How can a mortgage be so low?

Simple, it isn't for the current valuation of the property. Hourse is probably worth $650k, outstanding loan $100k. so costing $5k per year for mortgage.

I wonder about property taxes (wealth or land tax), they can be up to 7% of valuation per year in the USA. Which is as Communistic as it comes.

How much does she pay in local taxes on top of the $450/month?

If your boyfriends family have influence and power, its a totally different story.

Poland has been called the Italy of the north. The fact is you need support from family to survive, I don't have any in the UK thanks to my murdering father but the family in Poland stick together. The people in their village are a mutual support system, food is bartered and favours swapped. I dunno if its power and influence, because favours have to be repaid.

an impossible question to answer, that all depends on how much house you buy, where you buy it, etc.

Its a collected statistic. Milky should be able to find it himself.

Around 20-40% is normal in the western countries. US is lower end of the scale about 20% i think in the current market.

I bought a farm (with a personal bank loan, which is nearly paid off) and gave it to my wife.

Difference to who? I said I gave it to my wife, bought it for her, its hers, we are married. I paid for it. What the **** difference does the fact I gave her the money to buy it as opposed to buying it and giving her the farm. She owns it, I don't so what are you babbling about?

Add inability to comprehend ownership to your list.

You probably want to ask for processed cheese. Buy the cheapest cheese you can find and add loads of salt to give it some flavour (thats the taste of Cheese in Poland - salt)

You could not buy a farm in your name as it is agricultural land, it would have to have been purchased in your wife's name. As a student nurse, her 500 per month salary would have excluded her from a mortgage, hence the need for you to take out a personal loan.

I saved all that typing and said I gave it to her. I gave her the money so she bought it. No difference. I could have bought if I applied for a license and/obtained citizenship as I'm entitled.

Adjacent to three lakes and a huge forest, 10 minute drive to town, nice position.

Maybe he isn't a sad git who has to hang around with expats. I've never met any English or American residents here either.

the house in Wroclaw was much nicer but never the less you get the idea..

This also help explains how Poles can work for little money. Now the new roads are being/have been built they will be able to travel further for work.

Not quite true. If I put a wooden shed on 40 aras of land (cost of land 180,000 PLN) the value would be 185,000 PLN, if I build 12 apartments on the land, the value goes up to 3 million PLN. Even obtaining planning permission would virtually, double the value of the land. You should know this, everybody else does.

If its in the middle of nowhere you can build 12 apartments but won't be able to sell them, you can build apartment only where you can sell them. So the value of the apartments is their locationnot the materialsthey are built from. Hence the term 'Fixed Assets' so

So this monthly payment (although you live in your wife's flat in Krakow) should be included as a cost for you living in Poland.

How is it a 'cost of living' in Poland -I don't live there and it has no bearing on my life.. Its an investment. I could sell it, pay off the 30% debt and bank the money. Does the 7% interest I would then receive from the banked money be a cost which I could negate my rent?

At least I do not lie in my posts. Your inexperience in most subjects shows. The old adage " It is better to keep your mouth closed and let people think you are a fool than to open it and remove all doubt" maybe something you should consider.To lie well, you need a good memory.

I'm not lying, You simply don't understand. You fail to grasp maths, the concept of assets and the difference between income and costs.

I brought a Tamale press with me from the UK, never used it here and threw away my Mexican food ingredients. I prefer making India and Thai food.

There are significant differences between buying property and consumables like clothes. First, houses last longer than people - you only need one and they last a life time. Consumables are transportable, trade-able and can be manufactured where labour costs are lowest and using - mainly - replaceable/renewable materials (cotton, wool).

Fixed assets like property are fixed in place, cannot me transported and are entirely dependable on the value of the land they stand on. Nobody give a flying **** what you costs are as a developer, you usually make a profit but if you do or don't it has no bearing on the cost of the fixed assets which is set by location for a given building specification.

You should know this, everybody else does.

Yes, no contract, no money, no aquarium, no 2.5million investment. Maybe a smart lawyer would have told him to keep paying to keep the contract.

Seems very obviously he could not or did not want to pay the rent. Hardly surprising, as aquariums are not know as a passport to riches - more of a money pit.

There are exceptions, I married my wife after a two year long distance relationship became living together in Poland. She was determined.

It isn't going to work for ever, long distance. But if you do come to Poland, bring some decent Mexican cooking because Europe and Poland in particular, is crap for it.

The article (nor the American investor) tells the whole story. I had a talk with the powers to be and the main sticking point is this: several hundred tons of water in a brick building that's a few hundred years old. The structure simply won't support it. Apparently the old director was very enthusiastic but not very knowledgeable in civic engineering.

Building an Aquarium is a difficult engineering task. This was a crazy idea and a crazy investment.

What is the legality of making a profit from a public building like this??

I swear, half the posters on this forum seem to be living in their grandparents' home or their girlfriend's/wife's parents' home or something to that nature and skating by rent/mortgage free

Spot on. Most of Polands housing was sold at dirt cheap prices and followed by huge inflation to wipe out the debt. Think 20K for a apartment worth 450k pln now. Asset rich families and as a consequence Poland's total mortgage debt is very low.

Most of this housing was in cities, where foreigners can buy and prices rises are greatest. In the country property can still be very cheap but foreigners cannot buy (easily) over a certain amount of land until after 2016.

at some point, poland will realize that life on their salaries simply isn't sustainable when everyone has a mortgage/rent payment. then they'll also realize that 27 is too late to be getting your first job.

Some point far in the future. A whole generation will inherit property or be funded to buy/build their own. Meanwhile, wages rise to match (falling) property costs.

You stated previously that the flat in Krakow is owned by your girlfriend and the farm is owned by her parents.

..is all that we pay, its about 450pln per month. Mostly the building repair fund (outside to be re-clad next year).

Hopefully iy will reduce the heating which is most of the rest of the bill.

And a very loose interpretation of numbers and logic.

Hmm, living off a student nurse with a 500pln a month grant or my 20k per month wage. With your maths skills, I guess you would think thats possible.

We have all agreed that prices between 2004 - 2008 increased by over 100% so a 13.6% fall in prices from peak is still only a correction, and not a very big one at that. It still means you are going to need one hell of a mortgage to buy one.

Thats complete and utter rubbish. The rise in prices was 258%

Go back to school and learn how to multiply - it is not the same as addition.

A Major mistake, investing in the building he doesn't own.

My experience of landlords in UK business premises is that once you are established they will rape you for everything you have got.

You have to sign a very long term contract and be prepared to move at the end of it.

Most are incorporating in Delaware now so minimal bureaucracy.

Delaware companies are great for owners and useless for shareholders. Who wants to buy shares in a company who doesn't give any information to shareholders? Anybody thinking about investing/starting a company with a US company may want to contact me and I can warn you about the scams that US companies can perpetrate.

Krakow does indeed have a lot of IT companies and startup support.

I was interested in two apartments and I can tell you that I got a 23% discount in one of them. Which is a lot. This discount wouldn't be possible a year ago and I guess in a few months it could be even higher (soon it can be mandatory to have 20% of the price in cash, if this happens it will stop the market even more).

Is that on new build, which city if I may ask?
