Investing in Wroclaw - Nadodrze area - purchasing apartments

I'm thinking of buying a couple of apartments in Nadodrze area. I've been several times to Wroclaw and I know the area it's not the most recommendable, but I have found some nice apartments around 1km from Rynek.

So I would like to know from people that actually live in Wroclaw if this area is really that bad? I've seen recently a lot of new projects being built in the area and that's why I'm thinking of investing there.

It's developing rapidly. It's still not the 'best' area, but I would expect the apartments there to hold their value. A lot of younger people are moving in there (the same process is seen with Praga in Warsaw and Jeżyce in Poznań), and it should always be easy enough to rent the property if it's attractive.

Are you looking at buying new or old? The research you should do in this case differs. There are some severe problems in Wrocław in some older buildings (particularly around Nowy Targ) in relation to the building administration being effectively bankrupt, for instance.

I'm looking at buying new, I've seen a lot new buildings (some still under construction) around Kurkowa and Pomorska streets.

Okay, first thing you want to consider - never pay the asking price. It's rare for developments to sell quickly, so you can take your time and negotiate very heavily. If you're considering paying in cash, then you can really turn the screw in terms of pushing the price down.

Both of those locations will be desirable sooner rather than later - Wrocław is really booming with a young population, so you can expect a decent yield on them. It's true that the area isn't the most amazing, but it is developing quickly. You also can't argue with the fact that it's walking distance to the Rynek as well as having decent access to public transport.

I would steer clear of anything too big - anything above 60ish-sqm will be hard to rent.

nadodrze is not pretty, but it is changing.
it is being developed as the art area of wroclaw.
some tram and bus links.
most of nadodrze is an easy walk to/from rynek.

The quarter has been changed a lot for the last two/three years. Many young people and artists are moving there. In my opinion It's the best time to buy a flat or to start some business (I did it - bought a cheap and huge flat, neighbours are nice and friendly). In a few years it becomes the most fashionable place in Wroclaw. Just a few minutes walk to the Rynek.

You asked about some nice apartments around 1km from Rynek. I recomend The Wieniawa Hotel It is located in the city centre a 10 minutes' drive from the railway station. Near hotel is many good restaurants. (hotelewam.co.uk/638-hotel-wieniawa-wroclaw.html)
