Hipis: Are students in Poland richer than here in the UK because there's no student I know that could afford paying the UK equivalent of 2000PLN a month to rent a bachelor pad for themselves.

so by this very point you have actually proven the person wrong who said that my price would be too expensive.
if 2000 pln per month is fair market value then that is what we will charge and based on oferty.net it is quite fair.
It is just common sense that places around colleges and uni's are expensive. I thought everybody knew this. then add to the fact that the area is established and building space is limited and it is in close proximity to nowy swiat and the old town.

sometimes people just feel the need to crap over others. that is fine- i know we are not doing anything wrong or unethical.

ok, fair enough.

look at the links I have provided. These are from oferty.net which is probably the largest real estate portal.

if you search for rentals in Warsaw, Powisle there are loads of flats. Some larger some smaller. The bachelors all hover around the same price. 1200 for 20 m2 up to 1800 for 30m2. Plus utilities averages to about 2000 pln. If we buy something of this size in this area I would expect to rent it at a similar price. I also expect that something this size would be rented for two people- much like a dorm and that is ok- I will accommodate this meaning because I am an interior designer and I expect it will be rented to students I will design and furnish it so that two people have their own private living space. The way I see it -it is a win win situation. Students have a nice place to live and we have tenants.

Why is this such a bad thing.
I have lived in sh*t hole blocks in Warsaw. In fact four different ones. They stank like ****, furnished with 60's communist crap furniture and over priced and every month without fail the Polish owners would come to collect their money and then b*tch at me if I put a picture on the wall. I even had some b*tch say I broke her balcony and expected me to pay for it.

If you treat people with respect- you will get respect in return- this applies to all aspects of life.

I don't think that buying a 25m2 apartment with an income of 2000 pln is going to make me a millionaire and that is not the intent. The intent is to have financial security and buying a property in an established area of Warsaw with a limit on construction just makes sense from a real estate perspective.

I don't even own the place yet.

I was never bragging about it. All I was saying from the beginning is that we are looking at buying property in Powisle and the prices have not dropped at all in this area. It is not rocket science and if you know anything at all about real estate then perhaps you would have something interesting to add. The fact is in older more established areas of Warsaw the prices have not dropped if you want to buy in a pre war building.

In any part of the world in any city -older areas that are established and have limited potential growth and established green space are more expensive than the suburbs of any city in any country in the entire world.

if making money out of homes and other people's insecurity and poverty is your thing, fine.

that is complete and utter garbage. The majority of these flats if you would care to check for yourself on oferty.net are in a state of disrepair and are empty.

The fact is the price of 2000 pln is the existing market value for a bachelor apartment in Powisle. Charging more would be stupid and so would charging less. Particularly if we plan to completely gut the place and buy all new furniture. And two people would probably live in it. and if we can't get 2000 per month than we will charge less. big freaking deal.

What- I charge this price and people have to rent it? Nobody is forcing anybody to rent anything. But I am willing to bet that more people would want to live in a nice building with new furniture and new fit out over a communist era block that stinks with old furniture -and both are the same price.

f*cking save your criticism for some greedy slum lord that takes advantage of students and foreigners. Don't crap on me because I want to buy an old flat, fix it up and rent it for a price that is established by the market. for christ sake it is not like there are no places to rent.

I lived in a student area in Canada- I know exactly what it is like and it is the same all over the world. save your criticism for somebody that deserves it.

and just for reference the above are located in the area I am talking about. So after gas/electricity it will be about 2000 per month.

Like milky says, people are buying to rent to others, it drove the price of property and rents up in the UK so it's obvious it will do the same in Poland therefore people do affect that market.

Do you know anything about real estate? Surely you would agree that a condo in central London is more expensive than a condo that requires a 40 minute drive to get to. How about a rental next to a Uni in central London- cheaper or more expensive than a rental in the suburbs? The demand in the area where we want to buy is driven up by the students and for the fact that Powisle is an established area close to the Wisla with a lot of green space and pre war buildings.

So you think if we buy this flat, renovate it totally then rent it for 2000 pln per month is too much. So should I just charge half that because you think the market is not fair?

Any idea how much a rental in Vancouver, New York, Moscow, Paris etc etc go for? That is the way the real estate game goes. I can't change it.

Just because something is happening in the UK DOES NOT mean it will happen in Poland. The UK got hit hard with the recession- Poland...barely a scratch. Canada hardly felt a bump except for the American manufacturers that were there where as the US got knocked over. It is not universal

Milky doesn't know anything about real estate his responses are what he wants and thinks will happen not what actually is happening.

