Real Estate / Buying new buildings in Poland and price I was given [42]

I have invested in Wroclaw over the last three years so if you need any advice about location/procedures/developers then let me know.

For a new build in the srodmeisce district the price is standard at this time, however personnally I don't like Grabinszynska street, what about Olbin and that district north of the Rynek? Have you considered a second hand apartment?

You can really get some good deals with apartments in Kamenica that will be an excellent investment especially that you are in this for the mid to long term.

Did you look at the Ogrody Reja development with Moj Dom? Anyway good luck and if you need further information then let me know.

Real Estate / Managing Buy-to-Let Properties in Poland [27]

I am based in London and have also invested in Wroclaw over the last three years, I have been renting two apartments for the last two years in a new development about 15 mins walk from the Rynek located close to the Botanic Gardens. It has been relatively easy because my partner is Polish (although he is also based in London), we advertised in Polish newspapers esp Autogielda and were successful, however although they are high spec apartments we have rented to students and you may find this in Wroclaw because about 15% of the population are students.

The issue with this is that during the summer months they will only pay half rent (however you can keep key and have use of the property). The yields despite this have been good.

This year we will have three higher spec properties ready and we are looking at the corporate rental market so we will have to use agencies. My experience to date of estate agents in Wroclaw has been very poor. So I can't guide you however Iglica are one of the better ones and I can give you a contact there if you want. I guess it depends on the spec and target rental market, anyway let me know if you need more assistance.

Apologies if my first post was confusing.

Firstly Kamneica isn't an area it refers to a prewar town house and I think the apartments within these buildings have a lot of potential and are relatively reasonably priced. The area I was referring to was Olbin or the area north of the Rynek around the Botanic Gardens streets like ul. prusa, ul. reja, also any of the areas around plac grunwaldzki. This is personally my preferred area in wroclaw, as its about 15 mins walk to the rynek close to the new office development in Bema Plaza and also the new shopping center in Plac Grunwaldzki, close to lots of universities so easy to rent out to students and its also close to Park Nowowiejski and also just accross the river you have Park Szczytnicki.

A good site to get an overview of prices for second-hand property is .locumnet.pl this has an english version and you can search for property in Wroclaw another is .trader.pl, its in polish but easy to navigate.

I don't know of an english speaking notary as my husband is polish so we've used a polish one.

Apologies for not responding sooner but in response to your previous post.

"I have not problem renting to students, but how did you manage this while you and your partner were both overseas? Did you have anyone to check in on the apartments, and carry out repairs if needed?

There definitely seems to be a market for managing apartments for private investments, if any else out there has any more info I'd appreciate "

We have family and friends there who showed the properties to prospective tenants and managed any issues although there weren't many.

I think it is very difficult to rent through agencies my experience of real estate agents in Wroclaw to date has been dismal. You really do need someone on the ground that can help you out do you have any friends/contacts there?

Good sites to advertise for rent are emieszkania.com.pl, trader.pl, nieruchomosci.com.pl, locumnet.pl & gumtree.pl although you will need to put your add in Polish. In relation to agencies I would recommend centrum in Wroclaw centrum.wroc.pl they always have a lot of residential property on their site for rent so maybe they can help you. I also think that you will have a quicker response if the initial contact is in Polish as in my experience when I tried to contact in english my emails were ignored (despite the website being multilingual).

As the market is really hot at the moment I think a lot of agents aren't interested in the low margins gained from mananging rental residential properties....

Hi I think a nice area is Biskupin, Zacisze or Zalesie they have a lot of pre war villa's, are very green and have a lot of amenties - tennis courts, swimming pools, training grounds and a beautiful park. These areas also have good links to the centre....

Life / Where to live in Wroclaw? [30]

Hi guys

In October I will have two properties available to rent:

One in Rakowiec, just off ul na niskich lakach about 5 mins by car to the rynek/10 mins by tram. This is a two bedroom apartment 86m2 with large 36m2 terrace in a gated development with gym & sauna. Small development of 22 apartments.

Also a four bedroom/3 bathroom house with garage in a gated secure development of 40 houses in Tyniec Maly very close to Bielany Wroclaw & LG factory, bus into pl. Dominikanski and about a 20 minute drive to the rynek.

Both properties will be finished to a high standard with all mod cons and can come furnished or unfurnished. I would have a preference to rent them directly rather then use an agency so if any interest let me know and further details can be supplied

Good luck with your new life in Wroclaw, I am also aiming to relocate there with my polish husband from London next year, it is a great friendly city and I'm sure you'll all settle in very quickly.

Life / Where to live in Wroclaw? [30]

I do have a flat in ul Boleslawa Prusa this is about 15 minute walk to the main square/rynek and a short walk to the university of technology which is located near plac grunwaldzki. This is a one bedroom flat, fully furnished 48m2 with underground storage, this apartment building is new from 2003. There is an eat in kitchen, bathroom and living room with balcony. This living room can also be used as a bedroom making the flat a two bedroom flat and in fact we rented to polish students last year and that was the arrangement they had. It is free at the end of September however it would need to be rented for at least 6 months minimum.

The cost per month is 1400 + bills which will be your electricity and heating.

We wouldn't rent a room you would need to take the flat with a friend or by yourself, I don't know what your budget is but if you are interested let me know and I can send you photos etc.

There would also be a one month returnable deposit.

Real Estate / Does anyone know of a property 'fit-out' company in Wroclaw Area [10]

Hi

I have a property in Wroclaw due for completion with the developer but it's a shell and I was wondering if there are any companies that specialise in property 'fit-out's' especially in the Wroclaw area. I don't have the time or the polish language skills to do this myself. Any pointers appreciated....
