Recently bought an appartment in Zielona Gora for 3156 pln per sq metre.

Your property is worth as much as somebody is prepared to pay? having said that the people who would buy your property will not be a local pole it would be somebody from the UK or USA, with the current recession it is doubtful that people will be lining up to buy your apartment. but you may be lucky a sucker is born every minute.lol..

Sorry to say to you shelly it will be very hard, unless of course you are a prostitute. Poland is a closed shop for foreigners and even if you got a job it would only pay 1200zl a month.

I was on vacation in Poland 4 years ago. It would be 7 or 8 in the morning and there would already be men sitting outside the little store in the village drinking beers and this was happening every day.

That is common in England too, poles like homebrew and cheap wine.

I live in Sanok in southeastern Poland and the situation is what I've written. Maybe our hospital here is well-administrated.

you talk absolute nonsense, local doctors in small town are paid very poor wages, that is why a lot have left to work in GB. The local hospitals have no funds to pay for this the of wages, they cannot afford to pay for bandages and clean sheets in there hospitals.

Too much trolls in this thread to take everything seriously, I'll be happy if I can earn 3000 "netto" after graduating.. now I'm getting 10zl per hour full of heavy thinking and programming ; )

You have a point, most people I speak to earn about 1500zl (in hand per month) I laugh when I hear people on this forum who are english teachers claim to earn 6000zl a month.

Is this a Polish thing to claim to earn more than you do? Like asking a old pole what his rank was in the army! Rest assured it will be always a Officer rank, which always begs the question what happended to all the soldiers!..hmmm

Seanus, look I don't doubt your honesty, but keep in mind school teachers earn about 1200zl in hand per month. The point I am trying to make is that Poles generally speaking like to impress others in what they have and how much money they make.

it only shows how Poles cannot get there act together and be more competitive, the chinese have NOT got a good track record in anything they do except cheating and breaking copywrites, The Polish government only encourages a breach of human rights and you can rest assured that any Chinese labour will be slave labour.

jwojcie good question and a simple answer, if there is anything you learn from this forum it is this, you buy in areas where the rich and elite type reside, generally buying rubbish and doing it up, a lot of ethnic groups only buy in certain areas, ie the Jew, Chinese (hong kong)

These areas then attract people who specifically want to live in a certain area thus pushing up prices..I think you have missed out in getting prize real estate in Poland as it has already been snapped up by bargain hunters and a lot of the older homes have been given back to its previous Jewish owners. The second consideration is buying near public transport, shops, schools, beach or mountain views.

With the current global situation, nobody knows the future of the Polish Real Estate market, I personally believe it will not go down due to a under supply of housing and accommodation, it will go up in sort after pockets in the downtown areas but little movement in the country areas, mainly because of lack of employment and interest to outside investors.

One other thing to watch is government debt and now talk of reduction of funding to the medical system, if the government is in debt it will mean increase in

taxes which will be paid for by people already struggling to make ends meet.
There was a lot of money flowing into Poland from the UK/US/ Ireland, this has stopped due to the economic climate.
It may be a good time to look at all offers if you are interested in buying and be very fussy

the new rail system from Gdansk Airport to the Center will actualy pass as one of the plots of land I was looking at might be to near the railway track?

A lot of people would find a railway line a negative due to noise and privacy etc, I would prefer a railway line than houses, but each to his own.

Basically the rule of thumb is this. Take the average netto income in any country you live and this is what the cost of a flat should be per square meter.

This article may be suitable for kindergarten children but not serious property
property investors, its high time people stopped thinking in terms of zl per square metre, this method was used in the communist times but it has no relevance today. Every property is unique, ie location, type of local structure, and type of neighborhood etc,

You might have two property the same size but prices could be totally different.

You would have to expect that atleast half of them will come back, especially with the financial climate in the UK and Ireland. You may also expect that many of these returning expats would want to buy their own properties.

Its obvious you don't read newspapers, Poles are NOT returning home even with the global downturn.

You got good recipe for guompki (sry for spelling) It is meat wrapped in cabbage with tom sauce...... or White borsk I have a powder stock base given to me when I was In Poland I know the version I had has a veal shank cooked in chicken stock poached eggs and Choped smoked sausage in but need quantities....

Dave forget about dishing up polish meals in some country town, its not going to work...just ask anybody how many polish take away food shops close after a short time, however try something like american hot dogs, hamburgers, hash browns, fish and chips etc and you will have a winner. Poles don't dine out but kids love there fatty take away.

Well guys from trying at this moment in time to buy both an apartment and a plot of land in the Gdansk area, I don’t see a dip in prices and trying to but a decent flat in a decent area is like looking for a needle in a hay stack. That’s the reality in Gdansk!

You are mixing in the wrong circles, most sellers want a overseas buyer as sellers still believe they can get top money from real estate agents...interesting point is that why you don't see may for sale boards displayed in front of homes (as in US) not hard to work out why!

The estate agent wants to get "two" commissions for selling, one from the seller and one from the buyer.

Take the top of the class Avalon.... Real Estate Agent will always say the vendor will not drop its price and if you subsequently deal with the owner within a 12 month the real estate agent can take you to court and get their 3%. Real Estate agents in Poland are worse than car yard salesman and will spin you a yarn to get any sale.

People need to understand that Real Estate industry is relative new in Poland(previously property was sold by word of mouth)
When the Real Estate industry get its act in order we will then be able to correctly assess the current mood in the Polish real estate market. Real Estate agents currently dictate the price of real estate. Deal directly with the seller.

Its a shame the Real Estate industry is not regulated, I've heard shocking stories about what they get up to.. like I mentioned before best deal direct with the vendor. At the end of the day what do real estate agents give you for the 3% they get commission>>

Joke or no joke the point was made that poles don't like dark skinned people, I didn't have in mind light or olive skinned people, thats a fact of life. You may want to visit Poland and see for yourself. I don't personally agree with that mentality, Ask the question, how many dark skinned people are employed by a polish company?
