Commission for selling apartment in Poland

What is a reasonable commission for an agent to sell my apartment?

few things:
-the apartment is new apartment in an overpriced buidling (ie. selling price would be over PLN 2M)
-I realize agents do nothing for their money
-I realize it is unlikely there is a buyer for this apartment

My only question is what commission should I agree to? I think normal commission is 4% - as the apartment gets more expensive the rate seems to make less and less sense.

Additionally are there any tricks the agents try to play on you?

Put 4 percent but with a cap of 10 k. You will get agents willing to work for that as it is thin times.

And make it clear that is paid in used notes.

4% of 2,000,000 is 80,000 / 80k.

All depends on their advertising campaigns, its all about bringing the buyers - right? If they do that..... job done, whos gives a crap about anything else.

Normal rate is 3% + VAT, this normal rate does not apply to properties over a certain threshold, if theyre interested in the apartement they will negotiate the commission. 1.75% would seem fair to me.

the agent that sold our house had us as the seller and he found the buyer- he double dipped. we didn't care because we wanted the house sold- but perhaps if this should happen you could negotiate a cheaper rate.

My estimated guess is 2.5-3%. yeah - plenty of property for sale without using an agent
