The main thing for the Notary is to see an ID/passport of the person selling the property. This should be the same name as should be shown in the Ksiega Wieczysta (Register). In the Ksiega Wieczysta, you can see if there are any debts or a mortgage on the property.

Remember - you are buying the property AS SEEN. It is up to you to ensure that the roof, loft, cellar, electrics, gas installations, water connections, drains are in good working order as you do not have any comeback on the seller afterwards.

Before you consider ANY business venture in Poland, make TRIPLE sure that there is a market for it. Do not assume that your idea is a revelation and that no one else has thought of it. You will lose money on it. You must ask people in the locality what they need, what kind of business would be o.k.in that area and then work consider if you can do it. It is no use having a good business or service if no one wants it. Do your market research first.

Agree with that. In Krakow there is a handful of people from India, to whom I have spoken and they have few years experience behind them and they usually work for International firms.

As to the Old Mgr being a BA Hons - yes, that is true. However, more and more jobs advertised on Polish websites are now requiring higher degrees or accountancy qualifications.

Remember that all Polish speaking people in Poland have Masters degrees, some have an MBA. An employer is more likely to employ someone for whom he does not need to get a working permit and have all the hassle that goes with it.

One word 'don't' You have no idea of how the building trade works in Poland, your family will scam you for everything you've got and you will be left with nothing. If you don't believe me, come back in 2 years time and tell me that you have made a success of your business. Then I will fall down on my knees and beg your forgiveness.

Very likely the authorities will instruct bailiffs to collect the sums due. if they don't get an answer the bailiffs will call the police and enter the building to remove property to the value of the debt plus costs of the bailiff collection. If they don't get satisfaction they will come after members of the family and take property from their houses.

When buying a second-hand car it is up to YOU to satisfy yourself that the car is roadworthy and legal and that it is the owner of the car that is selling the car. When selling a car, a house or anything else the seller will only point out the best parts and will generally not tell you that this or that needs doing. Later, he will of course deny that he previously knew of any faults and it would be impossible to prove that he did in fact know of them.

There is a difference in law when buying from a private person and when buying from an official second hand car dealer. You have absolutely no comeback on the private person but you may have on a dealer.

I would not buy a car without a valid MOT. What happens if the work needed to put the car through the MOT is more than the value of the car? Who will pay for the work then?

I think that he seller is trying to pull a fast one on you. If he is genuine, ask him to get the MOT himself and then sell you the car. Never trust anyone selling a used car - if it is a lemon - you will be stuck with it with no comeback on anyone.

A man will have to pay support for his wife is she is deemed to need that support. There have been cases where wives demand high amounts because they have no other means of income. All she needs to prove is that she needs that help e.g. she is ill because of the stress of his behaviour or has no job. There is a case of an ex-Prime Minister of Poland (K. Marcinkiewicz) where he has kept his estranged second wife for over 3 years and she is demanding that for life.

I can say that in the UK, a Police check (it does have a specific name) for any work associated with children or vulnerable people is mandatory. However, as the check only looks at all previous convictions, (and some may even be counted as 'spent') once the paper is obtained, it is valid for a specified period. It used to be 3 years, may have changed now.

Law / Maintenance Claim From Mother - Poland [19]

The mother in law will probably claim that she was using her savings to carry on living in the apartment. It is up to you to prove to the Court that this was not the case. You can question the rent payable and the size of the apartment. Photographs, neighbours, anything you can. I would gather as much evidence as you can. Start doing this now.

You can also gather evidence of how you spend your income e.g. food, flat and all associated costs, maintenance etc, car, all bills, children, doctors, anything you can think of. Get as many financial documents as you can well before you go to court.

I remember that not too long ago there was a case of a man who had abandoned his girlfriend when she gave birth to a child. He did not pay a penny/zloty throughout the child's life nor give any other form of support. Years later, he put a claim into Courts for maintenance from that very child. He was now a homeless alcoholic and the child had never even seen him throughout her life. As the child, now a married woman was a bit well-off, the Court decided that she must pay maintenance for the father, after DNA tests were ordered to prove that he was the father. This really disturbed me.

Law / Maintenance Claim From Mother - Poland [19]

If the mother-in-law lives in Poland, she can take her daughter and son-in-law to Court for maintenance payment for her. The Court will decide on the house income (that is all the income that comes into the house) in order to determine how much the daughter must pay as maintenance for her own mother.

It is up to you to gather documentary evidence to prove that the mother has adequate income to live on. Unless she is married to the boyfriend, or you can prove that he pays the mother an amount every week/month, the court will not take his income into account. I bet that when she goes to Court, the mother will say that this is a casual friend and he is under no obligation to give her a penny or a zloty.

Get a good solicitor/lawyer and read up on all similar cases that have gone through the courts in Poland.

Legally, I am still not a Pole, as there were mistakes on the Confirmation of Polish citizenship that I received in September 2017 - so I am still spending a lot of time in Courts.

Crossing the road, or a zebra crossing is a million times safer in the UK than in Poland.
There are official rules in Poland regarding pedestrians and drivers behaviour, but no one seems to know exactly what they are. I have myself been halfway on a zebra crossing when a car passed in front of me on the actual crossing going at some speed and if I didn't jump back I would be dead.

Those are the rules that currently operate in Poland.

In Poland, if the person died the inheritance is divided according to Polish law. You must make yourself familiar with it. The children of a deceased person are entitled to that share. Say it is 20% then all the children receive a proportion of that share..

I may live in England (officially,) but I spend 182 days a year in Krakow, Poland, so have an idea of how drivers drive and pedestrians cross the road.

Polish drivers and pedestrians have their own rules of the road.
I suggested barriers coming down at every zebra crossing, but somehow no one seems to think that it is a good idea.

Easy for you to say, have you tried booking an appointment recently, unless you are 5 minutes from death, your appointment will be in 14 days time (if you're lucky).

I believe that jealousy is prevalent among all nations. No nations is better or worse than any other - at the end, (if you believe in higher Being) we will all meet the same Maker and have to explain ourselves.

The best way to stop pedestrians being killed on zebra crossings or any other official crossings is to have a barrier (like they have on unmanned train crossings) which would come down before the pedestrian went on the crossing. Other than that, is to have lights at every crossing, where pedestrians would wait till it's their turn to cross.

Pedestrians should be fined for walking into a crossing without first looking left, right, left - and cameras installed at the crossings could pick this up and drivers could then sue pedestrians for anguish, pain and suffering.

Just to clarify, I am a pedestrian only. Recently, the penalties for not stopping at zebra crossings or for overtaking a stopped car have greatly increased, so more drivers stop. More pedestrians are actually killed on a zebra crossing where one driver stops and the other does not. Even when crossing and actually on a zebra, you must look left and right every few seconds to ensure that a car is not coming from either direction.

I have personally observed and witnessed as people walk into a zebra crossing without even checking that no cars are coming from either direction. In fact, in one city in Poland they are introducing Led strip lights before a zebra crossing, so that people busy looking into their mobiles can see a flashing light before they stop into a zebra crossing.

If people think that looking at your mobile phone at the exact moment that you wish to cross is more important than your own precious life, then it's no wonder that people get killed on the crossings. I always wait at the side and let the cars go until someone stops for me. My life is precious to me.
