If you are looking to claim back property it is VITAL you use a good Lawyer who has some experience in this field. Try not to agree terms in advance but see if he can really help you and perhaps suggest he gets a profit dependant on the result you achieve.
Those prices at 5000zl/m2 are too high , specially most of of Lodz was owned by Jews so there may be problems later , with the land laws and stuff.
and there is also one more thing buying off the plan is risky , what if the building firm goes bust. rising material prices and labour costs. doesn't look good
If you want to invest invest with a second hand property at least you buying something not a lot of prmissess

There are two really interesting developments in Lodz, they are not the cheapest but I personally think when they area finished they will be really nice. I am a property developer in the UK and I look only at nice quality projects. There are several phases at Uscheiblera, the first phase is sold out and the next, although some re-sales are available (people selling and taking an early profit). If you are in Lodz take a look at Manufactura (sorry spelling may be wrong) - this is an old Textile factory renovated into shops - at Uscheiblera they are doing the same but this time they will be apartments (lofty) not shops. Having said that they will be building restaurants, and shops, and sports and fitness centers around the apartments. I spent a long time looking in Lodz - I may be wrong but long term I think this will be one of the best newly developed areas in Lodz.

Nothing wrong with Lodz - going to be connected to Warsaw by motorway soon and attracting business like there is no tomorrow. I am not convinced by the lofts. According to Oferty.net the average price for residential property in the city is 4,811 PLN and these lofts are a long way above that. Can't see much capital gain in them at the moment as they are still ahead of their time.
Sorry don't agree. I was actually interested in what was happening with the new offices in that area, and the 1200 or so jobs it is expected to bring. I have already invested in apartments. I'm not going to argue with people about weather or not it is a good investment, I have put my money where my mouth is and I am happy with that. However, the area is run down, the old textile buildings are empty, the area looks really crap, it's hard to see how rejuvenating the area will hurt the locals. Breeding new life to a run down area with new offices, restaurants, sport facilities, shops, park areas and of course work must be good. I accept that in the immediate area newly built property may be too expensive for many people but this is progress and every city in every country that has experienced progress has gone through this transition. Investment and development on balance will be a good thing.

I rented 12 properties in 23 days without any problems we are awaiting 40 off the plan properties handover then fix it as you know you get the newbuilds as a shell.

There is already a huge disparity between the lower and higher earners in Lodz, far more so than most other parts of Poland (and Eastern Europe in general) and distorting the property market will only serve to increase commercial pressures on low earning blue collar workers,
I've bought property in Lodz but I'm living here and I'm hoping to keep the property until well into my retirement rather than flogging it off in 5 years' time. I sure as Hell don't want the other flats in my area bought up and filled with foreign workers who contribute nothing other than (some) money to the local community.
Look at what property speculation has done to the UK market. Property is so overpriced now that the main groups investing buy to let are French and Russian entrepreneurs. I can't wait until the market crashes in the UK. A really big one. I'll be laughing my head off when it happens.
