Life / 3 Things I LOVED about Poland [58]

This is more than 3 but 3 is too few.
And even within these things I LOVE about Poland, I had to dedicate whole threads to them.

Please feel free to add to any or all of these threads:

1.Walks up the Beskidy mountains

2.Recommendations for Krakow and Myślenice

3.Recommendations for Zakopane

4.Polish wildlife

5.Polish Architecture

And of course there are the people, women in particular, beer and an array of other things but they are usually discussed throughout most of the forums.

Real Estate / Prices of apartments in Krakow are collapsing further down in 2010-2011 [150]

So tell us, what do you do for a living?
Have you ever bought or sold real estate in Poland?
Are you screaming about a crash from some previous disappointment?
How do you keep up with all your user names? do you have them written down on a piece of paper beside you there at the computer.

You will probably do what you always do and log in with yet another user name, beifre this one is no longer a guest and make a brash statement with no back up etc... and your cycle continues...

In Warsaw the price for new apartments fell by 15%

From the same source.

2008 saw the reversal of previously meteoric price rises in residential real estate. After years of double-digit price growth, price rises in Warsaw were nearly flat (+2% on the year) while prices started to decline in all other cities. In Krakow, Poland's historic old capital, prices fell a moderate -1%, in Wroclaw -4%, in £ódź -6%, in Gdansk -8%, in Katowice -9%, and in Poznan -12%.
Price declines were driven mostly by reduced availability of mortgage financing, as was the case throughout all of the emerging Central European economies. Additionally, an earlier overshoot in prices set the stage for some sort of correction.
As the Polish currency, the zloty, fell by 14% on the year, price declines in euro were more marked.

we have another year of slight falls to go.

I am not sure if anyone is arguing with that.
But there is a guy on here that spams these forums, using an array of aliases, screaming CRASH! who hasn't a clue about real estate.

Real Estate / 15 reasons why the Polish real estate market will crash soon [258]

SUPPLY VASTLY OUTSTRIPS demand

Prove it.
Back up your statements with facts.
Supply links to reliable sources.
Enough agreeing with yourself, time for some work on your behalf to backup your statements.

2 - 3 000 pln/sq.m.

You can buy things for that price, just not in the Wawel castle.

I love the UK markets, to be honest...

I am not from the U.K and I live in Poland.
I meant I love the Polish markets.

Crud. Worst time to have bought CHF.
I was tempted myself because of the overvalued Zloty.

If I remember correctly it was about 2 PLN to CHF at the time and now it is about 2.7 but I would have to search to find out the exact figures for June last year.

Goldman Sacks say the Zloty is clearly under valued, the Zloty will rise again.

I agree but I doubt it will get back to 3.3 against the Euro.

Obviously prices in Krakow are ridiculously high in relation to wages and should come down.

The examples given by some of the posters on these forums is ridiculous but it certainly does not represent the average price in Krakow.

Kraków:

(average price per M2) = 6 533

(family a couple pluse a child can afford) = 47,5 M2

(single person can afford) = 23,6 M2

Open Finance
open.pl/news/wieksze_mieszkanie_za_srednia_pensje.html

And remember they take the average wage from Poland and the apartment prices from Krakow, so it is still a bit off but I won't argue it too much :)

Second , even in the boom, the number of new builds were small compared to other countries - there isn't really that many new buildings for sell.

Developers here were quick to stop new projects over the next few years, just finishing what had already been started and not coming down in price.

Not to say there are not new developments but a couple of gear shifts down.
There are also not very attractive so called "high end" apartments that are not being moved or just over valued apartments but a quick comparison would have you out of the woods on that one.

CHF Swiss Franc mortgages play a large part of that problem, many borrowers bought in CHF when the Zloty was strong.

It certainly depends on when you got your CHF mortgage.
Swiss dropped their interest rates (Q4 2008) and now the mortgage you pay is more or less the same as it was before the PLN was over valued.

bubble bubble

Toil and trouble.

But just being in Ireland during the crises does not make you an expert on Poland.

Or have you not had enough of bubbles?, that you want to leave Ireland after it has burst and come here to Poland to watch the next one? (according to you).

You haven't a clue what you are talking about.

I have friends

Such a reputable source and the detail leaves nothing to the imagination.

Actually I think I may have been wrong.

They have just started selling appartments in the Wawel (an old building in the centre of Krakow). Needs a lick of paint and to be insulated but appartments are being sold for 48 000 - 80 000 pln! for 1000 metres square 15 bedroom apartments complete with gym, swimming pool and butler.

A person should not pay more than 5 years (let's say MAXIMUM 10 years)
for a shit_ty apartment, so 48 000 - 80 000 pln will be soon the MAXIMUM price
for a flat in the center of Krakow

You are off your head.

Good, so you agree with us.

hahahaha, there is just you and only you.

You are making finally many steps in the right direction.

You are not right and to be honest, you are unequivocally the biggest multiple personality
poster I have ever seen. But hey, why let facts get in the way of your delusions and regret?

Life / What Do Poles think of Finns? [50]

Finland doesn't know racial tension like America does so you have to question why they need such firearms in the first place.

You are saying that America's 'right to bear arms' is racially motivated and that is not true.

