Real Estate / Questions about what's standard or conventional in a tenancy agreement in Poland [21]

They said it's all in some law and no contract can dilute the law.

The codex, sure if that's what they said then that's it.

things can go wrong and nothing's impossible,

yes of course and if the banks were as forgiving, your point would be even better.
Many landlords have to pay off the mortgage, a tenant being 35 days late might mean the landlord paying the mortgage 35 days late, which the banks aren't so forgiving for.

You know what I mean.

So by "terminate", the landlord is saying if you're 35 days late I am coming round with "the boys" to throw you on the street or deliver you to your other stated eviction address?

Legally I don't think you can send 'the boys' around.

I thought it was illegal to throw someone out like that. In the UK you'd be in serious trouble.

You can buy legal rent agreements in Woolworths in England, they also have a "one months notice" point.

I think they have to give you written notice one month prior but I am not a lawyer, so please don't take my word as gospel.

Love / Why don't Polish women treat education seriously for themselves? [130]

One source showing the 10 most educated countries on earth. Poland is not on the list but Israel is number 2.

Funny article because it clearly manipulates what the report from the Education at a Glance 2011 actually says.

In the past 50 years, college graduation rates in developed countries have increased nearly 200%, according to Education at a Glance 2011, a recently published report by the Organisation for Economic Co-operation and Development (OECD). The report shows that while education has improved across the board, it has not improved evenly, with some countries enjoying much greater rates of educational attainment than others. Based on the report, 24/7 Wall St. identified the 10 developed countries with the most educated populations.

Here is the

SDFzdsf

So, no nice try but scratch the surface and you'll see that the statistics are in full favour of Polish women's interest in education and don't support your Polish women bashing.

Have them change that to written notification two weeks (or one month i.e. the deposit)) rather than effective immediate.

I would like to change this part of my post, I don't know why but I misunderstood something.

35 days is your one month's deposit (and some) and it's normal for the tenant to have that time because it is covered by the deposit.

Landlords usually don't like to use the deposit for the last month's rent in case anything is broken because of the tenant.

Real Estate / The electricty company want to install another pylon on my farmland to support a 15Kw line [15]

The electricity company sent a document asking for our consent to build another pylon in our field (there is one there already).

Another thing you can do is take a look at the map, where they intend on erecting the pylon and you can ask them to put it in the corner or out of the way.

That is nothing in comparison to such curious situations:
:):):):):)

Jezzz, what a total mess.

Personally I don't like pylons

Me neither, I have read several such articals about pylons and the link to cancer, enough to turn me off but people gotta have power but at what cost?

one more option Peter, is to ask them would it be possible to put it under ground.

Your link doesn't work for me by the way. And just because one source claims something, it doesn't mean it's true.

graduate--

SZfzSDf--

No excuses now...
How about three sources? and in each case Polish women far out number both the U.S.A and Israel.

What does Israel have to do with anything anyway?

Those barriers are:

Do you ever get the feeling that some people do not want rational points? that they would much prefer if we just joined in bashing Polish women?

That no matter what evidence or circumstances we try to explain it will not make one bit of difference and that we are wasting our time even trying...

Peeing against the wind.

anyone who reads the news knows that it's mostly Romanians and Bulgarians these days)

What news do you be readin then, eh? :)

It's the usual, some guy gets dumped and takes it out on Polish women.
So comes on an internet forum and starts a bashing thread.

Of all the angles he could have played, he really picked a bad one.

Indeed.

Polish women are well above men for graduating and well above the average 27 countries they are compared to .

Disparities in graduation rates are even greater between men and women. On average in OECD countries, significantly more women (47%) are expected to obtain university-level qualifications than men (32%) based on current graduation rates. The gender gap in favour of women is at least 25 percentage points in Iceland, Poland, the Slovak Republic and Slovenia. In Germany, Mexico and Switzerland, graduation rates between sexes are quite balanced. In Japan and Turkey, by contrast, more men graduate from university-level education.

USA, Canada / Polish-American Hollywood Celebrities Press Release [36]

far more receptive to such a thing than Polish-Americans will be towards a random guy from the past.

I googled /wiki/Merian_C._Cooper

Poland

American volunteers, Merian C. Cooper (left) and Cedric Fauntleroy, in the Polish Air Force's Kosciuszko Squadron
From late 1919 until the 1921 Treaty of Riga, Cooper was a member of a volunteer American flight squadron, the Kościuszko Squadron, which supported the Polish Army in the Polish-Soviet War.

Hi In Wroclaw,

that the landlord can enter if I fail to respond to an inspection request, and a few other ods and sods. Are these normal?

It can be normal, I have done this in the past.

2/ Landlord not present

They do not need to be present.
I would strongly advise that you get the power of attorney or the contract allowing this third party to represent the landlord otherwise he really could be anyone.

In case of emergency (accident, incident, inspection) and / or the inability to contact the tenant, the landlord has the right to enter the premises without his knowledge.

If you want to be more careful, you could ask to have the inspections in writing a month prior.

As for the 'emergency inspection', that could mean floods, fires, gas leaks etc... you could ask to clarify it in the contract.

4/ Each Party shall have the right of early termination of the contract for the previous month's written notice occurring at the end of the calendar month.

Will you be registered in the property?

I am not certain this is totally legal in Poland but it is standard in contracts.

5/ For late rent or other amounts due under the lease, later than by more than 35 days, the landlord may terminate the contract with immediate effect without notice.

Have them change that to written notification two weeks (or one month i.e. the deposit)) rather than effective immediate.

If I pay cash for the first rent and deposit when I get the keys, surely I can expect a receipt?

