I appreciate that reasoned debate doesn't seem to be your strong suit but surely the measure to look at is how many units. All data shows that there are far lower transaction numbers than in previous years.

yes- but there was never any disagreement with that. Which, in turn is causing the prices to level out paired with a saturated market- buyers have more choice. First time buyers are buyer small- like 45-50 m2 flats- but they are still buying.

The property market is not full of professionals who have an expert opinions based on qualifications and experience. Its full of people who have a 100% need for ever increasing asset values

some are and some aren't- just like any profession.

I am not in real estate. I am an interior designer. I get hired after purchase- so I don't give a rats about any part of the sale. As for my education I went to college and uni in Canada for interior design. not a week end course. I am comfortable in my knowledge and I have nothing to gain by saying what I am saying. Trying to convince a bunch of people on a message board that there is no bubble- whatever.

However, nobody answered my question. ---If Poland is the only country in the EU to not go through a recession---then why is it so hard to believe that there will not be a property bubble here?

There is loads of stuff happening however it is not big scale projects that would get noticed. They are a bunch of smaller projects in the smaller towns. Elblag, Olsztyn are starting to see some building projects.

There will always be good and bad investments. For example, in Gdynia there is the Sea Towers. It is gorgeous. Amazing location. Hugely over inflated price. And the apartments are not selling. However, Ikea just bought land next to it. They are building waterfront condos. Ikea is not stupid. They are going to price them at a fraction of the cost- yet the locale is the same. Which do you think will sell?

Any development on the peninsula is a good purchase--within reason. Again- watching for over inflated prices. We bought a condo there and it rents for the entire summer as well as all the major holidays and occasions. We even have people that book in January for 2 weeks- booking. is a helpful tool.

Buying loads of condos in Warsaw like the Irish and Spanish did- does not make any sense what so ever- gone are the days where you would make any money off of that. And then there are all those ill informed who took their mortgages in Swiss Franc- bad investment.

If one knows the market there is success. I redid a 21 m2 flat in a 70s low rise. It sold in 4 days for the asking price.

Real estate agents, commercial anyway, follow a code of ethics. There is the law to protect the consumer- my husband has actually had to testify in court against somebody he worked with. Residential agents are retards in this country. But that doesn't mean residential is tanking and it is a bad investment. Now it is all about the smart investment and doing research.

In my osiedle there was an egyptian buyer who bought 5 houses and fitted them out exactly the same. 4 of them have sold- this last one probably won't sell for a while- my logic is that for the price there is more selection for buyers- the market is saturated and buyers have more power to negotiate. Houses are still selling in Warsaw- osiedle's are still being built--but buying a pack of houses or flat is not a good investment.

By your very logic you shouldn't listen to what a dr says because they work in the market? nor any other professional because they are involved in their market profession- that is dumb arse logic? doesn't make sense- surely those involved in the market know the most about it- including privy information that others may not know.

surfing the internet and finding facts to support your cause is not difficult. type in any random phrase and you fill find somebody who supports it and somebody who doesn't- it is those in the field that know the truth.

I'd take the village idiot's advice over that of anyone involved in real estate.

I guess the greatest evidence of measurement is to actually see those who are successful in real estate- residential. buying and selling. private people who have made money in real estate, guess what, we are. but then obviously I don't know what I am talking about. must have been a fluke.

a few questions.

What do you do that makes you think you are an expert in Polish real estate?
Where do you live that makes you an expert in Polish real estate?
What experience do you have that makes you an expert in Polish real estate?

Here is what I know. My husband works in real estate. He is probably the top producer in Warsaw- yes I am bragging but he knows what the fcuk he is doing. His clients are Polish, German, American, British and other countries. Has spoken in conferences for commercial and residential- the guest speaker in the residential section said there was no bubble.

I work indirectly in the residential sector- I am an interior designer- my clients are those that have new construction homes/flats- private clients and builders- I design the space they live in.

I have heard from builders and those that work for them that the market has changed. There was never any question. People are buying but they are not going big. They are starting small. The prices have gone down. There was never any question about that either. They have gone down to reflect the current market. The market is saturated and therefore the prices are going down.

If there is anybody on this forum that listens to the complete crap that this person keeps spewing over and over again- hopefully at one point you will see that he/she is wrong. completely wrong.

And no matter how many times you try to discredit me or others- there is no way your stance will ever be correct.

With Poland being the only country in the EU not to be going through a recession is it so difficult to believe that there is no housing bubble here either?

jesus, I am being made to look like some nouveau riche ***** who just follows blindly to what my husband has told me to say. When in actuality I work in the sector - on my own. I have nothing to gain by saying what I am saying. Nothing. I know the market- it is my job to know what is happening in the residential sector so that I can benefit also. It is important to know what is selling and for how much. By saying what I am saying doesn't make a client hire me faster and I don't get a kick back from anybody.

How could any developer charge 600 m2 for that? It is not possible. It is cheaper to just give the flats away for free than go through all the hassle.

my husband deals with commercial- nothing to do with residential. at all.

however, interestingly enough- commercial has not slowed down, they are still leasing like crazy. so all of these companies that are leasing and setting up shop are hiring people.

can you agree to that?

your theory and so called facts do not support what is actually happening in Poland.

wait a second. the majority of the people that are flocking to the U.K. are general labourers who cannot make enough in Poland to buy a house. My carpenter pays his guys about 2000 per month. They are uneducated and have no hopes of making good money here so they flock to the U.K. and make their money to return to Poland and build their dream home.

