more than peanuts

I was thinking import of stuff in an container initially from China of those products should not cost over 6k usd.A friend of mine in Warsaw imports furniture and I assume he is making over500k usd a year(Since he bought 2 large commercial properties and a new x6)and has a huge 450 sq metre warehouse in pieasczno in a span of 5 years.

Are you referring to residential or commercial properties?I have been buying in Warsaw also since 2001 but all commercials and looking for more now also.In .last 14 years only 2 tenants took off on me with one i got my money after fighting in e court other one I just got a judgement.

BTW where in Warsaw do you buy?I do use the tripple nett lease(which is called 777 umowa in Poland).The ROI in warsaw on residential sux though but commercials still get you 7/8% and above.

In states I do have residential also but I gave them to agent to handle as they are pain in the arse to deal with and collect.

There is almost not a minute you dont stop working there,one has to be constantly doing something to get to wear a blue shirt(shift manager) and even harder to wear a white shirt(manager).

Johnny im assuming you meant normal storage units and not refrigerated storage units?As referigerated storage units will be expensive and cost over 100$ a month cuz of electric bills.

Frozen storage & referigerated units were in high demand before the russian problem started on the highway to minsk(belarus).

Life / Warsaw city card. Can I order it at Poczta Polska? [6]

Centrum underground station is in front of Empik on marzalkauska street and Apple store in between,take the steps down make a right then steps down again and left on the left side over the tracks the ztm office is there.

If you want the photos right behind that empik store there is a photo place they take it there and will give you in 5 minutes if you tell them what the pics are for.BTW ZTM office dont make pics.

Architecs are for people with lots of money and few brains.

Absolutely wrong.in every country and project architects play a major role and can also increase or decrease the cost of the project by 100% or more. They know the project more then the developer abd can guide you with the cost effectiveness of the materials to be used.Plus a local architect is always helpfull as he/she knows the local municipality and there requirements.

A friend of mine built a cold storage in sidelce area and an requirement was to leave some percentage of green area which would leave him with no parking an architect suggested a cement mesh for the parking area counting every whole as green area which could also be used as parking and his project went on.

The supposed consultant on convenience stores claimed that Freshpoint is the same company as Zabka! LOL!

convenience store and a sandwich shop!

A sandwich shop is known as a deli in states which is dedicated to make hot/cold sandwiches,coldcuts and salad/soups,,and although most conv stores are also equiped with making sandwiches and sell salads/soups.Guess some people rely on google then on practical experiences.

People who live in Warsaw and during the taxable year filed a tax return for the previous year in revenue office in Warsaw will be allowed to use cheaper long-term tickets valid both in zone 1 and 2. It will be so-called the Varsovian Card. This entitlement will also concern children of those people up to 20 years of age with the Young Varsovian Card (in case of tickets valid only in zone 1).

If you never heard about Sanepid and Nadzór Budowlany then forget about doing it yourself. You'll need a Polish partner who has at least some experience in building anything in Poland to start thinking about that.

I agree there same way like some posters think 14 sq m will be allowed for 2 bunk beds for 4 people to sleep cannot be fire/health hazardand serious code engforcement voilation.

If one dont want a Polish partner then a polish consultant is required for sure.
And Polish law is almost similar to western law if not tougher and rigid.

The problem is that many people burn garbage in their stoves and boilers. And it's virtually impossible to control this.

Agreed,but what are they suppose to do when there is no garbage collection?My wife is from a remote village and there is no garbage collection,how are they suppose to dispose off there garbage?

Just to clarify if its a rented place you will need around 20sq m for 2 bunk beds ie 4 beds so 60 beds will be 30 bunk beds hence 600 sq metres plus bathrooms and reception area and or common area.That has to be somewhere by the transportation or centre as people who go there need convenient public transportation also,so rent for that kind of place in major city like warsaw will be over 35000pln plus vat23% only, plus 2 months kausia(security).This doesnt even include cost of beds,refrigerators,and other relevant furniture and bathroom fixtures not to mention undisclosed cash for permissions,architect,construction costs and decoration.In my opinion no way can one even start a 60 bed hostel with that kind of money and survive even 3 months.

And Poland is expensive then Usa or canada in my opinion to build a hotel/motel or an hostel.You can look at loopnet.com and look for yourself the prices of hotel/motels sold in usa/canda for much cheaper prices.

but i am asking specifically about Hotels/Tourism related business because i have years of experience on that, which is important.

With 50/60k usd bro you cannot even think of hotel motel or even an hostel.Forget buying property you cant even rent/renovate/furnish/pay deposit and rent for that place.A restaurant yes you can but again so many in Poland to compete with.If you want I can put you through agents who are selling couple of motels/hotels in Warsaw but none less then 2.5 mil pln and make not more then 250k pln a year working like a dog in there.

Even if you want to take a loan 60k usd today will be around 216k pln and you would require minimum 25% down plus costs to take a loan thus you cant even get 1 mil pln loan with it.Try offerty.net and other portals to look for any hotel/motel and check it out yourself.

Yeah, a travel/ticketing agency can be an answer but requires serious local help and internet will be your competion.
@Holyduck: Kantor if you mean can be an option temporarily until Poland adopts euro but requires large sum of money readily available for good business also.Most successful kantors in Warsaw I know always have over 250k,Usd ready at any available time.

But as you can guess, there is the danger that someone who's seriously ill won't get an ambulance because it's called out to something comparatively trivial

Do you think it doesnt happen??? very common there esp in some neighbourhoods.Its worth to buy medicover health plan for 500pln a month which even gets 2 calls a year from a doctor visiting you at home,but prescriptions are not covered.

Just to update you the freezers,coolers,cash register,counter,racks itself will cost over 100k pln if bought new or used may cost minimum of 60k,plus inventory which can be obtained for credit for 2 weeks or so still will need around50k in running inventory.I didnt even mention beer/liq license costs and inventory including ciggerettes which could be another 50k.

How can we tell you when we dont know where you are from?On the other side the definate answer to this question will be WALK!

And assuming you are from turkey from your nick lots of airlines fly from istambul to warsaw.

I would suggest take a year off rent a house in Poland and see without making major changes since your kid is 10 and should not miss school also.You can operate on computer from here and keep on earning as well and dont make any drastic changes in canada also.if you like it next year do so.