Here is something. The residential market is saturated with new construction homes. The buyer now has a choice and therefore developers are having to lower prices and offer "perks". In Warsaw there are flats that go for 30,000, 15,000 per m2 in high end buildings in the city centre or down to less that 5,000 in the Wilanow area.

simple. That is the going rate for a bachelor apartment in the Powisle area in Warsaw. It is next to the university--basically one of the "student ghetto's" and trendier neighbourhoods of Warsaw. Space is limited for new construction- there are a few new builds and it is next to the Copernicus centre but most of the places are either pre war or built in the 60s or 70s. We are looking at a pre war building.

And they probably wouldn't be renting it themselves. I would buy new furniture to set it up like a dorm room for two people.

I have an acquaintance who bought an apartment in Powisle in a post war low rise building. She didn't fix it up, she didn't even remove any of the old furniture from the previous owner- basically it is in a poor state and she rents it out to two girls who go to Uni. She has been charging about 2000 pln. When she put an add up to rent she got 22 requests.

I have standards, I am going to completely gut what we buy and renovate the entire place and buy all new furniture.

I'm just trying to get my head around this view, there are fundamental flaws in capitalism that most of the stuff is owned by so few people, then we're on the argument of how much is enough, what is "living comfortably" this will differ, so I am left with the impression that people like to judge others.

I don't get it either and I think your impression is spot on.

sorry, but I was raised to get an education, work hard, save money and enjoy life. I don't understand how buying a 25m2 flat in Powisle to use as an income property is a bad thing. Like I said, you would be hard pressed to find many Poles that agree with your sentiments including those that lived through the 80s. Do you know the expression "teraz k*rwa my"? This is what Poland is experiencing at the moment. It is easy for those raised in a foreign country to sit in judgement of how those should live their lives and spend their money particularly when they haven't lived through communism/socialism. It is now Polands turn and this is what they want. "deeply involved in the racket"? preach that to Poles and let's see what they think.

oh so the way you see it is that because we want to buy in Powisle where the market is not saturated and there is almost a guarantee of a tenant because of the uni- it is worse than lets say buying a flat in Wola where there is a lesser chance to find a tenant.

So your not opposed to making money- just too much money according to your standards.

The way I see it is that if we are going to invest our money in an income property we want a guarantee of a tenant. We want to buy in an area that is not saturated with new construction.

Call it what you want --I just think it makes good sense.

And yes- the idea is to buy this so that my kids will have something in the future.

I don't think that striving for better or wanting financial security is a flaw. I guess I must be stupid.

yes. I disagree with your assumption that I am greedy. I am not. We have hopes to buy an income property so that our children will have something not so I can sit back and count the zloty. I will probably work until I die. As for being Canadian: yes it is important much like all Poles living abroad maintain their Polishness and their Polish pride. I am not taking more than I need. I am refurbishing an existing piece of property in order to give my children something

Still you are deciding what is right and wrong according to your logic in essence you are the pretentious so and so- not me. I don't dictate what is right or wrong for another person- which you seem to be doing. How is renting an apartment to a student exploiting them? So landlords just exploit? People need to live somewhere and renting a flat has been done since Roman times- there is nothing new here.

How could I ever agree with your opinion that a landlord exploits a tenant when it is one of the stupidest things I have ever heard of.

ah yes but you haven't answered the question- do you work for free or give away your income.

I don't buy more than I need. ever. And if you knew me you could see for yourself. And I buy mostly second hand except for obviously food. Perhaps you should target those who actually make billions off of people not a family of four who is trying to save for the future. Manipulating the market? that too is a stretch. Simply buying a flat in a state of disrepair and renovating it is not manipulating the market.

I have a colleague who works with somebody that owns 76 bachelor apartments. yes he is Polish. Perhaps he is not producing anything or delivering anything or providing a service? But a family of four is more evil.

Our hopes of buying an old 25m2 flat in order to repair it and rent it at about 2000 pln which is the market value price in Powisle, to a bunch of students- is indeed helping somebody- students need a place to live.

As for me keeping it unoccupied--of course I wouldn't let somebody I didn't know live in it rent free- would you let somebody live in your place free of charge? I don't think so.

If it was empty and the rental market tanked and I had a friend down on their luck- of course I would let them stay there.

Scottie--you are absolutely right- and sorry for the generalization.

And just for future reference if you decide you would like to insult me further- things important in my life are spending time with family, keeping active, eating healthy, giving my kids a good education without the worry of student loans and simply living.

