Real Estate / Wroclaw real estate prices and agencies [17]

I'm visited Wroclaw last week and went to approx 10 developers last week to look at stricly new builds and came accross some nice developerments fairly close to the city but at more realistics prices.

I'm not sure if I will purchase myself as prices for new builds have almonst doubled in a year and I ain't that rich!! If you want anymore info please contact me.

Not at all. The foreign investment is probably affecting Warsaw but nowhere else. I blame the Polish govt as the pricing is led by supply restrictions which are their fault.

Interesting post Most.........

Some developers have told me that prices per sqm2 have doubled in a year which makes me nervous. AS you say the value is gone.

I'm not sure what is driving up the price.

1. Developers say materials - probably as you say because of lack of supply
2. labour costs/ wages - have they doubled for Polish workers in the last year - I doubt it!!
3. Speculation - will always drive up prices in any market place especially with foreign investors who are none the wiser
4. Greed from developers - is this a possibility? Being fed of course by the demand from investors.

Could there be a small downturn in the short term? Surely. The price inflation does not make sense. What is the average monthly wage in Polands cities? Maybe 6/700 euro? I'm guessing.

If materials supply increase and the speculation decreases will there be than a levelling of prices.

Thanks - didn't realise it was as much work on a new build - But just to confirm. Does it mean you have to wire the place yourself? I have looked at other threads but wasn't sure.....

I was aware of that already. I would need to supply kitchens, flooring etc.
I assume the gas or electric is already there? How about the bathroom?

Do you know the area Kamenica that Sin8 talks about? Whats it like?

I will be over in a week but I wan to have abit of a plan before I go over. Ideally to check out new properties and some second hand ones. Although i will need a good estate agent to check those properties out and make sure I'd pay a fair price

Hi Mickster

I have invested in Wroclaw over the last three years so if you need any advice about location/procedures/developers then let me know.

For a new build in the srodmeisce district the price is standard at this time, however personnally I don't like Grabinszynska street, what about Olbin and that district north of the Rynek? Have you considered a second hand apartment?

You can really get some good deals with apartments in Kamenica that will be an excellent investment especially that you are in this for the mid to long term.

Did you look at the Ogrody Reja development with Moj Dom? Anyway good luck and if you need further information then let me know.

thanks for your advice on real estate in Wroclaw. I was looking at new builds as I just thought they are less hassle than buying second hand. Especially as I do not speak Polish. Do you agree?

I have a few further questions if you don't mind:
Can you recommend an English speaking Notary? I'd rather use one not recommended by an Estate agent or developer.....

If I was looking at a 2nd hand properties do you know a good english speaking estate agent?

i dont know much about wroclaw prices mickster but i would suggest they are open for negotiation... i would also look at what similar is going for in the neighbourhood, how they have risen, what they are expected to do etc etc... the normal sort of stuff...

UK, Ireland / How expensive is living in UK/London for one person? [23]

I lived in London before for two years and it doesn't have to be as expensive as you think.

You can probably rent a small room in a house share for around 300 / 350 a month if you shop around. Also in a house share you will meet other people.

Shop at places like Aldi etc which are as always good and cheap.
Don't use the tube just buy a weeky or monthly bus ticket which is a lot cheaper.

You save a few thousand ZL for paying all in 1 part although from the risk point of view it os maybe not the best thing to do!!

The development is on Spiżowa street which I believe is only a couple of Kiloemters from Rynek? Do you know this place

Hi,

I'm thinking about buying an apartment in Poland as a mid/long term investment. I'm looking at Wroclaw.

Is it common to try to negotiate the price of a new build. Also have foreign buyers had any exerperience of being 'overcharged' compared to Polish people buying?

An example of the price I was quoted is as follows:

floor rooms Surface area PRice per M2 Overall Price (5 parts)
First 2 49.80m 7958.75 396345

Does this sound reasonable?
