Real Estate / Cost of a flat refurbishment per sqm in Poland [18]

Does flat have an easy connection to 110mm soil stack or soil pipe? If not the price may be scary. Only tiler can ask 6000 so i think it may reach 12000zl

Can you understand that the membership in spoldzielnia is voluntary? You want to be a member or not. It is free will. Don't count others people money. You do not care if they buying land. They don't care you become a member.

if a building is painted once every 10 years, and you pay 500 zl for building painting every month (which means 6000 zl every year, 60,000 zl every 10 years), you are probably mentally ill or severely damaged, or simply you are working for a "real estate management" company

Typical western point of view :) I worked for "real estate management" company and I tell you that you can always ask in the source I mean their office what czynsz is in your building. Then you can agree or not. My real estate has almost 40000 members divide it by flats and buildings. Czynsz here is from 300 to 650 and in the worst scenario czynsz in Warsaw near 1000zl pcm is possible. Company not only maintenance present buildings but save money for future investments. They try to buy a land, build new houses, connect old blocks to heating grid, install solar panels. Do you know how much cost 1km of 300mm diameter twin pipeline? One heating hub in the basement of the one block cost about 80000zł multiple it by buildings you can see in the estate. When you sign your membership contract there is line "I want join cooperative" no one force you. If you dont want a flat for 200 000zl with czynsz build your own house for 500 000 - 1million zl and no one ask you for czynsz. You will pay a tax about 300zl per year.

This is Warsaw. Despite of horrendous prices there are a lot of con landlord/ladies too. In Olsztyn there is a huge shortage of land for a new construction sites. Prices of land become ridiculous. Everyone wants to become a landlord/cooperative.

How can anyone justify cashing in 6,000 zl per apartment per year - therefore 600,000 zl for a simple block of flats for 1 year...For what?

Half of that cost heating. Cold water, hot water, waste, refurbishment fund, heat insulation fund, cleaner, gardener, removing snow (bulldozer etc), council tax. (only electricity bill is always not included). Plumbers and Electricians on the alert 24h a day. Spółdzielnia of course waste a part of this money for bureaucracy but you have lovely peace of mind ;) They will never allow to neglect houses like owners in the UK because it is their source of income and excuse for existence.

With 600,000 zl you basically can build one new extra house

and cooperative build new luxury blocks of course ;)

In my experience I have never heard yet of a single owner who declares rent income to tax office.

I cannot agree. People declare rent income to the tax office because in case of any trouble they cannot call the police for help. If the tenant doesn't pay they cannot do anything legal. They want to pay a tax and have peace of mind.

Not in 2016. Nowadays majority of landlords do declare income to the tax office. In your case simply czynsz looks to high but this is Warsaw a big city. In Olsztyn czynsz usually is from 300 to 600 plus 1200 rent pcm and 1000zl deposit.

Yes buddy. Sorrow took over the streets of Olsztyn. I have seen even 4.698. On the 1000 pounds salary it is 1000 zloty loss each month.

I have this hot potato too. Fortunately not a lot.

To be honest with you guys one million of Ukrainians in Poland don't bother me much. Even that they in majority speak Russian in Biedronka my ears don't suffer. I'm not going to organize any manhunt ;) I rely on police or border guards. Can't you just wait patiently for your government steps?

No. Elec heat is quite expensive. Everything is driven by our precious coal in municipal heat plants or by gas from uncle Vladimir and his warm heart and smile.

You're right about German being not merely exceedingly useful, but above all, trendy as well!

I'm looking for a new job now and despite that English is a language of electronics and computers it would be nice to know some basic German at the start. I was pretty good in understanding German in technikum many years ago. I'm hoping that the skills I've learned I cannot forget like a riding a bicycle but books must be open definitely ich bin, du bist, guten tag, mahlzeit .... ;)

Yes, until you register a car under your name. Theory says you have to register a car under your name in 30 days.

anyone can drive my car (of course, with a permission) and would be still covered by OC.

I think, "without you permission" is still covered too.