This is not always the case though. There are many educated people that have left Poland too- they have assimilated and have started their lives over. The workers that you see drinking Tyskie by the tube stations will probably be returning to their villages and small towns and will never ever make 5000 k per month in Poland.

but in any business there is going to be those who file for bankruptcy. And then another developer who is succeeding will come along and scoop up the land for a bargain price.

perfect example in Warsaw. You know this area next to Panorama shopping centre? It was bought by a Spanish company. They have been sitting on it for a few years because Spain got hit hard by the recession and I believe this company is now bankrupt. So it has been fenced up doing nothing. Guess who bought it---any takers? Well I know. Ikea bought it. They are moving into residential in Poland. They have prime land in Gdynia- next to the port and they are building high end apartments. Now they have land in Warsaw---and they will sell because they are Ikea and Polish people like Ikea.

Orco was starting up an Osiedle in Jozefoslaw very close to Piaseczno- I am not sure why they are bankrupt but their land has also been sitting fenced up. The thing about Jozefoslaw is that the area has no infrastructure, is prone to flooding and there is a heavy concentration of new construction homes. Same with La Village- the houses have gone from 1.4 million- down to 680,000--two years ago the osiedle was under water. would you buy a house for that price knowing that if there was heavy rain then it would get flooded?

the market is saturated- the prices are coming down, there is no bubble. ad nauseum.

I think we probably move in similar circles actually, although I'm maybe less fixated about school fees and what kind of car I drive.

not fixated about the car I drive. fixated about school fees. hell yes. two kids in school deserves fixation particularly when I want them to succeed and get the best education we can afford.

In Wilanow there are 20.000 people and in Konstancin 16.000. The whole population of Warsaw is 1,7m so those rich people in whose circles you move actually make up 2% of the population. By contrast there are more than 100.000 people in each of Wola, Targowek, Ochota and you may have noticed they mostly live in commie blocks, shop at Biedronka and go to work by tram not by 4x4.

but that is entirely my point. So many people living in one area all of the same or close to it income level- makes the average an inaccurate number to represent the wealth and spending in Poland.

Miasteczko Wilanow is a perfect example. New development. (clusterfck in my opinion, bad planning, but I digress) The apartments pretty much sell at the same price no matter which building- some more, some less. But they are selling and developers are still building--so how do all these people afford all of these apartments if they don't have the money?

The numbers simply don't make sense.

And this is just close to me. Sady Zoliborz is experiencing the same growth and development.

many times I have posted links to real estate sales in Poland. I am not doing it again because many choose to ignore them. I posted a link to an article that discussed country wide stats- nobody gave it a second look.

no matter how many times I post links there are those that will choose not to accept the truth. Using a wikipedia link to prove a point is nothing more than a joke.

there is no bubble. sorry. go back and look at the links I have provided in this post and another one that has just gone off the radar. a slow down is not a bubble. a decrease in prices is not a bubble.

a bubble doesn't deflate- it pops. simple, done. over.

no they haven't. because by definition it is not then a bubble. It is a change in the market. a bubble is a different thing. there are definitions in real estate that are standard around the world and you are making a "property bubble" into something it is not.

but property bubbles don't deflate. They pop. There has never been any disagreement with the fact that prices are lowering. In fact your post proved it. But they are lowering and leveling off- they are not popping which is what a property bubble is.

that is a bit of a stretch. It is an example. Perhaps I just run in different circles. All of our Polish friends make over 10k a month. Easily. Even my carpenter makes more than that and he only has a high school education, yet he owns a single family home, two cars and takes about 5 vacations a year. How many people live in Wilanow and Konstancin. Loads of them make a crap load of money- what about all the Poles that send their kids to private elementary and high schools? The American school is over 50% Polish and the fees are 60k a year. And then there is the big money in Gdynia and Sopot.

The numbers are not an accurate representation of how much money is actually flowing into Poland nor does it reflect actual incomes.

I don't think so. But the numbers are not accurate anymore. I know in my husbands office the support staff--meaning secretaries and office managers make about 3800 starting salary- which for somebody straight out of school is pretty good.

As I said previously my husbands cousin just got hired at 10K per month. He also has been working for about 12 years and has taken various training courses.

sorry, not for a second do I believe that. It is an average number you are giving me- which is not an accurate representation- it is an average. There are many people here that make less but there are also that make more. How is it possible for people to be able to afford apartments that are close to 7,000 per square metre, and they are still selling. Why is Miasteczko Wilanow still selling and why are they still building there? They are soon starting construction on a mall that will be bigger than galeria Mokotow in this local. Why are houses being built just past Wilanow--people are buying them and these houses start at 2.5 million. Something doesn't add up. The banks are not lending their money as freely yet people are still buying.

It doesn't make sense.

I don't think that it is bs. I think some points are accurate, however, it is not reflective of the entire country. In Warsaw a starting salary in a white collar job is probably about 5 to 7,000 a month- before taxes. I am not talking about office managers or secretaries either. All of our friends are Polish and all of them make more than 10,000 per month. My husbands cousin just got a job for 10 k in the tricity area. The jobs are there but it is a matter of looking for them and knowing what the going rate for that job is.

this is the best answer so far. they sell cheapish juicers on allegro- buy one and make your own. You can use the leftover pulp in baking recipes.

That is a good salary. USD is floating around 3.1 today so that is about 42 K before taxes. Preschool will be about 1000 pln, rent? car? groceries will probably be close to 1500 per month. see if you can figure out your spending.
