buy off the plan in tri-city

Hi ALL..I'm planning a trip to poland in the next month to hoefully put down a deposit on two properties off the plan.. is this a common practice in poland? and can anyone recommend any good location properties that are currently selling off the plan? any leads would be appreciated, Thanks..

Hiya Seanie,

Depends what you want from the property really. Is it a buy-to-let or will you be resident yourself? There are definitely plenty of new type apartments. A good start would be to try the property edition ANONCE. This is a local newspaper and is kinda like Loot is in London.

Or Buy and sell in Ireland. Wednesday is the main property day. All in Polish I`m afraid

Seanie google the word "Orlex". This is the company i have been dealing with over the last four years and have brought two flats off them. Both times we brought off plan.

The small flat I brought last year in may 30 sqm for £14,000, we have pick up the keys and Orlex is selling the same flat now for £28,000. So thats double bubble in a year, wicked.

Depends what you want from the property really

I'm looking at a buy to let.. I would like to take on a renovation project/buy plot and build but not sure if that would be a wise idea when I'm not resident in Poland..

Or Buy and sell in Ireland

Bubba - would this be about 220k for a 50sqm apartment - seems expensive...do you think there is much scope for capital appreciation here?

it is expensive - the very top end of the market.

im following giles lead and looking at property just outside the the tri city

Yer better off then with a buy-to-let new apartment. If you not gonna be resident here and you have no Polish family ties then there is gonna be too much red tape for yourself. There are restrictions in place on what you can buy, i.e type of land etc. and you will need a permit to buy as a foreigner. Get more details on mamdom

So a new apartment would be less hassle. I reckon that you'd be looking at 5,000 - 8000 zl per m2 in/or around the Tri-City. Allow about 3% for legals on top. Like BW said 16,500 is the very top of the market.

Orlex is my local builders here by the way. They don't have a particularly good reputation for quality.

London originally but *home* is now the uk south coast... i float - a lot of time in Sopot but will be spending more time in Wejherowo over the coming months...

looks like the will be a number of us London boys in Wejheropolis... what are you doing there...?

I live here with my partner Teresa (who is from here) and our boy Dominik (who is 4 months). At the moment, I am considering going back and forward to London to work (I've just actually asked me boss for me old job back today) cos the only real option here is teaching.

Wejherowo is not bad. Its got some potential. But the place is dead after about 6pm. BTW a group of us are heading to the Donegal in Gydnia this Friday.

The towns got about 40,000 people but I reckon there are only say 4 bars and 2/3 restaurants. I reckon people don't have much disposable, this is the reason. But give it a few years . . . A lot of scope for a nightclubs/bars/cafe's. At the moment for us, It means traveling to Gydnia or Sopot 4 a night out

you could be right about the disposable... but looking at the amount of development going on, and the overspill from the 3M, i think it could be more of a case of having nowhere to dispose of it....

I thought about looking in to starting a small bar here. The place is crying out for it IMO. But I'm from the building game really, so I dont have any experience in that area. I reckon anyone who has the balls (and the capital) to get in now . . .will be making a killing in a couple of years time.

Hi Seanie, I doubt that you will find any Polish property in our Buy and Sell paper. B&S is the Irish version of Polands Anonce which was referred to.

Prices in the Tricity area are really moving. A report on the rednetproperty.com site says that Tricity apartment prices rose 6.7% in February and a massive 8.8% in March. The average price is now 6954zl per m2. In a couple of months I hope to start selling 80 off plan apartments near the old town in Gdansk. Think that I will also have a similiar site in Gdynia.

Hi Bubba, I was in Sopot for a few days last week. I landed on tuesday evening and dashed to Roosters to get the second half of the Liverpool v Chelsea match. Very happy with the result. I hope to get over for a couple of days again next week. When do you expect to get back again yourself ?

Just arrived in Tricity tonight. I will be here until friday morning. I got my months mixed up in my earlier posting. I should have said that apartment prices in Tricity rose by 6-7% in January and 8.8% in February. The increase for March was an impressive 5.9%. Monthly market reports for most Polish cities can be found on rednetproperty.pl

Yes indeed, I had a very productive 4 hour meeting with Dagmara. looks like that I will now be adding two sites in Gdynia. Didnt stay in the Grand. I do like my comforts but with the busy season approaching the rates at the Grand are getting beyond what I can justify. I am staying at Villa Baltica. Much more reasonable.

Enjoy your break. I hope the weather improves as the rain is pouring down outside at the moment
