Good post and what you say is true, keep in mind that the market decides the price of housing, its only when you are forced to sell will you ever find out what your place is worth. Every home owner has a over inflated opinion to what his home is worth, its evident when you speak to people, opinions mean nothing especially after a heavy vodka session.

The fact remains that shrewd business investors are giving Poland the miss when it comes to real estate (apart of course from business/commercial properties in the major cities)

For what it's worth , my predictions for 2010 are :

A pretty general comment with nothing to rave on about, Banks will always lend money, its the nature of their business, using the word flat means nothing to me. Its obvious sort after properties will go up and everything else will be stable and fall (must be taken into account of the strength of the polish currency. The price of real estate will only increase if wages increase.

Your predictions Maggie mean nothing, its a each way bet, unfortunately the system doesn't work that way.
I can predict one thing and prove me wrong in 12 months, is that taxes and costs of services will increase in Poland which will make all Poles worst off. The government needs more money to fund the ever increase in welfare and health costs.

Have you ever lived out side of Poland for any length of time?

I don't know what this has to do with the price of eggs in China Sean, the fact remains a lot of people who came to Poland with some money were able to buy wonders and live off the smell of a oily rag, because of this they didn't consider the negative factors, now that the pendulum has swung around and its not so hanky dory, these same people are complaining about everything. Poland has not changed it has still a lot, a lot of negatives, the people need to change. Life expectancy in Poland is male 71 and female 79, does this mean living in Poland is also a early death sentance?? hmm. Think about it hmm. Sean there is more to life than worrying about how much money I don't have, and what I should be doing in life. Try to enjoy the Polish lifestyle.

WB is right, it is a process of attrition here. Lack of appreciation, boorish behaviour and ignorance of duties are commonplace. I can't function in such an environment, there is neither incentive nor growth in this country. Religious people? Spiritually devoid is what I tend to see.

hmmm, unlike these sort of comments coming from you, I always believed that for a religious country it doesn't reflect the actions of a lot of people, but this occurs everywhere, by way of example you see that when a mafia person is buried, they make out the person is a saint, the priest is happy because he is paid well by the family. Poland has not changed it has always been the way it is, you just haven't seen it, you probably been seeing it wearing rose colored glasses. The point being a lot of people from GB etc who arrived in Poland say 5/10 years age could live it cheap and buy at ridiculous prices, things have now changed and there are no more bargains, whether you live in the blighty or Poland you have the same buying power, the scales have been adjusted. You sometimes have to say to yourself wtf am I doing here?

I think it is almost impossible for the common foreigner.

Understand where your coming from, can relate to 2/3/4. Poles don't generally accept people who cannot speak proper Polish, Poles have a silly fixation that if your from the west you must be loaded with money, they always say to you that food and drink is cheap for you compared to where you came from, and then compare what they earn and what you earn. I must say things are getting better in this regard.

The rule of thumb when moving to a different country ( I don't mean does of no means seeking their fortunes abroad) is ensuring you standard of living is equal or better to what you have used to.

Secondly there must be something of particular interest in the place you are intending to relocate, this may be family, sporting or hobby.

Thirdly don't even thinking about it if you have close ties to family in particular your own children.

Fourthly remember home is where you were born, and not being there will haunt you till you die, unless you were born in some third world country.

Fifly the people in the place you intend to relocate will only be as friendly as you are to them.

Sixly If you yearn for a change and don't give it a chance, you will have regrets till you die.

Allow me to say that it will also depend on how flush the government is with funds, when you hear that hospitals are only doing emergency operations due to lack of funds it makes you wonder, living in a country were hospitals are half closed is not a welcome prospect.

thats a good point, a lot of Poles discuss their luck at the local watering hole and as the vodka starts flowing faster so does the price of Real Estate, reminds me when I was collecting stamps, the price in the catalogue and what I was offered were like chalk and cheese. Scorpio congratulations on your windfall, but don't open the champers until you have the cash in your hot little hand. I've noticed a lot of properties over the 1 million zlote mark in the outer city area remain in sale for a long time.