They just watched too much 'lone ranger' and spaghetti westerns as kids :)

Wiślane Ogrody this is the place people in Krakow are now calling "The Bunker"

That's strange because it is in Żoliborz, Warsaw. Here is the advert.

but you say

I am moving either to the countryside or the States, maybe I will stay in Krakow,

So why are you looking at the capital, Warsaw???

The builder was taking Polish people's money the week he went bankrupt.

Pointing out one despicable act committed by an individual is not an indicator for anything.

firstly the average wage is around the 3000zl mark, can we agree??

The average salary for the whole of Poland has been released last month, it is 3300PL per month.

a modest apartment for say 450,000zl

That is the price of a house in the suburbs of one of the main cities.
Or a top end apartment in the the centre of one of the main cities.

agree??

Can't, i am afraid.
You are taking below average wage for the whole country and top end apartments in the main city centres.

how are these people supposed to live on fresh air you may suggest,

Learning how to use a calculator would be a good starting point at this stage for you and your aliases.

bank allows mortgage payment of ONLY 40% of the income.

This is to prevent people accumulating huge debt and prevents the type of thing that your point suggests.

ifaverage NET income is 2000 pln/month

'IF' is the main word there and it is not.

A person should not pay more than 5 years (let's say MAXIMUM 10 years)
for a shit_ty apartment, so 48 000 - 80 000 pln will be soon the MAXIMUM price
for a flat in the center of Krakow

Not going to happen just because you and your aliases think it should.

Your continual posting under a new name every time you are avoiding the realities are childish.
What ever 'reason' you have for spamming, it just shows us your immaturity and inability to discuss or debate your position.
Agreeing with yourself, makes you look silly.

average salary per month.....Which is about 2000 pln.

No, it is not.

That is what 90% of all economists and 90% of all real estate experts are saying also.

No, it is not.

However, the big dellusion of 5 - 9000 pln/sqm will start to fade away step by step, month by month... to return to normal correct price of 2000 pln/sqm

No, it won't.

Spamming, does not change anything.

No vinegar.

The people I know bring vinegar, great preservative.

It's called opłatek. And they depict birth of Jesus.

A sure Mary was there too :)

I expect it to be exactly the same except fewer Jews:)

There are a few quirky differences that I would not have expected here.
Even though Ireland and Poland are both predominantly Catholic.
Poland have different customs or rituals.
I thought it was the same all over but for example, they bring a piece of bread, salt, vinegar, eggs, meats, fruits etc in a basket to church to get blessed by the priest on Easter.

Or for Christmas dinner people here brake a white wafer with a depiction of Mary on it, and you eat a little when you greet each person in the room, while making a wish for them, it symbolises sharing of bread.

Just a lot of small things, I always find that going to another country is not about the big things but the small ones.

My friends are at the point where they can buy a flat for cash. They have done the maths and need to stay another 18 months to save enough to refurbish the large but old flat they are in the process of buying.

Excellent, that is how i got started too, you work hard and you save, I respect that.
Sure there is luck involved but some times you make your own.

Of course I have mentioned PF to them and they think I am mad.

I can only imagine.

Real Estate / 15 reasons why the Polish real estate market will crash soon [258]

At the height of 2007 the value of the house rose substantially but this year if I sold, I would have to accept a lower price, but, it would still exceed what I paid.

I am in the same boat, although it would not be much more than what I paid originally.
Which in todays market is as good as it gets.

"the prices will rise because the building materials are more expensive"

Building materials have not risen in price.

I still don't know why homes are so expensive in Poland especially country areas.

You have posted before that the average house in Poland is 1 million PLN, that is over double the price, perhaps that is why you think houses are so expensive?

Hello Covex,

And welcome to the Polish forums.

Just a few things on your post, you take a random flat in Wrocław and the median wage from all over Poland. Perhaps an average wage from Wrocław with a flat in Wrocław would be a better indicator?

(average price per M2)

From here Open Finance
open.pl/news/wieksze_mieszkanie_za_srednia_pensje.html

With 20% down on a 20 year note

Why not a 30 year mortgage? it seems to be the standard here.

It is difficult to see housing price increases to continue without real median wage increases.

Good point, I doubt house prices will increase, the days of buying an apartment and sitting on it a few years are gone. It is a more steady market driven by locals, which is more sustainable than the likes of all the foreign investments on apartments in Bulgaria (a false bubble).

I think this levelling off in the market is necessary for Poland, if it had continued the way it was, we would surely have the same difficulties a lot of other countries are suffering now. The prices for an average apartment is affordable to the average household.

which will obviously affect property prices.

Good point.

And nice have your contribution as it is more balanced.

Good idea I will try to have a go.

Excellent, I think it would be really a great idea and really appropriate for what is happening now.
Polish people have taken a lot of the spaces under the bridges in London, it is such a pity.

I frequent a pub in Krakow that plays music, quite often they place traditional Irish music but with Polish lyrics. I think they make the lyrics up on the spot though, as they seldom get past the first verse and also their new lyrics have nothing to do with the original.

Please let us know how you get on :)

I didnt expect a competition.

Ah why did you say that, we could have beaten them ;)

With the Irish in England, a lot had happy lives but some were lost,

I have lived and worked in England and I have met many Irish people who left Ireland a long time ago who perfectly fit the description 'lost'.

I think many of Christy Moore's songs could be translated to Polish to fit what is happening today, Missing you
