50 sq metres is only small to westerners that have different spacial needs. That is really a two bedroom apartment--and families have been living in these long before communism and not only in Poland.

the prices were already inflated - 2008 prices. Now they are coming down slowly to more manageable asking prices--because the market is saturated and people are able to be more selective with their purchase.

Developers are having to throw in some add ons in order to make the sale--free parking spot- perhaps a bigger flat for the size of a smaller one. There is a developer close to me that will give a mini cooper with the purchase of a house.

a decline in price doesn't make it a bubble.

The slowdown Pip was always predicted to happen after Euro2012, 2013 more precisely.

Ok, I will watch and wait to see what happens.

I am comfortable with my position and just so we are clear....my opinion is that there will not be a bubble. There is a leveling off of the inflated existing prices of 2008. Buyers are in a good position because the market is saturated. People want to leave the crap blocks of the former communist era- nobody wants to move in to them--so buyers are still buying but they are more selective and are able to leave the old blocks for good.

Companies are still investing in Poland. This I know for fact because my husband deals with their office space. Probably 98% of his clients are foreign. When these companies set up here- they hire locally. And they pay well for Polish standards which in turn allows people to be able to make their first purchase on a home. White collar workers are buying now and they are getting mortgaged.

Developers are still building because people are still buying- makes sense, no?

There is still loads of construction in Gdynia, no?

I see it on the week ends when we go to the peninsula.

To say that they don't apply in Poland is absolute rubbish I bet plenty people on here can give examples of single low paid people buying apartment and also a stall in the housing chain caused by the above. Poland isn't unique..believe it or not. Property prices will get too expensive, there will be a burst of the property bubble. It happens everywhere.

It is not rubbish- it is the truth.

You are claiming prices will get too expensive? But they already were and now they are starting to decline. No bubble. It won't happen in Poland- just like the recession didn't happen here either.

I'll explain it to you.

no need to be condescending. The fact is that if she doesn't have the money than she can't buy an apartment. Just because she wants it doesn't make her entitled to it. If you can't afford a flat than you rent- it is quite simple. The banks don't give mortgages just because somebody wants a flat.

as a side note--about 12 years ago in Canada we tried to buy a house. A small, garden home- a starter home. Both of us worked and we got turned down. I was gutted, but Canada has quite strict regulations with mortgages- that is why we didn't get hit with the "financial crisis" the same as the Americans.

Anyway- we rented. For two years- then saved enough money for a larger downpayment and then reapplied for a mortgage. This time we got mortgaged.

Your theory looks good on paper but it is not realistic. Fact is that somebody that works in Biedronka is not highly educated. They have little chance for promotion. Perhaps minimal but a cashier is not going to become a manager without extra added training and education- years worth.

If somebody at Biedronka has twins but needs more space....do they make more money because they have twins? or do they make the same crap salary? Selling up is the answer but how is this possible when the state of entry level blocks are a disaster? Who wants to buy a 150,000 pln flat in a wielki plyta block?

I completely understand what you are saying but these rules don't apply to Poland.

I don't understand why people here think that minimum wage workers should have the right to buy a house if they don't have the cash. This is not a Polish phenom --it is world wide.

Perhaps in Ireland it is possible because there are so many minimum wage workers and the banks cater to the population.

If you don't have the money and can't afford a mortgage payment then it is simple- you don't buy a house.

People that work in grocery stores or fast food places in any other part of the world --rent their housing. Why should Poland be any different?

interesting. I never saw it like this. I took it as though people were asking about prices of food and extras--enough to enjoy life while working. I think it is a genuine and harmless question....as opposed to "do Polish women like (fill in the blank) men."

How many properties have you bought, then? ;o)

we have bought three properties, two with mortgages from the bank and one without. With the second mortgage the bank investigated our financial situation for a month.

