Are Mortgage brokers licenced in Poland? Can anyone become an real estate agent?

Is there an authority such as the UK's 'Financial Services Authority' that approves or licences mortgage advisors or brokers in Poland, or can anyone set themselves up to sell mortgages?

If there is such an authority, would it be the firm that was approved or the individual broker?

Real estate agents are a dime a dozen in Poland and Bog do they ever do an awful job of it!

What is the process for getting a real estate license to sell there as well as operate a Real estate agency ? my impression is that you can basically find one in a Cracker Jack box haha

Dear Maluch, since 1st January 2014 real estate agents do not need license. They must have only insurance for what they do professional.
Polish civil code is the general regulation for this matter. Why are you so sarcastic about them ? One of them sell your real estate for nothing or take your money and do nothing ?

No license or ethics required, only ability to turn up to appointment 2 hours late and penchant for receiving brown paper bag.

No, you're not. When we bought our house the biggest hinderance was the agents!

in polish reality you can't expect more than simple information, they often forget to tell you about some disadvantages

I must echo the poor experiences, so much so that it totally put me off dipping my toe in the water to buy a house. Most incredibly, some agents get very rattled if you don't sign their buyers' document before even viewing something. But thankfully most don't even ask. Agents seem totally disinterested if someone doesn't buy immediately. Very little attempt made to get the buyer to buy something else on their books. Worst of all, agents promise to stay in touch but seldom bother (both on lettings and sales). I have seen a great deal of amateurishness here with agents.

Heya I too have taken up an interest in real estate, so my search led me here :p I've actually read so much stuff I think there is potential in it, particularly in Poland. I've read an interesting article the other day though can't remember where exactly, I think it was on the PolesMakeMoney website. I'm 97% decided to go for it! Not to become an agent but set up a chain of agencies in the major cities. I've thought about this for years but never was eager to do the years of study.

Polish real estate is a boys club if you do not have the contacts do not waste your money.

I don't know how they survive, they must be either very rich already and lazy, or starving due to their sales shortcomings. And if these are the licensed agents, what can we expect now that agents no longer need a licence (deregulated since Jan).

There is always a way to compete against the market leaders. Not easy but always a way.

There are always niche/specialist markets in all areas, it requires contacts a thorough knowledge of the market/competition and a product/service which is superior/less expensive than existing. If you don't speak Polish you will always have a handicap which will require deep pockets or patience.

The answer is no and yes.

No because there has been deregulation of the profession of broker and real estate manager (from 2014). Now people do not need to have a license and appropriate education to perform this profession.

Yes because most of employers in real estate offices still require certification. So without it your chances for a better job are lower.
