Top Warsaw Real Estate Agents or Agencies Wanted

Hi,

Can any of you guys suggest who would be the top 3 Real Estate agents in Warsaw?

Is it a safe assumption that they would speak English?

Being a foreigner I only want to deal with only reputable firms.

What you mean by "Top 3" (it's subjective - could mean how much money they rip their clients off).

When I mean best I mean with a good reputation for getting their clients good deals and being recognised by the public as a prominent seller. I really should have prefaced the question with the comment that I am needing to sell a family property and I probably should have asked who are the 3 largest?

Any additional comments would be much appreciated as I am wanting to make contact with them soon.

Not sure if big boys like Century21 or Remax are potent in Poland? My guess is smaller, national agencies rule there. Another option - Poles don't like to pay the middle-man and make the deals directly between themselves and the lawyer maybe (this is what I would do).

BTW - does anyone know how much a real estate agency in Poland takes commision? In the US it could be around 2-5%. I guess in Poland it's about the same (but I know there is a guy who takes the most - he/she's called "notariusz" - notary) and acts like a separate business entity.

2% from purchaser and vendor... many people sell/buy without an agent to avoid this cost

notary appears to take more as they deal with the tax - their fees shouldnt be that high

normally

I am needing to sell a family property

tell the agent what you want to achieve from the sale - finance wise - and then they add their fees on top of that...

Thank you for your advise. I have just emailed Century 21 and Remax. I am also yet to appoint a lawyer but when I do I will also investigate the probability of them doing the selling. Unfortunately at the moment I do not know yet what is a realistic sell price but once I get a feel I will make my expectations clear. Do you guys have any other suggestions of agents to contact? The unit is in Srodmiescie, Warsaw. I really appreciate all your help. This process is especially daunting with me not being able to speak Polish. Thanks again.

Hi. Try Ober-haus.com. They have a number of offices in Warsaw and I have dealt with them. They have a number of staff who speak english.
