there is an area in the south of Warsaw called Miasteczko Wilanow- next to the Wilanow Palace. This is how much they go for. In the north of the city, Zoliborz--they are more expensive. An area in Centrum called Powisle- the prices vary from 9,000 to 15,000. This is because the area has little opportunity for new construction, it is close to university, close to the old town and the wisla. The prices are not dropping in Powisle. I know because we are trying to buy an income property here and I stalk the prices.

What is the difference in price between now and 2006?

2006 was the middle of the developers boom. the first in made bank. they set the prices and they got them because the market was still new and not a mass in builds. Still a lot--but not outrageous.

fast forward to now...the market is saturated, buyers have more choice- developers have to lower their prices.

some places in Warsaw were selling at 12,000 to 15,000 pln per m2---some still are, actually. Now the prices have lowered to about 4800 to 5500. The will drop more- my best guess is from 3900 to 4200 in some areas and even less in the outskirts of town.

but wait staff pay is always on the low end of the scale- due to the tips. I have a friend who works in an Irish pub in Canada--on a friday or saturday night she easily clears 300 CDN in tips- and only a portion of this is claimed at the tax office. Wait staff in Poland do well here in busy restaurants. Just think about all the restaurants in Krakow rynek or Warsaw old town. those guys do well.

we pay ours 150 pln and she works from 8 til about 2. She cleans everything and irons my husbands shirts. She also has keys to our place and when we leave the country she stays at our house and takes care of our dog--we pay her for that too.

we pay more than others. so for example- she works 5 or 6 days a week and makes a minimum of 100 per day. So that is minimum 2000 pln per month. she just moved into her own apartment with her daughter and she sends a lot of money home to the Ukraine to her grandchildren. I have no idea about her cost of living but she lives in a Warsaw suburb.

Sorry, if I made 6 pln per hour I would search very hard for a new job, Poles, generally speaking, have a tendency to work "park your brain" jobs with the hopes of getting a promotion--not very proactive.

Is 6 pln per hour even the minimum wage?

6 years ago when we had a nanny we paid her 8 pln per hour and then gave her a raise to 9. there are jobs out there that pay more- it is just a matter of looking.

I can really relate- I used to waitress in Canada. I know the feeling of wanting to get the hell out and then one table comes in 10 minutes before closing.

like I said-- there are dicks no matter what ethnicity they are. Had they said "go back to Germany" or something similar then it wouldn't have hit the anti semite radar.

so now the real story comes out. yes it is a business and the business has the right to shut the doors when they like and refuse whomever they like. And I imagine the group of people probably decided they could do whatever the hell they wanted and sat down anyway. inappropriate response by staff, hell yes- but at least now we hear why.

teachers don't get paid well. this is world wide. except maybe in Scandinavia.

But I imagine teachers probably make more money in Warsaw than in other cities in Poland.

you know something--Jewish people are not free of rude obnoxious people just because their culture was the main target behind the nazi. there are a-holes in every culture. being a jew visiting Poland does not give you carte blanche to act like a dick.

When Obama was elected there was this youtube video that was floating around showing these American Jewish kids from the U.S. visiting Israel and commenting on how much they hated Obama---I am sure it is long gone now. Anyway, these kids and their language made my skin crawl- they called him loads of colourful words and even had the balls to throw in the halocaust just for good measure.

Point is--I doubt these waiters just threw the language around without being provoked. There was probably a group of loud obnoxious Jewish people all gathered together who were offensive and the wait staff had had enough--except their choice of words is now making front headlines.

Just because the Nazi's targeted Jews in Poland does not give Jews the right to be assh*les when they are hear.

ok, and the average office worker in Warsaw makes 3500 to 3800 starting. meaning office support staff. and there are 228 pages of jobs waiting to be filled.

over 1300 offers for Gdynia.

