Real Estate / Cost of construction per square metre [15]

What is the cost, per square metre, for constructing flats of an average to good internal finish? The area in question is a Krakow satellite town and the total size of the development is 2000m2.

I've read that office space construction is approx 750€-1150€ per m2 and industrial 150€-300€ per m2 but no info on flat developments.

I'm talking about building a development of 20 flats for sale. The flats therefore would have internal fittings such as bathroom, kitchen and flooring. I am not talking about furniture like beds, chairs etc.

The total size of the development is 2000m2.

7000zl is 1,800€ per metre square. This I find hard to believe as I am near completing a building project in Greece, where the average construction cost is 1000€ m2 and average salaries are over 2x higher than Poland.

PS: we've currently got the builders in our Polish home to build an extension, so I'll ask our builder what his rate is tomorrow, just doing some homework.

Real Estate / Disparity between land prices and retail price. [10]

OK, I'm looking to the South of Krakow for land. The only reason I asked about construction costs is because I'm trying to assess what kind of factor the land price has in total development cost. As far as I can see, presently it is negliable. The development cost (even if it is as low as 500€ per m2) far out-strips the land cost.

There are some great building plots, budownictwo, around. What do you think about speculating on some which are part budo and part rolna to hold 10-20yrs? How difficult is it to get planning permission on the rolna part of a plot once you've built/ sold the budo part?

Ok.
I can tell you now that the extension (80m2) conversion of top floor, with two fully fitted and tiled bathrooms, central heating radiators, solid wood flooring, solid wood staircase and two bedrooms is 20,000€ all in. This includes all materials, fittings and work (building/ joinery/ plumbing and electrical).

Area is Malopolskie.
