Farm for sale in Poland - how to find a buyer from other country?

Hello, I have some farm to sell in Poland. Are foreginers interested to buy lands in Poland? Where is the best place to give an advertisement? Maybe somebody of You are interested of it? It is possible to buy by foreginer because farm is registered as a private limited company (sp. z o.o.). For more information send me an email or PM.

They are not able to buy and would not get away with the dodge of using a Sp z o.o.

There are very few people with a few million euro to spare who would be reading this forum. You would be best off tto use a proper broker.

I try to find a farmer from other country who cant see prospects to progress in his country and want move to Poland to use his experience to build buisiness with cheaper lands and workers. I think that everybody from You know some farmers, maybe one who want to do something like this... :)

The problem is that there are very strict laws regarding the sale and purchase of farmland. You MUST make yourself familiar with them. Search on google, and get yourself a lawyer who specializes in this area. The only person that can buy farmland is a person who is deemed to be a 'farmer' with experience and qualifications. ,

Of course, this will not be the simplest transaction. However, it is different in the case of buying real estate from a private farmer and from a limited company. We have already obtained permission to sell the property from ANR to transfer it from private to the company. At this point, we sell shares in the company, which is also subject to restrictions but not as strict. We also have a notary public who will conduct the entire transaction.

Where is the land, Is it in one piece? or is it spread around multiple villages? how big is the parcel and how much do you want for it?

The only way is to advertise in a local newspaper or on some regional advertising websites - possibly among Polish communities in the UK who may want to go back to Poland or know someone who might be interested.

The court will check the legal status (in terms of having qualifications to act as a farmer) of the person buying the farm at the time of transferring the shares, or the notary public will. At this point, the transfer will be refused if the buyer isn't allowed to buy the farm in accordance with the new regulations.

I pm'd him about it... he wants $1.7 mil for a dairy farm in the middle of nowhere in NE Poland... Its a rip off...

Farm land is pretty hard to buy/sell due to the new restrictions. I think you have to be an owner for like 10 years before you sell it or something like that. The plus is if you own land zoned as agricultural you receive a different sort of insurance than ZUS and certain social benefits.

Rural idyll? Have you ever worked on a farm? The scenery is beautiful, yes, but you have constant work - non stop. It's far from an idyllic life. Plus, if you run a dairy farm it constantly smells like manure. Yeah those subsidies and your tax zloty ensure that Poles and others who purchase from such farms can enjoy natural healthy food that's not loaded with hormones, antibiotics and all sorts of crap. Agriculture is especially popular in the eastern parts of Poland, which is far poorer than western PL. Also, farmers make far less money than say a city dweller working in an office. The agriculture industry is subsidized in a lot of countries - this is nothing extraordinary. In the US farmers receive subsidies too, nonetheless the average salary according to BLS of a farmer is around 40k a year.