Maybe because you and your family may not be from Poland and it is more difficult for foreigners to borrow funds ? for as far as all my Polish friends are concerned and who are not particularly wealthy, they got their mortgage in no time and still say they receive calls from banks every week asking them if they need a mortgage or any credit.

no. my husband is Polish. And he also receives calls on a weekly basis- but to get our current mortgage it took a month.

Polish banks lend under strict criteria. It took us over a month to get approved for a mortgage. They investigated everything. This is not the Lehman Brothers situation in the States or the problems that the UK is having.

in Canada prescription meds are cheaper than the states. They seem to be about the same here maybe slightly less in Canada. The Canadian gov't prohibits advertising by drug companies. They do it in Poland and it is so annoying. What is even more annoying is the line ups to the apteka to get the drugs because somebody saw the advert on t.v.

prescription medicines are free unless you live in England

can you explain this? I don't understand what you mean.

pip: had he received the same education in Poland he wouldn't be making anywhere near the income he is making now--even after paying off student loans. So even though the Polish Uni's are "free" in the long run it doesn't get you to where you need to be.

If you study in Poland and intend to stay, then, as you say, "free" Polish universities are perfect enough. My case.

disagree. this is why so many universities offer programs that are based from a university in another country and Poles go for it. This is also why so many Poles that have children in the foreign schools in Warsaw will send their kids abroad for uni. Particularly Scotland where I believe the foreign fees are extremely low.

"I buy apartments in this block. Interested people please call." Why so strange? Perhaps the block is in a desired location or they have family living there? I have seen many adds like this--my old osiedle used to have one.

not for a second! Canadian college and uni is a fraction of the price of American but still not free. Community college is much cheaper than uni and there is always students loans----but still not free.

But just to use my husband as an example: he went to uni in Canada (he is Polish)-- had he received the same education in Poland he wouldn't be making anywhere near the income he is making now--even after paying off student loans. So even though the Polish Uni's are "free" in the long run it doesn't get you to where you need to be.

If you go to a private school you will do better. As with all things private over here.

Canada follows the UK model quite well-taxes! However, there are things that are cheaper in Poland, for example, meats, cheeses/dairy and fruits and veg. Particularly those grown in Poland.

with all due respect, I really don't understand why you think you are an expert of all things Polish. I know the Polish market and so do others on this board. I have lived here for 10 years, I am married to a Pole who is also in commercial real estate. I don't know the U.K. market- I have never claimed to, I do know the Canadian one, however. That said- I know a lot about who is investing in Poland and who is leaving- based on the amount of space they are looking for. The commercial sector is quite tight in Poland- and I have access to information that an average person would have no idea about.

The fact is Poland is still looked at as a good market to invest in because the workers are well trained and they are cheaper than bringing over a foreigner. Loads of companies are still investing here- including residential developers. Some things in Poland are cheaper and some things are not. Some things like cars and houses are more expensive here but other things like foods and construction materials are cheaper.

I have just done a road trip through Czech, Poland, Austria and Germany- it is amazing at the cost of gas and the different prices. My Canadian friends observed that shopping here is cheaper than in Canada- for things like food and casual clothing- the Gap and Old Navy will always be cheaper- but they bought a bunch of dress clothes for less than 200 Canadian dollars.

I live in Warsaw- it is probably the most expensive city to live in but it is still overall cheaper than any other capitol city in any other part of the world.

pip a nations capital property market in no way reflects whats happening throughout the country, a mate of mine bought an apartment in central London in 2007 for £460k, he recently had it valued at £1.3m. Your knowledge of the current situation is limited to Warsaw only.

no, it is limited to Poland and Canada. I know nothing about the UK market but I am not stupid enough to compare them. Poland is a real estate enigma.

I have never encountered any JW here in Warsaw.

They seem to come in waves. I dealt with a few of them last year- they had the same schtick almost verbatim. Basically what I said was, I appreciate the time you have taken, I wish you good luck but I am not interested.

And they were ok with that.