I believe that real estate will be stable for the next couple of years, although properties in down town areas will increase.
Our friendly banks are telling us that properties will rise, they have to, the money to be made for offering loans are very lucrative, as was in the US which resulted in the current financial crisis.

That is one of the worst backup examples I have ever read for someone being anti-Semitic.

confirms my belief that no bacon for you this christmas, Sean you have a fixed mentality, try to think beyond the square. For the record I am not anti semitic, I have a lot of jewish friends and like their culture.

Of recent time a lot of people have posted talking nonsense, I suggest for no other reason than trying to stir the possum .

but if you now start with conspiracy theories, then I don't know what to say.

Sean its obvious that you won't be bringing the bacon home this Christmas nor be in the line up to be Poland's next multi millionaire, you have a lot to learn son.

I don't think people would find somebody saying something like the Irish influence in Poland would be offensive, and in fact there is a Irish influence in Poland ie Irish bars and Guinness beer..

The Jews are in the money business, finance and investment, how the Jewish community see Poland as a investment potential will be Poland's fate.

With respect, I agree with what you are saying but those reference points all have some bias, whether it be bias from the banks who feather their own interests or governments who bake the books in order to impress ie a tool to get re-elected, there is also a question of Jewish influence.

The government tell us unemployment is about 11%.. what nonsence we all know its much more.

re 1.. where does the Eu gets its information ha government departments. ha ha
re 2 ..business journals are linked to business companies. ha.. have they a vested interest.
re 3.. The EU has a vested interest to unite all countries in the league. a force to beat the US.

I've posted here for some time and tried to give a second opinion with view to caution people ie be a devils advocate about the future of Polish Real Estate, its obvious my views have lead to blind ears, I sometimes wonder why I bother..mmmmm

Like your post, but Poland has adopted a US business style and practices. Most big companies are foreigned owned and its all for the shareholder ie more profit etc. There is a lot of corruption in all areas in Poland. I still don't know why homes are so expensive in Poland especially country areas. A lot of the older style building will have to be pulled down.

Andy with respect, Poland has 38 million people, I don't think a couple of people wanting to live in Poland have bumped the prices of homes...lets get real, the majority of Poles are either pensioners or on a income of less than 1500zl a month and find it difficult to make ends meet. Those people buying on the higher scale are flush with funds and no matter how expensive real estate was they would still buy...Look at the price of homes in Hong Kong etc... The Polish lifestyle and infrastructure suits very few people let alone the harsh weather.. Andy you may get your slops from real estate, but understand some of us around haven't come down in the last shower.

This service cost me 1000 PLN and saved me 20,000 PLN on the asking price.

Thats only chicken feed, when you dealing with a million zlote property. Thanks for your response though, the other question you could ask is why the prices of houses in the US are cheaper than that of Poland and which also bring in a higher rental return?

Many forum members made a terrible loss in the Polish Real Estate market, no need to rub the salt in though, keep in mind if you take into account the exchange rate of the US dollar and zlote, property has gone down 25% not taking into consideration any other factors...

but when the masses didn't exactly come knocking we quickly told her to get real and lower the price.

It becomes a cat and mouse game when dealing with real estate agents, unfortunately if they know you love the property it becomes hard to get the price down.

Thats why real estate agents zero in on foreign buyers, because they are still able to buy at a inflated price. Who sets the price of real estate?? I suggest the answer is real estate agents.

For perspective: there are plenty of 1,000,000zl homes in Wroclaw.

Most good homes in Poland are worth 1m plus in Poland, the question must be asked are there many 1m zl buyers around???????????. I don't the average home buyer has a fat bank balance and is able to afford a million zl loan.

Can you get a decent sized flat in a nice area on that kind of money?

simple answer is a big no. If you approach a Real Estate company they will laugh at you..
You may need to look at somebody who is selling privately and you may be lucky to get a flat ie approx 40m. You may want to wait for the real estate crash.. it will come...
