PS: I hope moderators of this forum will do more to prevent these kinds of issues, as it really does destroy the forum (and I'm not just talking about this thread).

I think you (and a lot of other posters apparently) are mixing up this forum with Stormfront. This is a English language forum about Poland, not racial discussion forum.

You will find many, many more people who have a very positive attitude towards the Polish in the UK. The example you posted was so exceptional it made the nation newspapaer and television news

Well... that's not what I heard, and a WW2 documentary that interviewed Polish soldiers said otherwise.

Complete bollocks. I've heard numerous older English people express gratitude for the Poles fighting with the British Army, even into the 1980's I still heard it.

Sorry, but I'm sick of this sort of thread which is insulting to Poles as much as every other nationality. Go and read some old threads, like the original thread where this video was reposed and stop spamming.

Got was dealt with quite harshly when she was tracked down. I don't think you can judge a nation based on one mentally illl womans rant. This video has already been posted and discussed at length.

What is the purpose of this topic, except to stir up racism and pleasure the racial prejudices of the OP?

Germany, IMO, is now probably classified as Poland's friends. Russia, not so.

You are talking bollocks. Poland is even now negotiating 63-80billion Euro's for the next five years to bring its infrastructure up to date. In return Polish farmers export billions of euro's (and increasing rapidly) of food to the EU, it gives up nothing. What brilliantly successful industry has Poland had to give up because of the EU ?

As well, there is spill over into smaller markets such as Wroclaw, Tricity and Krakow. Companies are setting up there as well. So- actually- western Europe is fueling the current situation in Poland- being no recession and no bubble because it is cheaper to do business here rather than in their own countries.

You are mixing up commercial property with residential, I thought this thread was about residential?

Its as central as you can get without being in the old town, very good location for transport. I would not choose to live next to streets with trams and trains though, noisy as hell. Especially there, its very busy with traffic as well.

Its true that Poles have attempted to takeover the crown of the Irish when it comes to emigrating. They arn't a patch on them however, the irish are everywhere and outnumber polish emigree's 10 to one.

Bottom line is that there is no simple answer, sales are up and prices down. Not a crash, but not a boom, as yet.

Spanish official figures show quiet a modest fall in prices, Tinsa shows the general fall is 25% and 33% on the Costas. The official figures being bullocks, of course, most observers claim a 50%++ fall.

They've learned their lesson and are not pushing it on foreign speculators any more, but cater it to local population by providing more job opportunities.

As I understand it the holiday homes for foreigners are of no use to locals as they are hundreds of km away from any jobs (potentially of now) and far too expensive even when discounted.

Construction in Spain has all but stopped dead. They are still building in Poland

If you look at the PDF with falling city prices the next chart showing the significant increase unsold stock in Poland. But I agree that Poland is no where near the situation in Spain or Ireland; in Poland there are not many holiday homes for speculators, there is a fundamental pent up demand from locals and a modest amount of new builds. Which is why I think any 'crash' will be quickly recovered in Poland.

I have no idea who these people are, but they call Poland's market the second worst in Europe
and claim >10% falls in 2011

I can't take them seriously because the 'real' price falls are garbage - inflation is measured nationally yet the real prices vary city to city and inflation is several percent per year so real should be much different from nominal prices.

Having said that, its conclusions are pretty spot on.

Soft landing? That depends on Germany

In summary,the Polish housing market is experiencing a severe after-boom consolidation. This is not necessarily bad news. The housing market may be overbuilt, but the demographics are moving in the right direction. On the other hand, a large proportion of Polish housing loans are denominated in foreign currency, undoubtedly, a risk.

However while most of Europe is struggling to avoid a double-dip recession, the Polish economy is growing. Its depreciated currency makes its products attractive to buyers.

Workers are moving back to Poland, according to recent OCDE data. Unemployment was 9.6% in 2011, and is expected to rise to 9.9% in 2012, but this is lower than in many European countries. This factor should not be neglected. Migration dynamics are a fundamental demand driver for urban housing markets, particularly for urban areas such as Warsaw, Krakow and Wroctaw characterized by significant in-migration rates.

yes- but I have never said otherwise. I have always had the opinion that the prices will drop and then level out---not crash like many ill informed say here.

The one major thing which cause prices to rise is rising prices - positive feed back. Similarly, failing prices discourage purchases in a negative feedback loop.

What will cause the fall to level out and and what level? The answer to both is affordability. Which means a 50% fall in price/wage ratio. Thats a crash.

What I do not understand is it would appear that PeterWeg is pessimistic about property prices, yet bullish about wages. These would seem contrasting viewpoint

No contrast, when you have property 5-8x average earnings its so un-affordable prices can/will fall and wages will rise. They will meet in the middle, with interest rates (and availability) being the deciding factor.

If you are bullish about wages or acknowledge they are rising, which would be inflationary, then unemployment must also be falling

Its seems (my theory) there can be quite high unemployment and increasing wages in Poland because of lousy infrastructure making jobs inaccessible.

overall in the coming years 50-60% drop from peak for sure.

The rate wages are increasing in Poland will make that almost impossible.

Anything -50% or more would be catastrophic and very unlikely, IMO. Although if prices continue to fall for a couple of years inflation will make Poznan close to that.

I think Jon that this hate crime is genuine anti-semitism in its extreme form.

I wouldn't jump to conclusions, he killed Muslim soldiers and only attacked the school because he couldn't find any more soldiers. I suspect he was more of a attention seeker who killed for fun and choose easy targets.