Having the latest name brand clothing or car does not interest me or my family. Spending time as a family, traveling and being with friends is what is important to us. If you would like to slam me based on your assumption that because we are above average income than perhaps you should find out more information about me.

Slamming a family of four for wanting to provide for our children is pathetic particularly when compared to the fact that there are multi billion dollar corporations that are raping the world.

Take your anger about inequality and unfairness and do something good with it instead of standing on your soap box and telling everybody else how evil they are and how they should live. Do you work? Do you give away your income? Would you let somebody live in your house for free? Your statements are ridiculous and I would find it hard to believe that any Polish person who actually lived through martial law and socialism/communism would find your beliefs anything more than a sad joke.

Sorry but I absolutely do not understand what you are talking about. No wall, no stupidity, no ego, nothing. I don't understand why it is such a bad thing to want to buy an income property? what is wrong with this? I don't get what your logic is.

So you don't like me. I don't care. Is what I do awesome? I don't know- I have a shop, people buy my sh*t, they like it--I don't walk around thinking that I am awesome. I will leave that to the Americans. I live my subtle Canadian lifestyle.

Please explain to me why buying a property and making an income from it is such a bad thing?

Where my shop is- it is in a pre war building that is falling apart. my landlord will not fix anything up and she is a millionaire. she owns loads of property all over Warsaw that look like squatters houses- but they are in prime areas and would fetch a good price. We plan to renovate, to rent as an income---I don't get why this is bad yet it is ok for my landlord.

Why is it that you have decided that this is one of the evils of the world?

for fecks sake I see child poverty, the raping of our wildlife and its habitats, poor treatment of animals and people far worse than somebody wanting to buy a 25 m2 flat to renovate and rent out to a bunch of students.

Perhaps instead of deciding who is evil and good on this forum based on their incomes your purpose would be better served by donating to an orphanage or animal home. This is what we do --if you need a list of orphanages or animal shelters I can get those for you.

How dare either of you decide what is right or wrong- as I am sure both of you work for free or donate your incomes to those less fortunate than you.

we do everything legal and everything by the book and according to building codes and guidelines. we also rent at fair market value. what is to "get"? there is no highway robbery and no cheating the system. This is an investment property. Surely I am not the only person to have one? We also pay taxes on everything and claim everything. There are loads of people in Poland that cheat the system. I would rather sleep at night than make a few extra bucks.

that is the stupidest thing I have ever heard. We are planning to buy an old flat, renovate it and rent it out. I can't change the system. I am a firm believer in the "wealthy barber". In Powisle there is a massive student population. They need to live somewhere. How is being a landlord one of the great evils of the world? perhaps we should just buy a flat and let people live in it for free--actually, better yet, we can pay them to live there.

We are not slum lords. We have a rental property in the north of Poland. It is actually on booking.- if you want to see the reviews and how we treat people.

jesus, moving to Poland is not like moving to Uzbekistan. Poland has everything you need. And it they don't have it then you don't need it. Cheddar cheese- it's here, bacon- it's here, french's mustard- it is here. Good beer, good food, great people---it is here.

what Poland doesn't have is good roads....but it is coming slowly. Beaches, mountains, lakes--it is here. Opportunities- if you have a good idea and work hard you can do anything- I am proof of that- I own my own business that is coming along. My language skills are good. Health care is top of the line- as is dental.

bottom line- it is not difficult to start a new life and if a year or six months down the road you are not happy- then you can always move back.

as for the cheddar--I do my grocery shopping on mondays- and I didn't buy it yesterday.

How would this be different if you had moved to Spain, or Italy, or France 10 years ago instead of Poland? Uuccchhh, people will never just admit it on here. But OK, let's get his hopes up and tell him that "it's not that bad" and "if he works hard at it" and "at least you have your wife to translate!" or some other crap like that.

If I moved to France I would be bilingual because I already speak French. If I moved to Spain or Italy I would probably also be bilingual because of the languages coming from a latin background and after 10 years it would be second nature. If I moved to Germany or any of the Nordic countries- minus Finland- I would probably also be bilingual, again the language family thing with English.

For native English speakers any of the Slavik languages are difficult and vise versa. Just the way it is. As an adult it is more difficult to learn- my kids are fluently bilingual with no problems along the way. I am happy to be at the level I am at. Of course it could be better- but such is life. everything could be better.

And some people just learn easier than others. Polish is a difficult language but it isn't impossible. The letters are the same and it is phonetically consistant- imagine if it was like Greek, Russian or Mandarin. Then it would be impossible.

exactly- you get what you pay for. There are sausages out there with 10% meat and then up to 97% meat. You just have to look for them.
