Price of a flat for renovation in a tenement house for renovation in Krakow

Hi,

Does anyone have any estimates for the price range per sq meter for a flat
for renovation in a tenement house for renovation in the old town
in Krakow? I was given a figure of between 6000-6500 PLN/m2. Now obviously its
a difficult question to answer accuarately with so few transactions in the market.
I just was to know if this range seems reasonable?

I think it is ... After 3months hunting, I’ve bought strata title (hipoteka) flat last May which requires total renovation in top location (5min walking distance to Rynek) for about 6700zl per sq meter.

Residential construction costs in the States range from approximately $100-$200/square foot. 6000-6500/zl is approximately $250/square foot. Quite surprisingly expensive when one considers the median salaries of the two countries. Maybe I should be building in Poland?

I was told all buildings in the old town are listed/protected. Is this true? My guess
is this complicates renovations as you need to apply for permission to change
anything but maybe I'm wrong.

That price is for PURCHASING the apartment, not renovating it.

Anyway, building/renovation costs for wooden/plaster houses in America are not going to be comparable to old, protected, stone buildings.

All buildings within the Main Square and streets around it are listed, the rest is protected or listed. You need to apply for the permission if you want to change something outside the buildingin general (like the windows, colour of elevation).

I would advice to check what is listed in case of this building as it may turned out that there are some adornments inside the apartment and you will have to apply for the permission in case of any changes in the apartment. It may also be written that only the renovation of the common parts of the building needs permission.

As a rough guide - for the cost of a complete renovation count on 1,250-2,000 PLN per square metre.
