Real Estate / A unique LOFT project in LODZ [23]

I can only agree with Neil. Lodz has a fascinating history, a melting pot of cultures: germans, polish, jews, russian. its unique location has been recently only too well emphasised by the decision of DELL to open in Lodz its European manufacturing and logistics centre.

i have travelled a lot, i've seen places. lodz is a cinematographic city, its urban landscape is very dramatic.

manufactura is a mind blowing project that you need to see to believe. i would never think i would call a shopping mall beautiful. behind it the main building will be turned into a hotel and conference centre. the french and the austrians jumped into the opportunity to invest there many years ago, and it has paid for them.

when uscheiblera is completed it will look as amazing as manufactura. the idea of turning such a iconic building into lofts is -to say the least- fantastic. i cannot imagine anybody with some aesthetic, some appreciation for architecture and lifestyle that would not like to live there.

the appartments were sold out in 3-4 days. the story says that there polish celebrities that wanted to buy there but were to late. another story is that of a lady arriving from warsaw at the sales office of uscheiblera with a bag full of cash wanting to buy there and then, pleading with the personel who had completed the sale faster than anybody would have imagined.

i know some poles who live and work abroad and invest savings in back polish property. maybe we should acuse them as conspiring to increase prices. maybe we stop trade altogether, maybe we go back to communism...

free trade is not fair per se, its just a mechanism and fair by result. trade fills in the gaps, there are no vacuums.

poles should not complain about accomodation. they are all provided with, the communistic blocs where with a rent of 100 euros you get a decent 70 sqm appt. those who complain are those who aspire to live in better conditions and they cannot afford it. poles have two prevalent traits: (1) complaining/nagging about everything, particularly about their financial situation which does not allow them to take ful profit of mediamarkt offers and change to a new car every 3 years and (2) they somehow consider that by force of natural law they should be enjoying no less than others. why others and not us? they want, need, must have.... i know poles living in poland that with a meagre salary they try to live the tv lifestyle, vacation abroad, good car, etc etc. and then get frustrated.

poland has been hit hard by capitalism. excused though; imagine how it is one night to sleep in a state of absolute control where basic food is rationed with state coupons and next morning wake up only to be beaten by the force of product advertising and a carrefour where the plethora is dazzling. one should be excused and allow time for adjustment.

i cannot believe what i am reading!!! average price at 4500?! for what, the old crap soviet blocks where no nobody wants to live? these are overpriced. you must make this clarification. because its not fair. well located decent developments will not sell below 7000. that is the truth.

as for the uscheiblera project, i am taken aback from the comments. i think that people who missed the opportunity to buy or cannot afford, they are attacking and spreading wrong info. what chemicals?? this was a cotton mill, that all. chemicals are not used in cotton mills. why this misinformation spreading? the story behind is that some local developers missed to opportunity to be part of their town history by deciding to invest in the project and later when an australian developer took over, they got jealous and mean - the spread malicious info.

the truth is that uscheiblera is one of worlds landmark residential developments! nothing of this scale exists in the world. the project is going to be on a par with manufaktura project - one commercial, the other residential. and we all know that manufaktura has won numerous internationl distinctions for its uniqueness. for those who know about the history of the city within a city scheibler factory, little needs to be added.

to put it clear to those who aspire to know anything about property: there are tens of shopping malls BUT imagine what it would be to own part of manufaktura! you get it now? if not, you just do not want to.

@ polish people: be proud for your country and stop nagging about the foreigners who buy your country. its the same foreigners offer jobs to the million of poles who chose to go the west. and at the end of the its you who sell to them, its your decision, they are not stealing it. you prefer the smell and colour of the money and what flashy it can get you.

those who say that the boom is over are as credible in their prediction as they have been in predicting that the boom was about to start and go where it went. most of these people failed to predict the latter, why should they be right in the former?

the point is that prices went up fast and without any serious criteria. terrible new projects, very similar to the ugly soviet blocks of the past, have been selling at prices much higher than what is justified by their quality. even if you were buying something blind last years you could make profit. this was abnormal and this is OVER. now again the real estate rule applies:location, location, location - quality, quality, quality.

the prices may fall for the stupid projects. the prices will level for average. first quality projects will appreciate further. prices overall will continue to grow on a part with the cost of living - 3-4% yearly. all this in normal circumstances. if the world turns up side down, then no base for prediciton.

(1) there are no stage payments in uscheiblera! you pay 85% of the price at the day you take delivery of your appartment.

(2) delivery date for uscheiblera project is end of 2008.

if you are really interested in capital appreciation, i am currently having for sale a loft in uscheiblera at 6500 z/sqm! you pay in instalments and you can be sure you own an appartment in the most sophisticated development the city of Lodz is ever going to have...

i have invested in uscheiblera and i can say that it is an amazing project. the largest brick factory in europe turned into lofts! i have bought there several appartments and i have now 1 for sale at very good price. if somebody is interested, please send me a message PM with name, email and phone number and i will send my offer...

what donomar says it not entirely correct, i am afraid to say. lodz is receiving colossal foreign direct investment (FDI) that is meant to change the land scape of the city in the coming years. planned investmnet include fast train to warsaw (it will possible for people who work in warsaw to stay in lodz, so become commuters), train station complete modern makeover, planned transfer to the city of most media business countrywide (that is studios, tv zenders, etc).

when one invests should see the possibilities...