6 pln per hour is ridiculous. my Ukrainian cleaning lady makes 150 pln per day and puts herself through school on the week ends. I think perhaps it is all in the desire to want more as compared to settling. Poles tend to get a job and hope to work at it until they retire. Park your brain jobs. And then there are those who work hard and want more from life than a cashiers position at biedronka.

well, not to be a downer, but 100,000 USD doesn't get you a whole hell of a lot anymore. You would be one of those people who makes too much money for subsidized health care and not enough to pay for proper insurance.

insurance runs about 1000 to 1800 per month for a family of four --the same as a mortgage payment.

I guess I just run in different circles.

How could I possibly provide a link to somebody's salary.

I have said this before- all of our friends are Polish and they all make over 10,000 per month. My husbands cousin in Gdynia makes close to 12,000 per month. How much do you think the executives of Orlen make per month? I know. And they are all Polish. There are loads of companies here that all have Polish executives that make bank- I know this because my husband finds them office space.

Warsaw has pretty good bike paths and seem to be getting more and more. They just built one on my street- I don't know about the others though

7,000 is a good salary for Poles but is it good for you and your expectations? Katowice is not exactly the hub of culture in Poland. It is a bit of a **** hole, really. But- you will manage on 7,000 if you are single. Plus the experience of living in Poland.

If you are implying that I am a botoxed blonde that has just married for money....I have been married for 13 years. I met my husband in uni in Canada. we have known each other since we were 21 ---we have been broke and successful--together. I am not a blokersy cheap ass blonde that marries an ugly Brit because he is wealthy.

PIP youve lived in Poland for what 10 years and are relatively successfull by your own admission, why didnt you buy in Warsaw pre 2006?

I have a successful small business. I like what I do, I make a profit every month and have since I opened- I do something that Polish people don't do- but they want. There are different measures of success. I will not be a millionaire off of my work- but I am ok with that.

We bought our first home in 2006, I think. We didn't buy earlier for the very simple fact that we didn't know if we would stay here or not, we didn't know where we wanted to live in Warsaw and selling a house in this country is a clusterfuck.

isn't it funny that those who are claiming there is a bubble and a crash have no property but those of us that say there isn't--actually own property and work in the industry.

no sources. just a bunch of crap based on self appointed experts.

I guess we will just continue to buy more property and increase our portfolio while chicken little and all his special needs friends claim the sky is falling.

I know feck more than you do with regards to real estate in this country. Once again for all those with learning disabilities. The prices have dropped the 23% and are leveling off. The prices were inflated during the boom build in 2007 to 2009 so now they are dropping to more realistic prices. not bubble. not crash. a drop to what the prices should have been had they not been over valued during 2007 -2009. It is quite simple really.

With regards to the sales dropping- also a result of the mass purchases of 2007-2009. Poles tend to buy a home and live in it forever- and then they give it to a relative. The housing ladder doesn't apply here.

Homes are still selling- there is still residential construction--this can't be disputed.

with regards to your delivery guy. we had this happen once. they delivery guy didn't have change for 100 pln. ok- 30 pln tip- I don't think so. so my husband told him to come back with change- this is all he had. we took the food and they guy got change and then we paid. I don't understand the obsession with exact change in this country. there is an effing bank on every corner- if you have a store or service then you need change. I have a store- I have change.

Right now in Canada we are at the Chicken Little stage. The real estate industry and the banks say there is no bubble

Ok- but Canada is not Poland. And I know for a fact that houses in major Canadian cities are still selling--I have friends who are agents in Vancouver and Ottawa- excellent markets. I don't think Canada will have the same crisis as the U.S. based on the fact that our banking system is different and it is much harder to get mortgaged.

there isn't. there is a leveling of prices after the inflated prices of 2007 to 2010. why is this so difficult for you to understand? You don't work in the real estate industry. You don't deal with those who do. You don't buy real estate but you have decided that you are an expert?

I have posted numerous links written by people that know real estate but nobody has ever commented on them. "but they are written by those that are in the industry- they are trying to sell us something." with this logic then we shouldn't believe anyone who earns a living off their expertise.

There is no bubble. Flats and houses are still selling and builders are still building. this is not a difficult concept. It is reality in Poland.

so what is it. they are dropping or they will skyrocket? the prices are inflated from 2008, 2009 and now they are dropping. Or have you decided this is not accurate either.
