they are expected to fall another 30% - 60% at least.

To buy now in Poland is the same with throwing your money off out the window into the sea...

Real Estate / How do you comment on "Poland real estate analysis" of the biggest property site [24]

I know several owners of apartments who are desperately trying to get rid of their apartments bought in 2007. They say they had just 2 viewing trips from interested buyers in the last 3 months, and none was sold.

The buyers offered cash 50% of the prices advertised, and said that noone is crazy to buy now , when prices are about to fall around 30% - 60% in the next 2 years...

Life / Ripped Off in Poland? - Expose here: [185]

Polish people cannot really keep their words and have no pride.

I lived in Wroclaw for 8 months, and the owners of flats, who were renting out, advertised a price of 900 zl per month, and when they saw I am british, they raised the price to 900 zl per week, thinking I am so naive or easy to rip off :(