You have to, otherwise there is no proof you paid.

If the landlord is paying tax, you could ask for a Faktura.

How do I get the landlord to register me at the address with the required civic office?

You will need the landlords signature or the POA giving the right to a third party to sign on behalf of the landlord.

Registering in a property is not ideal for landlords, you get different rights, especially if you are a single female parent.

Obviously I do not know the full ins and outs of your contract but to get them to clarify and negotiate 'reasonable' timelines would be my over all advice.

Love / Why don't Polish women treat education seriously for themselves? [130]

What is the point of everyone going to college? Tell me what the point is to it? The economy needs a working class to do jobs that don't require education or skill. It is a terrible waste of resources and creates an incompetent welfare state.

You certainly have a very different world view than me.

How does education create an incompetent welfare state?

Love / Why don't Polish women treat education seriously for themselves? [130]

In my experience too.

And I found that there is data on it showing women far exceed men in tertiary education (from 2009).

Graduation rates from university-level education, by gender, 2009

(especially Polish women who move to the United States).

I presume the language barrier is an issue.

Gender roles should not exist.

I have no problem with that just as long as I don't have to give birth ;)

Food / Irish or English breakfast tea in Poland? [11]

Irish tea like Barry’s

The one thing I really miss is Barry's.
I have people post it over, smuggle it over, I'd have them email it over if it were possible.

Nothing like it, it really hits the stop!

I am too shy.

I think it would be interesting.
I made home brew beer from stuff you get in the shop, when I was a teen.
It was not the tastiest...

there are too many threads of mine in the forums already.

Not at all, Polonius3 makes sure that non of us have too many threads.

Is it used to give the wine more of a kick?

I don't know how to make wine, except that you need at least 2 gorgeous women stomping on grapes in a large bucket.

How do you check how much alcohol is in home brew wine?

I do wish youz'd all get over me being an annoying poster and start a thread about making wine. :)

Life / General questions for those who have chosen to make Poland their home [32]

Why did you choose Poland as opposed to another country?

I was on my way to another country (Japan) and got offered a job in Poland.

Were any of you fluent before you moved, and if not, how are your language skills now? Are any of you coping well without having picked up the language?

I came here 10 years ago, the only bit of Polish I knew was from Borat, very very few people here spoke English at that time.

en.wikipedia.org/wiki/Borat_Sagdiyev

I have not been here for 10 years. I know very very few foreigners here and in my day to day life it's usually Polish people. I use Polish in Work of course but I never went to school to learn Polish, so I am seriously lacking in the grammar department. I intend on going to school to learn grammar shortly. I think you could live in the bigger cities here without speaking Polish but you are seriously limiting yourself and I would never advise it.

I am presuming most of you living there are employed, and if so, are you employed in the same field you were in your native country, or have you switched occupations whilst being there?

To begin with I was teaching English, Callan method, extremely boring but I was getting paid well comparability.
Now I am in a different corner of the same field:)

How difficult was it for you to adapt to your new country? Did you have any particular problems when you arrived?

I find it very easy to live here, it is very like the place I grew up when I was a child (I am Irish).

I feel more at home here than I did living in England.
I attribute this to:
1. Catholicism.
2. A bad history.
3 Alcohol :)

How do you find the locals? Are they accepting of you, and do you feel welcome in their country?

Staring is the national passtime if people hear your accent or you speaking English, they will stop what they are doing and have a full on stare at you, as if you had 12 heads.

It's just curiosity but in my country of origin it would be considered very rude but I don't expect to travel and see what I am used to.

It doesn't bother me.

People here also smile with their eyes, rather than their mouths, they can yell at you (sounding angry) but if you understand what they are saying they are actually trying to help.

Basically most of the people are very friendly, helpful and welcoming and it is embarrassing when people from my country can't see it.

Do you think you will stay in Poland, or do you regret your decision to move there?

Given only two options there, I will choose a third.
I certainly do not regret having moved here but I will move to another country in the next couple of years (not back to my country of origin).

I really enjoy living here and I will miss some things but I want to move, for moving sake (if you know what I mean).

What is a typical day like for you there? Are you all working crazy hours? Have you had the opportunity to explore Poland when you're not busy working?

A lot of my work is project based, so I work like heck when the project is in full swing but I have my own companies and could work less but I don't want to, we create our own universe but for some reason, unbeknown to myself, I seem to gravitate towards making my own life fairly difficult (but that is another story:)

I had the great pleasure of living in between Zakopane and Krakow, I loved it. Now I live in Krakow again and I love it here too.

My favorite are the mountains, lakes, castles etc... I get the chance to see what I like in Poland... having said that I always wanted to go to Augustow, I have driven through it many times and it looks like a place I'd like.

This Post is very "me,me,me", perhaps if you told me what you are interested in I could help you find somethings of interest.

I'd love to see that thread too!

Law / where to register my self (PESEL) in Krakow! [8]

That's funny because it is true :)

four years ago I went to register in Przy Rondzie 6 and the woman behind the counter had 13 stamps, I counted them.
I didn't get it done then, finally I was doing something else and they just gave me a PESEL in Aleja Powstania Warszawskiego 10...

What and why would anyone need a PESEL Number?

I can't understand that the PESEL is your birthdate, isn't there a privacy act or something so people can't know that stuff.

In England, if you had that and their mother's maiden name you could rob their I.D.

seems to have vented all the hatred. So PF is good for something

That's a bit like saying someone who goes to a psychiatrist is better...
they are never better,
otherwise psychiatrists would be out of a job,
they can only continue going to sessions,
in this case PF sessions :)
